Welcome to The Landing — a modern townhome just steps from downtown Ballard’s shops, dining, and nightlife. Enjoy a bright open living space with floor-to-ceiling windows, fireplace, and full kitchen with gas range and island seating. Two bedrooms and 2.5 baths provide comfort and privacy, including a spacious primary suite. Unwind on the rooftop deck with a peek of downtown. Includes A/C, in-unit laundry, workspace, fast Wi-Fi, and dedicated parking.
When you enter the home, you`re welcomed by an open concept living space that is wrapped in floor-to-ceiling windows and anchored by a tiled fireplace. Upstairs, you`ll find two bedrooms and two baths, including a spacious master suite with walk-in shower. Relax after a day of exploring on the rooftop deck!

🏡 House Rules – Ballard Basecamp
1. Guests & Booking
* Guests must be 25+ years of age to book
* All guests 18+ must be added to the reservation; guests of any age must be disclosed prior to arrival
* Parties are not permitted
* Guests must not exceed the maximum occupancy for the unit booked.
2. Quiet Hours & Noise
* Please keep noise to a minimum from 10:00 PM to 8:00 AM out of respect for our neighbors.
* Our home has another unit below and is attached at two sides. Although noise transfer is very minimal, it is possible and we ask our guests to refrain from creating excessive noise at all times.
2. Smoking & Vaping
* Strictly no smoking or vaping anywhere on the property, including outdoor areas. This includes tobacco, marijuana, and electronic cigarettes. Violations will result in a minimum $1,000 charge.
* This should go without saying, but illicit drugs and criminal behavior are also prohibited.
* No burning candles or incense in the unit
3. Pets
* This is a strictly no-pet unit. If you are traveling with an animal, we do have another unit that is pet-friendly and we would be happy to host you there.
4. Cleanliness & Respect for the Home
* We ask that you keep a tidy home for the duration of your stay.
* Additional cleaning fees may apply in rare cases, such as the following: excessively soiled or ruined linens, excess loose trash (unbagged), pet waste or excessive pet hair, smoke/vape odor, or other cleaning required beyond a typical check-out.
* Please do not take indoor items outside, or outside items inside (furniture, linens, etc).
* Please do not put away dirty linens or dishes. If you use the clean linens for the hide-a-bed, please leave them and the bin out so the cleaners know they have been used!
5. Check-in/Check-out
* Check-in is 4pm or later on the first day of your stay. Your unique door code will be sent to you 48-hours prior and is programmed to start working at your check-in time!
* Check-out is at 11am or earlier on the final day of your stay.
* If you would like an early check-in or late check-out, please request it through the Touchstay Guidebook (linked in the messages) at least 24-hours prior.
* Late check-outs without prior authorization will be charged at a rate of $150/hr and are not prorated.
6. General Considerations
* Our home is close to neighbors and shares walls, so please be mindful of noise.
* Guests must climb stairs to access our home.
* Guests do not have mailbox access for mail or package delivery. If you need to have something delivered during your stay, please coordinate with the local Sip & Ship or UPS store. We cannot be responsible for lost or stolen packages, or locating mail.
* Violations of house rules may result in immediate cancellation of booking without refund.
