Welcome to your home away from home on a quiet street near South Kansas City in Grandview, Missouri! Whether you have come to Kansas City to cheer for your favorite sports team, attend a concert, visit family, or travel for work, our space has everything you need. This modern apartment is conveniently located off I-49/US-71, a short drive from all of the shopping and entertainment our beautiful city has to offer.

This bright and open apartment features 3 comfortable bedrooms, 1 full bathroom, 1 powder room, an extra shower room, and a laundry room.

The open-concept common area flows from a fully equipped kitchen and breakfast area into the living room and dining area with a large dining room table, making it easy to relax, cook, or entertain.
Step outside onto the master bedroom`s back deck to enjoy fresh air, morning coffee, or an evening drink. The unit is in a ground-floor triplex with a private entrance.

Guests have access to the whole apartment including laundry facilities and the master bedroom`s back deck.

* Full-time tenants occupy downstairs and neighboring units, so please respect the quiet hours (8 PM-8 AM) as you use the space

*No parties, events, or gatherings are allowed. Only registered guests are permitted on the property.

* We are happy to accommodate families with young children. A Pack ‘n Play, high chair, and baby gate are available upon request. Please note that availability may be limited, and last-minute requests may not always be accommodated, so please enquire at time of booking.

*We are not equipped to accomodate pets at this time

This home is best suited for guests who value a quiet, respectful, and well-maintained environment. Thank you for helping keep this a safe and comfortable space for everyone.
MAXIMUM OCCUPANCY- The maximum number of overnight guests is limited to SIX (6) persons unless screened ahead of time. Please be upfront about the number of guests in your reservation. We operate on a very transparent basis and desire the same from our guests. Thank you in advance for your understanding and cooperation. Violation of this rule will result in immediate eviction without refund. With that said, feel free to invite friends and family to hang out, have dinner, or enjoy the amenities.

Please note an additional charge of $75 per adult guest per night over 6 adults. If the additional guests are children, please contact me for alternation as there are no additional charges for children accompanied by adults.

No bachelor or bachelorette parties. We are happy to recommend some nearby properties/hotels but we are not a good fit for these types of occasions.

Late/Emergency Cancellations -- Please be advised: the host will not be financially responsible and thus will not issue refunds for cancelations made 1) for non-refundable bookings 2) on or after the date specified in the cancelation policy. Last minute weather issues, family emergencies, travel plan changes are unfortunate, but a risk that the renter is liable for should they occur. Thus, we highly recommend travel insurance. We will no longer entertain exceptions to the rule so be advised. We are operating a single Airbnb business; last minute cancelations are difficult and often unlikely to re-book.

The owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. Owners are not responsible for the loss of personal belongings or valuables of the guest.

By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

At the end of the TERM, guests leave house in same condition it was found. Tenant will be held liable for any damage or missing items. If damage is noted upon checkin please notify owner via airbnb immediately.
