Property is located on a gated mountain property. Guests will be given a code for entry. This home features a family room and living room, a fenced yard for pets, a relaxing outdoor space for guest to enjoy all nature has to offer. Four wheel drive is needed in snowy months.

There are several trails on the property that you can hike! Feel free to go on your own adventure on the property. Please abide to no trespassing signs and do not cross over fences.

Policies:
--Fire bans may occasionally happen. The timing of this is out of our control.
Live burns and fires outside are strictly not permitted. Please reference Teller County sheriff`s office website for current fire ban laws.
--At this elevation you don`t need AC! It stays much cooler at 9,000 ft and open windows keeps it comfortable.

Occasionally we may leave consumables such as condiments or snacks that may be left behind from other guests. We try our very best to ensure that it is not expired or stale. HOWEVER, ultimately, it is up to the guests` discretion and inspection to consume these items if they wish. The host does not take any responsibility for the consumables.

Please complete a walkthrough of the house/property before departure to ensure no valuables are left behind. Be advised we are not responsible for any items/valuables misplaced or left behind.

Outdoor trash: We do not want to attract wildlife like bears or predators. Please dispose of all trash in trash bin at the entrance to the neighborhood.

For your safety and peace of mind, there is a camera at the front door. There are no indoor cameras—your privacy is very important to us.
⌚Early Check-in/Late Checkout: Available at $35/hour (must be pre-approved & paid in advance).

🐶 Pet Policy
We’re happy to welcome your furry friends! Up to 2 dogs are allowed with a $50 pet fee. If you’d like to bring more than 2, just reach out—additional dogs may be approved for an extra fee.

🛋️ Fur on Furniture
To keep things clean and cozy for all guests, we ask that pups stay off beds and furniture—unless you bring your own pet-friendly linens.

🚙 ATV/UTV Policy
Please note that unlicensed vehicles (like ATVs or UTVs) cannot be driven on county roads. We recommend trailering them to nearby off-road trails.

Absolutely no smoking inside the home. A deep cleaning fee will apply if smoke is detected indoors.
⏰ Checkout Time
Please respect the designated checkout time. Late departures may incur additional fees, as we need time to prepare for the next guests.
🎉 No Parties or Events
To keep things peaceful for everyone, we do not allow parties or events at this property.
👥 Guest Count
The number of guests must not exceed what is listed on your reservation, unless approved in writing ahead of time.
🔇 Quiet Hours
Per HOA guidelines, quiet hours are from 9 PM to 8 AM. Thank you for being considerate of our neighbors!
🔒 Firearms
Please do not leave firearms unattended on the property for safety reasons. If left behind, we will securely store it for you to retrieve.
📦 No Mail or Packages
We are unable to accept mail or packages at the home. Please ship items to a local Amazon Locker or UPS store.
🏢 No Commercial Use
This property may not be used for commercial purposes without prior written approval.
🔧 Amenity Malfunctions & Refunds
While we do our best to ensure everything is in working order, occasional issues can arise—especially during short turnovers. Refunds for broken amenities are not guaranteed, but we’ll make every reasonable effort to address and resolve the issue promptly once we`re notified. Your comfort is important to us, and we appreciate your understanding!
