📌 NOTE: A digital rental agreement MUST be signed prior to arrival, and you will need to provide a copy of a legal ID with a verification selfie. This cannot be done in person. The booking guest must be at least 25 years of age to check in.

📝 A minimum of 48 hours' notice is required to activate the pool heater. Once activated, pool heating must remain in effect for the entire duration of the stay and cannot be turned on and off intermittently

• While the home is regularly treated for pests, they are common in Florida, especially near the water, and sightings may occur. Refunds are not provided for pest-related issues.

• If booking during hurricane season (July–November), we strongly recommend purchasing travel insurance. Refunds are not provided for weather-related disruptions.

• Construction or renovations may occur in the nearby area without prior notice to us.

• Extra supplies may be available upon request, but are not guaranteed. Grocery and convenience stores are located nearby for anything additional you may need.

• Please note that normal wear, minor imperfections, or pre-existing cosmetic marks may be present throughout the home, including the pool area, due to regular use and outdoor conditions. We maintain high cleaning standards and ensure the property is fully cleaned and prepared before each stay.



Guest Access:

Guests enjoy full private access to the entire home, including all bedrooms, bathrooms, living areas, kitchen, balconies, and the fully fenced backyard. Make the most of your exclusive heated pool, hot tub, and private dock with canal access. The two-car garage and additional driveway parking are also available for your convenience. There are no shared spaces, ensuring complete privacy during your stay.

You’re just ~2.5 blocks from Siesta Key Beach and a short stroll to Siesta Key Village, where you’ll find local dining, boutique shops, and casual island nightlife. 🚶‍♂️🍽️



The surrounding neighborhood is quiet, scenic, and ideal for walking or biking, with canals, waterfront homes, and a relaxed coastal atmosphere throughout. 🚲🏝️

🔥 Grill: A propane grill is available. If the tank is empty, you're welcome to exchange or refill it during your stay. We'll reimburse one refill or exchange with a receipt.



🐜 The home is regularly treated for pests. However, due to Florida's warm climate and proximity to the water, occasional pest sightings may occur despite routine treatments and do not necessarily indicate an infestation. Refunds or compensation will not be provided for occasional pest sightings.

Please note that certain circumstances beyond our control may occur during your stay, including severe weather, citywide power or internet outages, construction or noise outside the property, temporary amenity closures, utility or municipal repairs, or activities taking place on neighboring properties or units.

While we make every effort to ensure a comfortable stay and will assist whenever possible, these situations are outside of our control and are not considered property-related issues. As such, refunds, discounts, or compensation cannot be provided for any inconvenience resulting from these circumstances.



🏗️ Outside factors: Construction, neighborhood noise, utility work, or temporary amenity closures may occur and are outside our control. Refunds cannot be provided for these situations.



🧺 Supplies: We provide a starter supply of toiletries, towels, and essentials for the first 2–3 days. If available, please use the in-unit washer and dryer to refresh towels. For stays of 5+ nights, replacement towels may be requested, subject to availability. Laundry is not available in every listing.



📦 Lost & found: Returned items are subject to a $35 handling fee plus packaging and shipping costs. We are not responsible for lost or damaged items after departure.



Interaction with Guests:

The host interaction is minimal, allowing guests complete privacy during their stay. We are available remotely via phone or message for any questions or assistance needed.
