Inside, you'll love the beautiful natural wood accents throughout the home. The large windows in each room frame picturesque views of the river. Whip up delicious dishes in the sparkling full kitchen or simply kick back by the gas fireplace in the living area with your favorite book.

Two gorgeous suites, one king with a full bath on the main level, and a double queen in the upstairs loft where you'll dream under pine vaulted ceilings. Both have a walk-in closet and a convenient ensuite bathroom. A living-area sofa bed, third full bath, and laundry room add an extra layer of comfort on the main level.

Nearly an acre of land (not fully fenced) surrounds this classic cottage, with amenities like a covered back porch with dining table, barbecue, and expansive lawn with picnic table, two hammocks, and firepit with adirondack chairs that will draw you outdoors to the sanctuary of the river. Take a refreshing plunge in the Deschutes River, followed by a relaxing soak in the hot tub.

In the detached garage, two adult bikes provide a vintage mode to take in the local scenery, and a ping pong table for kids and adults alike to play.

There are endless activities to do nearby such as exploring the many restaurants and shops at Sunriver Village with seasonal ice skating, bumper cars, and mini golf. Catch live music at Sunriver Resort where you can also treat yourself to a rejuvenating spa treatment, brewery hop in Bend, or float the Deschutes River right out your back door. In the Winter through Spring seasons, ski the expansive slopes of Mount Bachelor which holds one of the longest ski season in the country, snow shoe or cross country ski at one of the nearby snow parks. Once you Settle Inn, you may never want to leave!



House Rules:

SMOKING: NO SMOKING, VAPING, OR E-CIGARETTES ALLOWED ON THE PROPERTY. Dispose of smokeless pouches in trash receptacles.
*If signs of smoking of any kind are detected on the property during Guest(s) stay, additional cleaning and deodorizing fees may be charged at Guests’ expense.

DOG POLICY: Please let us know upon booking request if you plan to bring dog(s). Up to TWO (2) well behaved DOGS are allowed during your stay with a $99 pet fee. Other pets are not allowed.
*If there are signs of a pet without prior approval during your stay, additional cleaning fee of $150 will be charged.
*Clean up after your dog.
*Keep your dog off all furniture and bedding- dog beds are available along with dog towels for wiping dirty paws.
*If your dog is anxious, unruly, or barks when alone or in new spaces, do not leave them unattended on the property- inside or out.

HOT TUB:
* NO GLASS OR FOOD is allowed in the spa.
*If broken glass, food, or excessive debris is found in the spa, or the bottom of the spa cannot be seen following Guest(s) stay, up to a $200 fee will be charged to the Guest for professional emptying and cleaning service of the spa.
*An additional $75 fee will be charged to the Guest if a same-day professional spa service is required to prepare for the next guests’ arrival.
*Please rinse and ensure no lotions, soaps, or oils are on your body prior to entering the spa.
*Maximum 6-person spa compacity.
*It is recommended to shower after usage of the spa, as chlorine is used to keep a clean spa environment. Some individuals may be sensitive to the chemicals used.
*Do not leave children unattended in or around the spa.
*We make every effort to maintain a clean and well-balanced spa. Use at your own risk.
*Spa is professionally maintained. Technicians will periodically conduct service briefly and discretely through the backyard. Host will inform guest of day in which service will occur during their stay.

RECREATION EQUIPMENT:
*Use all provided recreation equipment at your own risk.
*If Guest damages any provided equipment, owner has the right to acquire funds from Guest for replacement cost.

OTHER DETAILS TO NOTE:

*Travelers Insurance: We strongly encourage all guests to obtain travel insurance for any unforeseen circumstances.

RELEASE AND WAIVER OF LIABILITY:

The Guest(s) understands that there are special risks involved in the use of the hot tubs and residing in a riverfront home. Guest is aware there are potential dangers to children who are not carefully supervised, as well as any person using a hot tub too long or if a person has health risks, is intoxicated, using any kind of drugs or medication, or pregnant. Guest agrees to waive any claim whatsoever against Owners or other guests of property for accidents or injury arising from use of the hot tub or riverfront activity. Guest agrees that he/she is responsible and liable for any damages that occur to the property through their or their guest's misuse or negligence.
Guest also understand that this Release & Waiver of Liability irrevocably and unconditionally releases and holds harmless all releases from any financial or other liability for any injury, bodily harm, sickness, illness, or loss of life that as a Guest or family member or friend may suffer and from any economic harm or loss of property occurring during, caused by, relating to, or arising in any way out of staying at this rental.

By accepting this reservation, it is agreed that all guests are clearly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises. Guest agrees to these above rules and terms upon booking.
