Welcome to The Brick and Sage, a thoughtfully designed 3-bedroom, 3-bath single-family home nestled in a peaceful Salt Lake City neighborhood. This designer retreat offers a perfect balance of style and comfort with two curated living spaces, designated workstations, and a fully stocked kitchen ideal for longer stays or quick getaways. Whether you’re in town for business, skiing, or sightseeing, this space is crafted to help you unwind and recharge in style.

The space

Start your mornings with a Peloton ride in the private primary suite gym corner, then head out to explore the city’s iconic landmarks, ski resorts, or eclectic food scene. After a day of adventure, unwind in the hot tub under the stars, gather in the cozy living room for a movie night, or catch up on emails in one of the quiet workspaces. From weekend escapes to work-from-home retreats, The Brick and Sage is your ideal Salt Lake City home base.

Entry:
The home is equipped with a keypad on the front door. The code generated for you will be unique for your stay and no one else will be given this code. Please do not share your code with others and if you would like to register more than one code, please let us know! We’d love to get your help and ask if you’d please remove your shoes when entering the home and not allow water to soak on the floor.

There is a garage on the property, however it is currently being used as storage by the owners of the property. It will not be available to you during your stay. Parking is available on the driveway that is on the left side of the property (the right side driveway belongs to the neighbors next door).

Guest access
This home includes the top two floors (main and upstairs), which can be entered via the front door at the mail level. The main level includes the kitchen and living spaces, while the upstairs includes all 3 bedrooms, and 2 bathrooms.

While there is a long-term tenant who helps manage the property, living in the basement apartment, the areas are completely separate and closed off. The only shared space is the mudroom that leads to the backyard, which is an optional space to enter. You may also access the backyard, by going down the driveway and entering through the gate.

The tenant has a very friendly Golden Retriever named Jack, who may give you a wag and a sniff if you meet him in the backyard.

⏺DAMAGE PROTECTION & GUEST VERIFICATION:
To ensure that each guest is a great fit for our home and to maintain a safe, respectful environment for all, we require a brief guest verification process facilitated by our trusted third-party partner, Superhog/Truvi.

Shortly after booking, Truvi will contact you via email and/or text with simple instructions to complete the screening. This helps us ensure our property is aligned with your group’s needs and that house rules will be respected.

A non-refundable $50 fee is required to complete the verification. This step is necessary to finalize your reservation and proceed with check-in. Reservations that do not meet verification requirements may be subject to cancellation.

⏺ADDITIONAL UNIT ON PROPERTY:There is a basement apartment rented by a trusted tenant. The back entrance leads into a small shared entry space with two private doors: one for the main home and one for the basement unit. Your space and backyard are 100% private.

⏺PARKING:
There is a garage on the property, however it is currently being used as storage by the owners of the property. It will not be available to you during your stay. Parking is available on the driveway that is on the left side of the property (the right side driveway belongs to the neighbors next door).

⏺SNOW:
Utah is known for its occasional heavy snowfall! We want to provide you with important information regarding snow removal during your stay:

Please be aware that we cannot guarantee that the driveway will be cleared before your arrival. However, we will do our best to send someone to shovel and clear the driveway, as well as lay some initial snow melt, prior to your check-in. Please note that this service is subject to availability and is not guaranteed.

While the property owner may provide some initial snow melt and a shovel for your convenience, it will be the responsibility of the guests to do any additional shoveling or laying of snow melt during their stay. We recommend using the provided tools to keep the driveway and walkways clear for safe and convenient access.

We understand the importance of maintaining a safe environment during snowy conditions. We encourage guests to exercise caution and wear appropriate footwear when navigating outdoor areas. If you have any concerns or need assistance with snow removal, please don't hesitate to contact us, and we will be happy to provide guidance and support.

⏺AIR CONDITIONING:
Utah summers are HOT! This home is a cherished historic property, which adds to its unique charm and character. Due to its age, the upstairs area can get warmer during the peak summer months. While the home is equipped with fans upstairs to help keep guests comfortable, please understand that there are some limitations to cooling options given the historic structure. We want all our guests to have a wonderful stay and appreciate your understanding of this special home’s quirks!

If you are unfamiliar with central air there are a few things we would like to share to help make your stay as comfortable as possible!

Air Conditioning units work most efficiently when temperatures are reduced gradually. Allow the unit to cool the home in 2 degree increments and take a break for at least 30 mins before proceeding to the next temperature drop. Once you reach your desired temperature, you can leave it on "hold" and it will comfortably maintain the home. For example, if the home is 78 and I wish to reduce it to 72 then I would set the temperature to 76 then from 76 to 74 and 74 to 72 (taking 30 min breaks after each temperature threshold is met). Taking these types of breaks between cooling cycles to get to the desired temperature you want will help ensure the system doesn't overwork itself and create a frozen coil! Once I am at 72 you can leave it at the desired temperature and the system will kick on automatically as needed.

In the event that a frozen coil occurs, you will have the AC turned on and the cool air won't circulate!!!

In order to resolve this you will need to turn the temperature setting up (80-85 or so) so the outside AC condenser shuts off and run the unit in the "fan" only mode for a FEW HOURS (often 8-12 hours) in order to defrost the coils entirely. When you turn the unit back on, be sure to follow the 2 degree cooling cycle that is outlined above or the coil will freeze and you will find yourself in a hot home all summer long!

Please note: that there is no "temperature" lock on the thermostat. However, it is not recommended to have the temperature set to more than 20 degrees cooler than the outside temperature. For example, if the outside temperature is 95 degrees, we advise not to set the home below 75 degrees.

Failure to follow these instructions will cause frozen coils that we described above and result in any maintenance calls or repairs to become your financial responsibility.
