Before booking, please take a moment to read our full House Rules. They include important details about age requirements, safety, pets, and pool use — all designed to make your stay smooth and enjoyable.

Booking & Age Requirement
• The primary guest must be 25 years or older and present for the entire stay.
• The booking guest is responsible for sharing house rules with their group and ensuring all guests follow them.

Safety & Supervision
• Please supervise children at all times — especially near the pool, hot tub, decks, and stairs.
• The indoor pool and hot tub are professionally cleaned before every stay; they may take several hours to reach full temperature.
• Use at your own risk — no lifeguard on duty.
• No glass, soap, oils, or alcohol in or near the water.
• Steps and decks can be slippery when wet; use caution.
• For everyone’s comfort, we maintain a no-weapons or fireworks policy on the property.
• The cabin has an exterior security camera for driveway safety — no indoor or private-area cameras.

Mountain Environment
• Expect some wildlife sightings (deer, raccoons, etc.). Please do not feed or approach them and store all trash in the bearproof bins.
• Cell service may vary by carrier; Wi-Fi is provided but can fluctuate during storms.
• Depending on wind direction, you may notice light outdoor scents from nearby cabins, facilities or nature — These are short-lived, and don’t affect comfort or air quality inside the home.

• Parking for 3–4 vehicles beside the cabin; additional parking nearby.
• In winter, AWD or snow chains are recommended for mountain roads.

General Notes

• A starter supply of essentials is provided (toilet paper, hand soap, paper towels, trash bags, and dishwasher pods). For longer stays, you may restock easily at nearby stores.

Complete House Rules & Guest Guide
By booking this home, guests acknowledge and agree to the following House Rules and rental conditions. Please do not book unless you and all members of your group have read and consented to these terms.
✳️ Section 1: Reservation and Arrival
★ 1. Pre-Arrival Guest Registration: Within 24 hours of booking, please confirm your guest and pet count and that you have read and understood the house rules (via VRBO messages or on the direct booking website). Our system requires standard pre-arrival guest verification such as a government issued ID validation and completing our rental agreement. Access codes will be released once the required steps for your booking channel are completed.
★ 2. Check-In & Check-Out Check-in: 4:00 PM EST | Check-out: 10:00 AM EST. Early check-in / late check-out: not guaranteed, but may be available at these rates: • Up to 2 hours: $200 • 2–4 hours: $350 • 4+ hours: full nightly rate. Requests are only valid when approved in writing through VRBO messaging. Late check-out without approval: $100 weekday / $200 weekend + any rebooking or cleaning delay costs.
✳️ Section 2: Property, Pets & Safety
★ 3. Occupancy Limits: Maximum 18 guests (including children). No parties or unapproved gatherings. Exceeding occupancy limits or inviting unregistered guests may result in immediate cancellation without refund.
★ 4. Pets: Up to 2 well-behaved dogs (under 50 lbs) with approval. Pet fees: $200 for 1st pet, $150 for 2nd (+OTA fees). Must be house-trained, leashed outdoors, and not left unattended. Clean all waste; $35 per pile if left behind. No pets in the pool or hot tub. Guests are fully responsible for pet behavior, including injury or damage to people, animals, or property. The owner is not liable for pet-related incidents.
★ 5. Firearms & Weapons: For everyone’s comfort and safety, we maintain a no-weapons policy: • No firearms, air guns, bows, or fireworks anywhere on the property. • Please store any weapons off-site. • Active law enforcement personnel on duty are exempt with prior notice.
★ 6. Pool & Hot Tub Use: Heated and sanitized before each stay. Allow 5–6 hours for full heat-up. No glass, soap, food, or oils. Alcohol consumption near or in the pool/hot tub is prohibited. Pregnant guests should not use these amenities. Children must be supervised at all times. Use at your own risk — no lifeguard on duty.
★ 7. Property Care & Cleanliness: Treat the home with care and report issues immediately. Remove trash regularly; use bearproof bins outside.
★ 8. Safety & Liability: Use of the cabin, pool, decks, and amenities is at your own risk. The host is not liable for injury, loss, or illness. The mountain setting includes wildlife and insects — use caution. Steps and decks may be slippery when wet; supervise children.
★ 9. Smoking, Vaping & Fire: No smoking, vaping, or candles indoors. Outdoor smoking allowed — dispose of butts safely. Violation: $500+ cleaning fee. Fires only in designated fireplace/fire table. Do not burn wood in electric fireplaces.
✳️ Section 3: Amenities, Neighborhood & Conduct
★ 10. Neighborhood Etiquette: Respect our quiet community • Quiet hours: 11 PM – 7 AM. • No loud music, parties, or fireworks. • Turn off deck and fire pit lights overnight.
★ 11. Visitors & Extra Guests: No unregistered overnight guests. Over 12 guests = $30/night/person additional fee for linens and supplies. Unauthorized overnight visitors: $100/night/person + cleaning fee.
★ 12. Indoor Pool & Amenity Use: The pool area is locked; you’ll receive a separate code. Heated to 84°F-88°F. All minors must be supervised.
★ 13. Kitchen & Household Items: Fully stocked kitchen includes cookware, dishware, utensils, and small appliances. Occasional appliance unavailability (repair/replacement delays) does not qualify for refunds.

★ 14. Refunds: VRBO’s policies apply. For direct bookings, separate refund policies apply. No refunds for weather, wildlife, local construction, or power outages. Travel insurance is recommended.
★ 15. Indemnification & Liability Waiver: By booking, guests agree to indemnify and hold harmless the owner, management, and their agents from any claims or damages arising from: Use of the pool, hot tub, fire pit, decks, or property facilities. Injury, illness, theft, or loss during the stay. Guests accept full responsibility for their safety and the safety of their group. The owner’s liability is limited to gross negligence or willful misconduct.
