By booking, you agree to all of the following rules and agreements. Please message us with any questions you have!
1. Smoking, drugs, and vape use is NOT allowed inside and outside the property. There is a $1,000 fine if discovered.
2. Parties are NOT allowed at this property, including loud music. Quiet Hours are 9PM - 8AM. If it is determined that guests are having a party/large gathering OR surrounding neighbors report a complaint and/or call police for disturbance, guest(s) will be asked to leave immediately without refund. There is a $1,000 fine if discovered.
3. There's no daily housekeeping. For long-term stays (over 30 days), deep cleaning can be requested for $300 per cleaning. This process takes 2-3 hours, similar to checkout.
4. You will be charged twice the current price for any missing or damaged items including, but not limited to stained towels/sheets), as well as $200 USD for each lost, missing, or damaged remote.
5. Overnight guests that exceed the number stated in the reservation are NOT allowed. Children are considered guests that must be stated in the reservation. We do not allow visitors unless discussed and agreed upon prior to booking. Violation of this rule will result in a $200 penalty per person, per night.
6. Pets are NOT allowed. Violation of this rule will result in a $500 penalty per pet, per night. Double cleaning fee will be applied.
7. We do NOT allow packages/mail to be sent to the address you're staying at. You may deliver items (Amazon) to the door, or to a local FedEx/UPS. We cannot help you to retrieve delivered or lost mail.
8. The following activities are prohibited without the written consent of the Host and will incur location fees: filming, professional photography, coordinated events or parties, miscellaneous commercial activities, music recording, or endeavors which typically incur a location expense beyond lodging. Please contact the Host for location fees.
9. Guests shall keep the property and all furnishings in good order. Household inventory and appliances shall be used conventionally and respectfully. Guests shall maintain a respectable level of cleanliness and tidiness in the home.
10. Unapproved late check-out will incur a fee of $100/hr. Checkout is at 10 AM.
11. The Host is not responsible for parking tickets or any law violations.
12. Host is not responsible for any accidents, injuries, illness, or deaths that occur while on the premises or its facilities. The host is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
PROPERTY DISCLOSURES: We have two, actively recording cameras, one overlooking the front entrance and one overlooking the backyard (which is temporarily closed and no access granted - if you do wish to go to the backyard, please contact us to check availability) which records video and audio upon live motion movement in the area. There is also a smart home device in the living room and recreational room downstairs which actively records noise decibel levels, cigarette and smoke. The smart home device does not record audio or video. All camera devices are on the exterior of the property and in no way shape or form point inside the house to protect your privacy. Devices are on 24/7. There are no indoor cameras.
By booking, you agree to comply with the above Rules & Agreements. Guests who violate these rules are liable for any associated damages, fees, costs, or expenses, and may be removed from the property.

Our host, Isla, was very helpful and accommodating. We got our family together for Thanksgiving week and the place was perfect for our family of 9, including our five adult children, daughter-in-law and 2-year-old grandson. Isla left age appropriate games and bed for him. Three full baths was essential and all were clean and new. The place was great for just hanging out together with the kitchen and family room all together and bedrooms tucked away when anyone needed some downtime. Location was convenient for the Path and the Ferry. Fantastic coffee shops nearby as well. We enjoyed our visit!
