Designed for comfort and relaxation, this spacious two-level retreat offers plenty of room for gathering. The main level features an open-concept living and dining area, a fully equipped kitchen, a large primary bedroom with a king-size bed, a full bathroom, and laundry facilities for convenient one-level living.

A charming spiral staircase leads to the upper level, where you'll find a second bedroom with a king-size bed, another full bathroom, and a spacious loft area that's perfect for kids and teens. The loft includes a twin-over-full bunk bed with an additional twin trundle, cozy bean bags, and a TV, creating the ultimate hangout space after a day at the beach.

Every bedroom is equipped with its own TV, and the inviting living room offers additional sleeping accommodations with a queen sleeper sofa and television for movie nights and group gatherings.

Step outside to the private deck overlooking the woods, where you can enjoy morning coffee, outdoor dining, or simply unwind in a peaceful setting. For your beach adventures, we provide beach chairs, toys, an umbrella, and a wagon to make your trips to the sand effortless (these items are not guaranteed, please confirm count at check-in). Conveniently located a minute walk from the Sea Colony Marketplace/Beach Shoppe for obtaining your amenity passes.

Guests will also enjoy access to all of Sea Colony’s premier amenities, including multiple outdoor and indoor pools, fitness centers, tennis courts, walking paths, playgrounds, and more. Additional conveniences include a private outdoor shower, and storage shed for your beach items. Once you make your reservation you will receive a link to pre-register for your amenity passes.

Sea Colony - The Premier Family Beach & Tennis Resort Community - features a half-mile of private beach. 12 pools (2 indoor), splash pad, world-class tennis, pickle ball courts, fitness centers, activities for all ages, summer community shuttle, and year-round security. Sea Colony is ranked among Tennis magazine's Best U.S. Resorts and by Tennis Resorts Online as one of the finest in the world.

Note: The Sea Colony Recreational Association requires a per-person resort fee for guests ages 4 and older. This fee varies by time of year and is mandatory. Please inquire about prices for passes. After your reservation is made, a letter will be sent to you with the required information for the passes.

LINEN PACKAGE

1st Choice Properties provides bed and bath linens for you. Your linen package includes: fitted sheets, top sheets, and pillowcases for all beds; sets of bath towels, hand towels, and wash cloths for all guests; kitchen towels and bathmats for all full bathrooms. Your linens will be delivered to the home prior to your arrival; you are responsible for putting the linens on the beds. You are also responsible for bagging the linens at the end of your stay and leaving them outside the residence for pick-up after your departure.

STARTER KIT

1st Choice Properties also provides a Starter Kit with all rentals. Your Starter Kit includes (1) roll of paper towels, (2) rolls of toilet paper, (1) 3oz bottle of dish soap, (1) dish sponge, (1) 13gal kitchen trash bags. You are responsible for providing any additional toiletries, soap, and paper products as needed.

CHECK IN & CHECK OUT
-Check-in is 4PM and check-out is 10AM. This is non-negotiable. Your access codes for the property will activate and deactivate precisely at these times; occupancy outside these timeframes without express permission from 1st Choice Properties is considered unlawful trespassing. 1st Choice Properties will contact you directly the day of your arrival if your property is available for an early check-in at no additional cost to you; this is our standard practice and you do not need to contact us to opt-in to it.

DELAWARE SHORT-TERM RENTAL TAX
Delaware has imposed a short-term rental lodging tax at the rate of 4.5% of the rent upon every occupancy of a short-term rental within the State. This new tax went into effect on January 1, 2025. The tax applies to all short-term rentals in Delaware, including those listed on platforms like Airbnb and VRBO.

-Delaware regulations require all guests to sign a lease agreement within 10 days of booking. A lease agreement will be sent within 24 hours of booking and an electronic signature is required before final check-in information is made available.

-The property owners we represent do not permit reservations for groups under the age of 25.
