The Pine Reserve is a resort-style luxury home in Broken Bow designed for unforgettable group stays, now featuring a golf simulator. The home sleeps up to 30 guests and includes a pool, hot tub, sauna, private theater, and indoor/outdoor spaces.

Perfect for families and groups, guests can enjoy arcade machines and 3 Xbox consoles, plus a game room with billiards and a poker table. The home also features a chef’s kitchen, home gym, EV charger, and fire pit, ideal for retreats and celebrations.

With over 6,000 square feet, the home offers the perfect balance of connection and privacy. The main level is centered around shared experiences, while the upper level provides additional space for play, relaxation, and wellness.

Guest Access

Guests will have full private access to the entire home and outdoor spaces during their stay.

This includes all bedrooms, living areas, game spaces, outdoor amenities (pool, hot tub, sauna, playground), and parking areas.

The home is accessed via self check-in with a smart lock, and detailed arrival instructions will be provided prior to check-in.

There are no shared spaces — the property is exclusively yours for the duration of your stay.

To maintain the quality and experience of The Pine Reserve, we ask all guests to review and respect the following:

Occupancy & Guests

• Maximum occupancy: up to 30 guests (including children and infants)
• Only registered guests are permitted
• Additional guests must be approved in advance

Events & Gatherings

• Events and gatherings require prior approval
• Unauthorized events will result in immediate termination of the stay

Quiet Hours

• Quiet hours: 10:00 PM – 8:00 AM
• Please respect neighbors and surrounding nature

Smoking

• No smoking or vaping inside the home
• Evidence of smoking will result in additional cleaning fees

Pet Policy

Pets are not typically permitted.

However, we may consider up to 2 small dogs (under 30 lbs each) with prior approval before booking.

• Maximum of 2 dogs
• Must be under 30 lbs
• Must be house-trained and well-behaved
• $300 pet fee per stay

Pets are not allowed on furniture or bedding and may not be left unattended.

Pool & Outdoor Use

• Pool heat is $75 per night
• Must be selected for the entire stay (cannot be adjusted daily)
• Must be requested and paid at least 48 hours prior to arrival

Pool heaters typically raise water temperature by ~30°F above outdoor temperature, so performance varies.

• Pool heating fees are non-refundable
• Charges apply regardless of usage or weather conditions

• Pool heat is unavailable if temperatures drop below 32°F at night
• Heaters cannot operate safely in freezing conditions

• Use all outdoor amenities at your own risk
• Children must be supervised at all times

Fireplaces

Fireplaces are available for guest use October through March only.

Road Access & Parking

• The property is located on a gravel road
• Please plan accordingly, especially during inclement weather

EV Charging

An EV charger is available on-site for guest use.

Security Deposit

A $500 refundable security deposit is required.

• Collected prior to arrival via our property management system (Hospitable)
• Released after checkout if no damage or violations occur

• Guests are responsible for any damage during their stay
