Enjoy the bayfront balcony with comfortable lounge seating and beautiful harbor views. The home also features a rooftop deck with four lounge chairs and panoramic views of Newport Harbor.

LIVING, DINING, & KITCHEN:
The open-concept living and dining area is designed for gathering and relaxation, featuring a spacious sectional sofa, additional seating, and a flatscreen TV. Large sliding glass doors frame beautiful bay views and fill the space with natural light. The dining area offers seating for eight, along with additional barstool seating for four at the kitchen counter. Challenge friends and family to a game of shuffleboard located in the hallway.

The kitchen is thoughtfully designed and fully stocked with dishes, utensils, cookware, bakeware, and appliances, including a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, beverages, spices, condiments, and additional paper goods, with essentials like salt, pepper, olive oil, and coffee provided to get you started. Just off the kitchen, a dedicated bar area with a wine cooler and secondary sink provides the perfect setup for mixing cocktails and serving refreshments.

HOME FEATURES:
Laundry: A washer and dryer are located off the half-bathroom, a complimentary starter set of laundry essentials is provided.

Parking: One space on the right side in a shared two-car garage accessed via rear alley, small to mid-size vehicles only. Street parking, both metered and unmetered, is also available.

YOUR SPACE:
Guests will have access to the upper-level 3BR/2.5BA residence, which includes all interior spaces, the bayfront balcony, and the rooftop deck. The ground-floor 3BR/2BA home is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups. Please note that rooftop deck access is via a narrow hallway ladder and may not be suitable for all guests. Children must be closely supervised at all times when using the ladder and rooftop area. Guests are responsible for the safety of all members of their party.

NEWPORT BEACH REGULATIONS:
This neighborhood is primarily residential and known for its peaceful, quiet atmosphere. Guests are expected to respect the community and comply with all Newport Beach Municipal Codes, including regulations regarding noise, maximum occupancy, parking, and other applicable requirements. Failure to do so may result in fines and/or eviction without a refund.

BEFORE YOU ARRIVE:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
