If you want to be super close to everything South Lake Tahoe has to offer then this is your home! While our inside space is modest, we make up for it by being so close to everything! Our 4 bedroom ski chalet is close to the Heavenly ski shuttle, the casinos, Lakeside beach, Ski run marina, restaurants and shops at Heavenly Village and so much more! This is the perfect home base for those looking to spend most of their time outdoors and on the town!

⚠️ Know Before You Go
• There is an elderly women that lives full time in our HOA community that is super nice but will sometimes yell out of her window (random we know ha). She is harmless but it can be a bit shocking for some. If this is something that might startle your children please beware of this before you book. We don`t want her to be the reason we receive negative reviews. Let us know if you have any questions :)
• The homes in our complex were not built with backyards or decks, however, there is a little shared outdoor space with picnic tables and charcoal BBQs available for you to enjoy.
• Our home is 1,392sqft which is on the smaller side for a 4 bedroom house. Even though we sleep up to 8 in beds, our home is most comfortable for 6 people.
• There is no fireplace at our home.

🚗 Parking
We can parking up to 2 modestly sized vehicles in the garage only. **Trucks or large SUVs will not fit** There are a few extra guest parking spaces but they are first come, first serve and not guaranteed. There may be street parking on Shepards in the Summer but there is NO street parking in the Winter so please double check with us to ensure we can fit your vehicles.

All 4 bedrooms have 1 Queen bed in each of them and then there are 3 full bathrooms.

🛋️ Living Space
Our cozy living room has a Smart TV and comfortable leather furniture. Even though it`s on the smaller side, it gets the job done. We like to watch TV while our kids play games on the kitchen table.

🍽️ Wine & Dine
Our fully stocked kitchen has everything you`d need to make a killer meal after a long day at the slopes or at the lake.

⛰️ Get Outside
We don`t have a backyard or private outdoor space but there is a little community gathering area with picnic benches and charcoal BBQs. We like to open up the garage doors and hang out in the garage as sort of an outdoor/indoor space.

Located in the tourist core area of South Lake Tahoe you are close to everything - Heavenly ski shuttle, the casinos, Lakeside beach, Ski run marina, restaurants, shops at Heavenly Village, Target, Whole Foods & more!

• We are permitted for up to 8 people on 4 Queen beds.
• Our home is non-smoking.
• Quiet hours are observed from 10pm - 8am but elevated noise will not be tolerated at any time.
• After you book, you will be asked to sign a rental agreement.
• We try our best to WOW you and earn your 5-star review so please be gracious when reviewing our home and we will do the same when we review you! :)

Our guests will have access to our entire home with the exception of a few locked closets for owner storage.

You will check in by going right to the home using the digital keypad located on the front door. Your code will be the last 4 digits of your phone number followed by check mark and will activate at 4pm. We can be messaged over the app anytime during normal business hours. Please understand there will be a delay after 5pm when we are home with our families. We prefer to keep communication over the app but if you have an emergency please contact us via our local number. We also have a QR code guest book on the fridge that has a wealth of information in it and can help answer most questions.

Most guests like to have a car but it`s not necessary here since everything is so close! Other transportation options: Uber, Lyft and local taxi. In the Winter all vehicles will need to carry chains. We recommend cable style chains and they need to be sized to your tires.

👮🏻‍♂️ Local Rental Laws
We welcome guests who are in compliance with the local vacation rental ordinance. Please see the “Additional House Rules” section for full ordinance regarding parking, occupancy, noise, trash, etc. We have exterior security cameras and are friends with our neighbors. We reserve the right to charge guests and in rare cases ask guests to leave our home and forfeit their reservation if the local laws are not being followed. Thank you for your doing your part to keep Tahoe a safe and friendly place to live and visit for years to come! :)

🐶 Pet Policy
• We welcome responsible pet owners and up to 2 well behaved dogs.
• Please add the # of pets you are bringing to the reservation so the pet fee can be added.
• Dogs must be potty trained so no puppies or pee pads please.
• Pet owners must pick up dog poop before checking out.
• Pets must be kept off furniture & bedding. Excessive pet hair may incur additional cleaning charges.
• You are responsible for any and all pet related damage including carpet cleans and door scratches.
• Leash laws apply when on walks in the neighborhood.

BY BOOKING THIS HOME YOU AGREE TO ALL OF THE FOLLOWING:

LOCAL VACATION RENTAL LAWS.
→ Occupancy - We can’t have more people in the home than what we are permitted for.
Hot Tub - *If this home has one* The hot tub cannot be used after 10pm. This is VERY strictly enforced.
→ Quiet Hours - County quiet hours at all rentals are from 10pm - 8am. There cannot be ANY noise after 10pm.
→ Noise - This home is located in a quiet, residential neighborhood therefore excessive noise is not well tolerated at any time of the day.
→ Parking - We can only have the number of cars on the property that we are permitted for. Street parking, parking in the front yard or on the dirt is not allowed at rentals. Vehicles will be towed at the vehicle owner’s expense.
→ Trash - Trash can never be left outside. All trash must be bagged up neatly and placed into the bear box next to the driveway or HOA provided dumpster. If the bear box is full, please contact us for a trash pick up. Failure to properly store trash will result in a $250 clean up fee.
→ Events - We cannot host weddings, bachelor or bachelorette parties or other large gatherings at our home.
***Failure to abide by the above ordinance will result in an automatic charge of $2,000 to cover fines from the county. Other repercussions could include a citation from local law enforcement and in rare cases, eviction and forfeiture of all monies paid. These are not Summit Tahoe rules, these are laws put forth by the local government that all guests must abide by.

25 YEARS OR OLDER TO RENT. You must be 25 years or older to book and be present at all times. You are responsible for everyone’s actions in your party.

CHECK IN & OUT TIMES. Check in time is 4pm and check out time is 10am. Our check in and out times are industry standard times for Vacation Rentals in Tahoe. Early check in’s and late check out’s may be requested. However, if we have guests leaving or arriving on the same day as your request we may not be able to grant an early check in or a late check out.

NON-SMOKING. This home is a very strict non-smoking property, which includes the outside. Evidence of smoking including a smoke smell or cigarette butts on the ground will result in a $250 charge. If someone in your party smokes, please have them do so off the property lines and dispose of their butts appropriately.

DAMAGE. We have a ‘you break, you buy’ policy when it comes to damage. We will do a detailed inspection after you check-out to check for new damage. If you notice damage from a previous guest or if damage occurs during your stay, please report it to us right away. Attempting to conceal or failing to report damage, will automatically result in being charged for the replacement or repair.

HIGH FIRE DANGER. Tahoe is under high fire danger year round. The following actions are strictly forbidden: bonfires, outdoor fires, firepits, charcoal BBQs, fireworks, using the gas BBQ or gas firepit on a red flag day, etc.

UNFORESEEN HOME ISSUES. When renting someone else’s home, issues can arise that are out of our control. We do a detailed inspection before your arrival to ensure it’s clean and all amenities are functioning but despite our best efforts, sometimes things still happen. We ask that you communicate all issues as soon as they happen so we may be given the opportunity to rectify them.

FRAUDULANT CLAIMS. We believe in running an honest business and expect our guests to have the same mentality. Falsifying or embellishing home issues with the intention of receiving money back is something we will not tolerate.

CANCELLATIONS. We adhere to the cancellation policy we have set up on the site you booked through. We also highly recommend that our guests purchase travel insurance. However, we are human too. If you are past your cancellation time frame, please initiate the cancellation process on your end so we can open up the home’s calendar. If the home gets rebooked, we will refund you minus a 3% cancellation fee to cover credit card processing.
