All guests will be asked to follow our house rules before being allowed on property.
1. No Locals: We do not host locals. If you are a local guest, you will be asked to leave without a refund.
2. No Smoking or Vaping: Smoking is not allowed anywhere on the premises, including the garage. Do not bring ashes, buds, or cigarette residue into the home. $500 fee will be issued if rule is broken
3. No Drinking, Pets, Loud Noise, or Parties: These are strictly prohibited.
4. No Overnight Guests: Without prior approval, overnight guests are not allowed.
Shared Spaces for Private room Listings:
• Guests may not sleep in shared areas.
• Clean up after using the kitchen, bathroom, living room, dining room, or outdoor spaces.
• Do not leave dishes in the sink or on counters.
• Do not leave personal items in shared bathrooms.
Kitchen and Food
5. Shared Kitchen Etiquette:
• Wash and put away dishes immediately after use and before checkout.
• Label your food and organize it in the refrigerator. Unlabeled food may be discarded by cleaners.
6. Trash: If you are the last to fill the trash, please take it out.
Supplies and Maintenance
7. Restocking Basics: We provide basic supplies at check-in (toilet paper, dish soap, etc.). After they run out, it is your responsibility to restock for your own use.
8. Linens: For long-term stays, you are responsible for washing your linens. If damaged, replacement fees will apply.
Mail
9. Mail Policy: You may not use our address for mail delivery. We cannot protect or guarantee mail security and are not responsible for any lost or damaged items.
Additional Fees
10. Air Mattresses: Available for an extra fee.
11. Extra Cleaning for Long Stays: For stays longer than 30 days, an additional cleaning fee will be applied to maintain cleanliness.
Penalties for Rule Violations
12. Any broken rules will result in a report to Airbnb and automatic cancellation of your reservation by you, with no refund.
If there are any damages or missing items, you will be charged for a replacement
PETS**** pets are usually not allowed but We may be able to consider your pet under careful consideration of me and my cohost. ABSOLUTELY NO CATS.. SMALL DOGS ONLY. if we do accept your pet, there will be a pet fee and security deposit charged before arrival. Our cleaners throughly clean the house after departure; if it’s found that you had an unauthorized pet, we will charge you $1000 fee.
CHECK OUT*** checkout is very important in order for us to have the place reset for guests checking in next. All checkout instructions must be followed and home left NEAT and TIDY. If checkout instructions aren’t followed, it will take our cleaners extra time and resources effecting the next check in time. You will be charged an extra fee
PARTIES*** parties are not allowed. You will be kicked out for any disturbances, charged a $500 fee and not refunded for your stay . Small birthday parties for kids done inside the house are ok but everything must be done at a low volume and all guests there MUST be on your reservation and everything picked up and thrown out afterwards. Any visitors not on the reservation must be confirmed by me.
