✅ Children must be supervised at all times
✅ Use at your own risk; by playing, guests accept all liability
🔥 HOT TUB Guidelines – Please Read Carefully
The hot tub is for your enjoyment, but it’s also delicate and costly to maintain. To ensure a safe and clean experience for all guests:
✅ Cleanliness & Clothing
* Shower before entering
* Swimwear only — no cotton shirts, pajamas, or regular clothes
* No soaps, oils, or lotions of any kind
💸 Improper use = $90 professional cleaning fee.
This includes entering in regular clothes or adding any product, which may cloud the water or damage the system.
🚫 No Debris
* No water balloons, confetti, food fights, or similar activities
* These can destroy the filtration system and result in full repair charges
✅ Hot Tub Safety
* Limit use to 15–20 minutes
* No glass near the tub
* Cover the tub when not in use
* Supervise children at all times

Consult a doctor before use if pregnant or sensitive to heat. Hydrate well before and after using.
⚠️ The property owners are not liable for any injuries resulting from use of the court, hot tub or surrounding areas.
⚠️ The hot tub is always heated and ready to use free of charge, as a courtesy provided by the host. It is a residential unit designed to maintain temperature gradually, especially in colder outdoor conditions, and takes extended time for full water volume to reach set temperature. Please note that hot tub availability is not guaranteed and does not constitute grounds for refund.

🎲 Game Equipment & Outdoor Gear
We`ve stocked the house with games, toys, and fun outdoor equipment for all ages. You`re welcome to enjoy them during your stay! We kindly ask that you:
* Treat all items with care, as if they were your own
* Bring outdoor items (like cornhole boards) inside after use -- nighttime dew and fog can cause damage
* Report any broken or missing items so we can replace them for future guests
🚫 Water Balloons & Debris Prohibited
Please do not use water balloons or any activity that produces debris (e.g. glitter, confetti, food fights) near the hot tub or yard areas. These clog and damage the hot tub`s filtration system and may result in repair charges.
Any damage caused by prohibited activities will be the guest’s financial responsibility.
🔥 Fire Safety & Restrictions
We are located in a high fire risk zone. For everyone’s safety:
* 🚫 No fireworks, open flames, fire pits, or charcoal grills
* Fully extinguish all cigarettes in proper containers
* Follow local fire regulations at all times

🐾 Pets & Allergies
Dogs and certified service animals are welcome with prior approval. A $195 cleaning fee applies to allow for deep cleaning and allergen removal before the next guests arrive.
🚭 Smoking Policy
* Absolutely NO smoking inside the house or game room — this includes tobacco, vaping, marijuana, or e-cigarettes
* Outdoor smoking is permitted — please dispose of all ashes and butts properly
* A $1,000 cleaning fee may be charged for indoor smoke damage
🌬️ Heating, Cooling & Energy
The home uses a central HVAC system. We do not provide wood or pellet stoves, nor outdoor fire features.
To help conserve energy:
* Please turn off the A/C or heat before checkout
* Excess electricity usage may result in a $50 utility surcharge
🎉 Events & Extra Guests
* Only guests listed on the reservation are allowed on the property at any time. No unapproved visitors, gatherings or events are permitted unless pre-approved in writing. Violations may result in removal and additional charges.
* Guest count must match reservation — we prepare bedding based on your provided number
* Additional guests beyond 14 will incur a $45/person/night fee and added cleaning charges

Commercial photo or video shoots are generally not allowed. Please contact us in advance to discuss exceptions.

This is a mountain forest property, home to a rich natural ecosystem -- including ants, spiders, flies, and other small wildlife.
While we perform regular pest control, you may occasionally encounter nature`s little visitors. Refunds are not provided for insect sightings, as they’re a normal part of life in this area.
