There is a wall unit in the master bedroom
The entire downstairs has central ducted but to be efficient doors and windows must be kept closed.
The remaining area kitchen, dining room, living room, has no AC.

Guest access
Guests have full access of the house and yard but the dock is private and is not to be accessed at any point through your stay. Owner may occasionally drive his car behind the fenced area to load supplies onto his private boat & dock.

Other things to note
The dock at the edge of the property is not available for renter use. The owners may need to access it occasionally to access their private boat.
