Other things to note
• Please note that though the listing shows 11 beds, there are only 6 actual beds. The 2 “single beds” are 2 twin-size foldable beds, and there are 3 queen-size sofa beds.

• For the hot tub, the maximum temperature is 104°F. Guests are advised to use the control panel and keep the covers on when not in use to retain heat and maintain cleanliness.

• We used a special kind of insulation, spray foam insulation, in this home to make sure the temperature stays constant, regardless of how hot or cold it gets outside. Very energy efficient and with guest comfort in mind!

• To keep the yard in great shape, our lawn care team visits every other week. They may stop by during your stay, but don’t worry – they’ll only be working outside and won’t take more than an hour to finish. Please note that this routine service is necessary and it’s hard to reschedule.

• This property includes a hot tub outside. Please understand that since the hot tub is outside in the garden, some leaves or debris from nature may fall into the hot tub. Rest assured that we do hot tub maintenance weekly and we remove all debris after every reservation. However, some debris may fall into the hot tub after we have cleaned it. Our hot tub maintenance team will visit once a week to clean the hot tub and take care of any necessary upkeep. They might stop by during your stay, but please rest assured that they’ll only be working outside and won’t disturb you. This maintenance is essential to ensure the hot tub remains in great condition for you and future guests.

Hanging out, gatherings, games, music, or any other outdoor activity is strictly prohibited after 10:00 PM. Please be respectful of our neighbors.

MAX 4 CARS AT ALL TIMES. No street parking and no sidewalk blocking to avoid fines.

Commercial filming and photoshoots are only allowed with prior written consent and the required permits. A location fee applies.

Swimming pool / hot tub rules:
- No food, glassware, or sharp objects are allowed inside or near the swimming pool / hot tub. If any glass is found inside or near the swimming pool / hot tub, there will be an extra $150 cleaning/maintenance fee.
- No urinating or defecating inside the swimming pool / hot tub. If we find proof of this, there will be an extra $250 cleaning/maintenance fee.
- No diving, running, or rough play allowed.
