✓ Cancellation Policy: Please note that all cancellations are subject to a cancellation fee that is equal to 3% of the booking. This fee covers the non-refundable payment processing charges we incur with each booking, regardless of when the cancellation occurs.
✓ Pool: While our pool is totally awesome, it is not heated. However, we do provide a great hot tub for those chilly nights!
✓ Noise Policy: Please keep music and noise to a respectful level at all times, especially outdoors. We use a noise monitoring device to help ensure a peaceful experience for everyone.
✓ Quiet Hours (City of Austin Ordinance): Austin has strict Quiet hours that begin at 10 PM therefore no outside noise is permitted after 10 PM. Any Noise Violations will result in a $500 fine.
✓ No Smoking: This is a 100% smoke-free property (including patios and outdoor areas). Violation of this rule will result in a minimum $500 cleaning fee.
✓ Minimum Booking Age: 25
✓ No Parties or Unauthorized Guests: Only registered guests are allowed on the property.
✓ Maximum Occupancy: Only the number of guests listed on the reservation are permitted. No additional visitors or gatherings without prior approval.
✓ Late Checkout Policy: Checkout is strictly at 10 am. Unapproved late checkouts are subject to a $150 fee.
✓ Security Deposit for Guests with No Reviews: Guests without any prior Airbnb reviews are required to settle a $500 security deposit, which will be held and released 5 days after checkout, assuming there is no damage.
✓ Renter Agreement: All guests must sign a renter’s agreement prior to check-in. This helps ensure a smooth and secure stay for everyone.
✓ Security Devices: Exterior security cameras and a noise-monitoring device are in use to ensure guest safety and neighborhood compliance. There are no devices inside the home.
✓ Parking: Please park only in the driveway and in designated areas in front of the home. Do not block any neighbors driveways.
✓ Trash: Kindly use the labeled bins provided on-site. Do not use neighbors’ trash or recycling bins.
