Each bedroom features bed linens, blackout shades, A/C, ceiling fan, and extra blankets/pillows.

Bathrooms (2 total)
Fully stocked with shampoo, conditioner, body wash, towels, and essentials.

Kitchen & Dining
Complete with a drip coffee maker, blender, toaster, pots and pans, wine glasses, and full dining set for the whole group.

Entertainment & Amenities
Arcade games, ping pong table, books, children’s playroom, 65' TV in the living area, Netflix, Roku, and Apple TV.

Outdoor Area
Backyard with pool, hot tub, BBQ grill, fire pit, hammock, and outdoor dining.

Laundry & Essentials
Washer, dryer, iron, hangers

Guest access
Guests will have full access to the entire home, including the private pool, hot tub, backyard, and game areas.

Entry is via a smart lock with a personalized access code provided before check-in — no keys needed.
Free parking is available onsite.

Additional rules
We're excited to host you and want to ensure a smooth and enjoyable experience for everyone. To help maintain a peaceful environment and protect the home, please take a moment to review our house rules:

1. Check-In/Out Time:
Check-in: After 4:00 PM
Check-out: By 10:00 AM (no late checkouts without prior approval)

2. No Smoking Indoors
Smoking inside the home is strictly prohibited. A $500 penalty will apply for violations.

3. No Parties or Events
Gatherings, parties, or events of any kind are *not allowed*
4. Quiet Hours
Please respect our neighbors by keeping noise down between *10:00 PM and 9:00 AM*.

5. Prohibited Items & Behavior
No drugs, weapons, or inappropriate conduct are permitted on the property at any time.

6. Registered Guests Only
Only the number of guests and pets listed in the reservation are permitted to stay overnight.

7. Extra guest fee
We charge extra guest fee of $39/guest/night beyond 6 guests.

8. Events Must Be Pre-Approved
If you're planning a special gathering, it must be discussed with and approved by us **prior to your stay**.

9. Parking Guidelines
All cars must be parked in the driveway. A maximum of *2 cars may park on the street*.

10. Damaged or Stained Items
Guests are responsible for the replacement cost of stained linens, damaged items, or any missing inventory.

11. Rule Violations
Breaches of these rules may result in partial or full loss of the security deposit, penalty fees, or immediate cancellation of the reservation **without refund**, depending on the severity.

12. Bi-weekly Cleaning
For all reservations lasting more than 30 days, a bi-weekly cleaning service is required.
