In a prestigious building dell'700 our luxury apartment is located in the historic center of Rome just 100 meters from the Spanish Steps and the Trevi Fountain. It 'an apartment of 50 sqm with kitchen, dining area, large bedroom with double bed and double sofa bed, bathroom with anti bathroom that has two sinks and a large shower. Restored with quality materials, with hardwood floors, original ceilings with wooden beams. It is situated on the third floor without elevator, is equipped with all amenities, heating, air conditioning, Internet, 2 TV of which a 40 inch, toiletries and hair dryer and kitchen supplies, kettle, Nespresso machine, linens and towels.

The tourist tax is 6 euros per person per night and must be paid in cash upon arrival.
For check-in after 10 pm, a supplement of 25 euros is required in cash upon arrival.

The location was great and the host was very pleasant. Beautifully decorated. But I definitely have some notes..The day we arrived the sheets were not clean. They had to be changed in the morning. The amenities “ie. hair dryer, ironing board etc.” were props and not actually functional. The hair dryer smelled like it was about to catch fire. Overall did not seem like the apartment had really been cleaned after the last guests. Lastly, after our stay I was asked by the host not to mention the stairs in my review. Which I find unprofessional and dishonest. The stairs were not a huge deal to me and I was aware of them when I booked, but being asked to omit their existence did not sit well with me. Our experience there overall was not entirely satisfactory and I would not book again.

We had a very nice stay at the Holiday House in Rome. It is right around the corner from the Spanish Steps and shopping. If you enjoy walking the neighborhoods you are within 25 minutes walk of all major tourist destinations. Joey was a great host and an excellent communicator. Enjoy with peace of mind.

Charming and just as listed

This cute apartment is well located a short block from the Spanish steps and was perfect for exploring the Trevi area, shopping and Pantheon with a nice walk. The booking process was fabulous (thank you Carlo) and Joey was helpful with check in, and in particular helping with luggage up the many stairs. The wine was a warm welcome and appreciated hospitality. We did not use the kitchen but there is the needed equipment for light cooking or heating pasta. We were well informed of the flights up to the apartment; if you have any mobility issues you’ll want to take that into consideration. I’m a hiker and after all the walking around Rome those stairs were a workout! But otherwise, I would recommend the “gold apartment” for visitors looking for a central location. Grazie!

Wonderful little apartment!

Joey contacted us before arrival, so he could be there when we checked in and carried my suitcase up all the stairs. It is a very large one bedroom apartment and the location is wonderful, right near the Spanish Steps. Very comfortable bed and shower. Lots of room to spread out, and the air conditioner worked great, for our siesta in the middle of the very hot day. We highly recommend this apartment.

A well located property

A very cozy place in the heart of where we wanted to be. Very quiet after a long day touring. Thank you for a wonderful Roman experience prior to our Cruise.

Great Apartment near Spanish Steps

The apartment and management met and exceeded our expectations. One bedroom place was clean and nicely decorated. The washroom has two sinks in separate areas. Two TVs are in the apartment. The kitchen counter can be hidden behind doors. The king size bed was comfy. We did not use a sofa bed. The apartment is located 250 meters from the top of Spanish Steps and nearest grocery store. However, the apartment is located on 3rd floor with no elevator. Only roofs and surrounding buildings can be seen from windows of the apartment. In our case, the apartment was a great place to stay in the historical centre of Rome.

the vrbo was really nice and clean - great location - the hosts were great - just a little frustrating to not have hosts available close by - husband got sick and air stopped working for a bit - would have been nice if they could be there to help - but with a few phone calls back and forth we did get it back on and running - would stay again

Great property!

This is a wonderful place to stay. It’s just as pictured and really clean and nice. Only thing to note, is if you are traveling with a good bit of luggage, this is not ideal as it’s on the 3rd floor and requires you to walk up/down 5-6 flights of stairs. Overall great property.

The host was easily reached, gracious, incredibly helpful and efficient. The apartment was beautiful, fabulously decorated, clean and comfortable. The location couldn’t have been better—- quiet with a beautiful garden view but so close to everything.

Odd experience in our stay

I booked my stay at the property with someone named Carlo. After my booking, Joey contacted me about my stay and was the contact the entire time. The host having a different name than the person we met with was a bit off-putting, but Joey was communicative, and it ended up being fine. Small issue, but the unit had two different WiFi passwords that were required if you were in the bedroom versus the kitchen. Neither worked in certain spots of the apartment. My guess was they may have been shared with other units in the building? My biggest concern came from security/safety/privacy while we were at the unit. As we were tourists, we were required to pay a tourist fee to stay in Rome. On one morning of our stay, we were leaving the unit and ran into Joey. We mentioned we had the fee for him (admittedly delayed because we didn't get into Rome until 5AM which was unexpected due to train strikes), and that we would go grab it for him since we had it set aside. He told us it was okay and to not worry about it, and that "he had a key to the room if he needed to grab it". This response was disturbing to us both. I was under the impression that a host was not allowed to enter the unit under these circumstances. Combined with the fact that Joey was not listed as the host really made us uneasy. It was about 10AM and we would not be back for another 6 hours. We definitely felt our exchange was odd, and we had no way of knowing if someone was in the unit while we were gone.

Great location

My family and I stayed here while we were in Rome. It was a clean apartment located within walking distance of all the major attractions. We appreciated the amenities, especially the iron and coffee maker. Thank you so much for the hospitality!

An Oasis in Rome

My husband and I had a wonderful stay in this apartment. It was a clean, quiet place to recharge after a busy day exploring Rome. Everything was clean and comfortable. We really liked how close it was to everything as well. Joey was very accommodating with gifting us wine and helping us with our bags after we got in very late. I would highly recommend!

How to ruin a holiday

Property described as luxury, it is not in any way. Joey the property manager is great but powerless to do anything without authorisation from Barbara the owner. Having gone out on arrival & returned to the property at night, it was only then we discovered that the apartment hadn't been cleaned from the previous guests - brown stained & blood stained towels, filthy bed & trash not taken out. I reluctantly said I would pay for the first night but wanted to leave & requested a refund for the remaining three nights. The owner Barbara refused this saying she would have the apartment cleaned - as any sane person would, I explained that I was not comfortable staying there given the situation of having been left to sleep in a filthy place. She couldn't get her head around this, or didn't want to & a confrontation followed - I should add Vrbo was of no help, I'm still waiting for the call back they promised within 48hrs a month later. Barbara then agreed to refund the first night only (I reluctantly agreed to get some compensation when it became clear she wasn't going to let us leave) & despite being told I did not want to see her having already had one confrontation, she arrived at the door with cash begging us not to leave a review of the experience. At that point the holiday had already been ruined & her request was extremely insulting. We have a duty to recommend to other travellers to book elsewhere & have a happier time in Rome than we had to endure.

Perfect rome

Best area in Rome to stay, 60 metres from the parking station. coffee shop & convenience store right across the road & a short walk to tourist attractions & restaurants. Fantastic unit for two people, spacious, clean & well appointed. Our host Joey could not be more helpful & even had a bottle of bubbles waiting for us on our arrival.

Fun in Rome!

This apartment is very close to the Spanish Stairs and near the Trevi Fountain. We were able to visit the sites and enjoy our vacation in Rome. We did not need an elevator, however, be aware there is no elevator and you must walk up a few flights of stairs. Otherwise, the apartment is well appointed and has two inverters to keep the temperature just right. The bed is very comfy. The water and champagne was a an unexpected perk!
