BALBOA ISLAND WATERFRONT .... PASOS A LA ARENA

As you can see by my other reviews on this site and on other sites, this property is highly desirable and loved by my guests. It is a $4million dollar property with a great location. 1. The rug is not dirty, it is referred to as an Ombre' design so it looks brighter in some areas than others. That is the design, it is not dirt. The rug is less than a year old and is professionally cleaned regularly. I take great pride in the cleanliness of this property for my guests. 2. The entire master bathroom was brand new a year ago including the tile, so it is in excellent condition 3. Guests have my cell phone number and may call or text me at any time. They are asked to call or text me if there is anything broken or they need anything. If there was a problem with an electrical outlet or handles on the windows, my maintenance man would have come over immediately to take care of it. The tenant never contacted me about these things. 4. Like all waterfront homes on Balboa Island, the home is located on the boardwalk which is what separates this property from the beach. The beach is more narrow during high tide and wider during low time which occurs daily. 5. The outdoor furniture is less than a year old. It is cleaned after every tenant so it was not dirty when he arrived. Because this is on the beach, sand does blow on it so it would have been sand that was on it unless they spilt something on it. 6. The front gate is a "vinyl" gate, and highly desirable and recommended for the beach area. It too is cleaned before every guest arrives and sand also blows upon it. The walls are brick and the gate is vinyl. 7. He states there are no lamps or table lights...there are 4 lamps/table lights. 8. The floors are wood laminate, highly durable and preferred for properties near the beach. 9. No one else has ever had a problem locking the door. You enter the code to open the door and you enter the code to close it. I responded quickly and was there within 10 minutes of him having a problem locking it, as I also live on the island. 10. The black board on the wall lists the island and house rules and check-out information to make it easier for guests. 99.9% of the guests appreciate it. 11. The bay is highly desirable, with moving water, not standing water. This tenant's comments about how he would never swim in it or eat fish from it, speaks of his own idiosyncrasies and not the norm. It is a highly desirable and preferred area for paddle boarding, kayaking, boating, and yes, swimming and fishing too. 12. There is a wall on both sides of the property separating it from the neighbors and so there are no view on the sides. That is true on most homes on Balboa Island and it is true of homes in most neighborhoods as it provides privacy for this property and the neighbors... no reason to be looking into the neighbors home or for them to be looking into this property. He is obviously not a match for this property or Balboa Island and I would not want him as a guest at any of my properties.
