1. Cancellation Policy for Direct Booking Long-Term Reservations (30 days or more): •For reservations of 30 consecutive nights or longer, the following long-term cancellation policy applies: •Guests will receive a full refund if the reservation is cancelled at least 30 days prior to the scheduled check-in date. •A 50% refund will be issued for cancellations made between 29 and 21 days prior to the scheduled check-in date. •No refund will be provided for cancellations made 20 days or fewer before the scheduled check-in date.
Seasonal Adjustment (High-Demand Periods): •For reservations of 30 nights or longer with check-in dates falling within high-demand or peak planning periods, the following adjusted cancellation window applies: •Guests will receive a full refund if the reservation is cancelled at least 45 days prior to the scheduled check-in date. •A 50% refund will be issued for cancellations made between 44 and 30 days prior to the scheduled check-in date. •No refund will be provided for cancellations made 29 days or fewer before the scheduled check-in date.
•High-demand periods are determined based on seasonal demand, booking patterns, and length-of-stay planning considerations.
2. Upon booking, you will receive a rental agreement/check-in form that you are required to sign and return before your arrival
3. If you are local and / or under the age of 23 please notify us before making your reservation
4. *In case of Safely insurance* We will charge a small, non-refundable damage waiver fee to cover any potential accidental property damage during your stay. This fee replaces the traditional security deposit.
5. We would like to inform you that for direct bookings, a 4% credit card fee will be applied to any cancellations and refunds and we will follow the platform`s cancellation policy
6. Quiet time: guests acknowledge that they will keep their noise level to a minimum after 10:00 pm until 9 am; please be respectful of the neighbors. 7. No parties or events allowed
8. Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible
9. NO SMOKING or use of fire permitted in the rental; guest acknowledges that no `smoking` includes the use of vape pens and marijuana and `use of fire` includes the lighting of candles, incense, or sage. There will be a $1000 charge per day of reservation if this rule is not followed
10. There cannot be more than the allowed number of guests in or on the property at any time. Violation may result in immediate removal of all guests without refund. Unauthorized guests exceeding the maximum occupancy will be charged $50 per night, per extra guest.
11. Late check-out fee of $300 (if not authorized) applies for check-outs after 11:00 am. We`re sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time and if they are unable to clean we still have to pay them
12. Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in)
13. As part of our commitment to maintaining a clean and comfortable environment for all guests, we require weekly cleaning for reservations lasting 15 days or longer. The midterm cleaning will take place 7 days after you check-in. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property
14. The cleaning fee for the mandatory mid-stay clean will be deducted from your security deposit or through the resolutions center
15. No Pets Allowed
16. Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos
