Guest access
You'll have exclusive access to the entire home and all amenities—nothing is shared. Whether you're soaking in the private hot tub, relaxing around the covered patio or grilling dinner on the propane BBQ, the entire space is yours to enjoy.

Inside, stream Netflix on the Smart TV, cook in the fully stocked chef’s kitchen, or unwind in one of five spacious bedrooms. You're free to spread out, relax, and reconnect—just like your own private Jungle Oasis Retreat.

Located in a quiet, family-friendly neighborhood, you're also just minutes from Meadows Community Recreation Centre, major shopping areas, and a quick drive or Uber from downtown, Rogers Place, and all the best restaurants, concerts, and Oilers games Edmonton has to offer.

Other things to note
IMPORTANT NOTES & POLICIES — PLEASE READ BEFORE BOOKING

- Our homes are fully stocked with the essentials you’ll need for a comfortable stay. Supplies are set up to last approximately 7 days. For extended stays beyond this, guests will need to purchase and maintain any additional items they require.

Damage Protection
Every stay is protected through our partnership with Truví, which includes automated screening and damage coverage — no action needed on your part. We ask all guests to treat the space with care; any damage beyond normal wear and tear may be charged back through this program.

Rental agreement
A brief rental agreement confirms you've reviewed our house rules and terms, helping ensure all stays are safe, respectful, and covered. This must be completed before your check-in instructions and door code are released.

HOT TUB RULES:
-hours of operation 8 am - 10 pm a night
-hot tub is intended for registered guests only during the duration of their stay
-please use the washroom and shower prior to using the hot tub to minimize amount of deodorant, oils, cream and dirt etc. that end up in the water.
- Please note that bubble bath, soaps, or oils are prohibited from the hot tub. If bubbles are found, a full drain will be required at a cost of $500 plus tax.
-hot tub sessions are to be limited to 30 minutes or less
-only potty trained children should be allowed to use the hot tub
-no glassware in the tub or anywhere near the hot tub area
-please make sure to only wear proper swimwear in the hot tub as regular clothes leach detergents into the water which creates excessive foam.
-no food or other drink permitted in the tub
-do not remove the chlorine or pool monitor from the hot tub
-cover is to be placed back on after each use

*if glass or other debris are found in the hot tub, a full drain and clean will be charged to your damage deposit of $500

EARLY CHECK-IN / LATE CHECK-OUT
· We are strict on check-in and check-out times due to our cleaning schedule, but may allow up to 2 hours of flexibility with at least 24 hours' notice. A small fee may apply and is subject to approval, as early arrivals or late departures aren't always possible. If the suite is ready sooner, we'll let you know!

LOST ITEMS
· We are not responsible for items left behind. If you think you've forgotten something, contact us right away and we'll do our best to help. A retrieval or shipping fee may apply.

MAIL & PACKAGES
· Please do not use the property address for mail or package deliveries. We are not responsible for any items received at the property during or after your stay.

MAINTENANCE & REPAIRS
· We do our best to ensure everything is in working order before your arrival. If something comes up during your stay, please let us know right away so we can address it promptly.

ADDITIONAL GUEST FEE
· There is a small nightly fee for each guest beyond 4. This helps cover extra supplies, cleaning, and general wear. If you're booking for more than 4 guests, this fee is already reflected in your nightly rate — no extra charges will be added after booking.
· All additional fees are subject to GST (5%) and Alberta Tourism Levy (6%) for a total of 11%.

CANCELLATIONS
‣ We follow our posted cancellation policy, please ensure that you read and understand this policy at the time of booking. We strongly recommend obtaining travel insurance to protect against unexpected cancellations or travel disruptions.

GUEST SCREENING
· Profiles under 4 stars cannot use instant booking and may be cancelled if auto-approved. New profiles without reviews are manually reviewed and may require additional screening before confirmation.

EXTERIOR CAMERAS
· Please note there are exterior security cameras on both the front and back of the suite that record to the cloud 24/7 for the safety of our property and neighbourhood.

LIABILITY, VIOLATIONS & LEGAL NOTES
‣ Guests are responsible for their group. The property owner and/or management company is not liable for personal injury, loss, or damage. Please report any damage promptly and return all provided items to avoid additional charges. Legal action may be taken for chargebacks or unpaid damages, including recovery of legal fees. Violations of house rules may result in immediate termination and removal without refund. Please remember you're staying in our home, not a hotel, treat it with care and respect.

Our stay was excellent, we enjoyed the closeness of the park for our children and despite the street being busy, we were always able to find parking right outside the house. There was more than enough space for our family to sleep and have space. We would highly recommend this property.

My family of 6 adults and 4 almost teens really enjoyed our family holiday here. Hosts washed all linens in unscented soap before our stay, due to our allergies, which was so helpful. House was very clean and well equipped. Hot tub was fun on a cold winter evening. The house is a little out of the way for the activities we had planned, WEM, Oilers game & Space & Science Centre, but it really wasn't a bad commute at all. Thank you to the hosts for sharing their home with us.

The house location was great & allowed us quick access to our favourite spots. Parking choices were good. The beds, linens & appliances were great. We did not get to use the hot tub as often as we would have liked, but it was very much appreciated. The host was very accommodating and responded quickly to our inquiries.Due to my accessibility restrictions, I had to crawl upstairs using my hands & knees to access the Masters suite. The carpet felt very dirty to touch.The blue sofa-bed/couch located in the living room had no support & was so uncomfortable that i had back pain after sitting there for a short period.
