Beautiful, Unique, 'stone-built villa on the outskirts of Peyia

This beautifully unique, stone-built property is located on a spacious 1550 sqm plot in Lower Peyia. It is within walking distance of the nearby local amenities.

Peyia has a wide range of amenities open all year round, including supermarkets, bakeries, a pharmacy, restaurants, coffee shops, bars, and a local medical centre. The well-known holiday resort of Coral Bay, with its beautiful sandy beaches, is only a few minutes’ drive away.

Majestic, electronically operated steel entrance gates open to reveal an expansive garden and driveway with plenty of parking for all the family. Paved pathways lead through the garden and up to the front entrance.

The property is in superb condition, with quality fittings and finishes throughout. Currently a permanent residence, it offers many additional homeding a new zone-controlled gas central heating system, sauna, recently installed 12 solar panels, an energy-efficient photovoltaic system, and new air-conditioning units. All doors and windows are double- comforts, incluglazed and fitted with fly screens.

The ground floor living accommodation features an inner hallway, grand open plan living room with spacious lounge and formal dining area, plus fully fitted kitchen.

The lounge is accessed via a decorative archway from the front entrance and is full of charm and character features including wood beamed ceiling, stone fireplace with log burning fire and a lovely banquette style seating area. The thick stone walls keep the heat out in the hottest months and an inner, half-height stone wall nicely separating the accommodation. French doors offer direct access out to a spacious covered veranda with additionally fitted sun awnings/pergola, overlooking the sublime outdoor leisure space – the perfect shaded spot for relaxing and alfresco dining.

A decorative archway from the dining area leads to the modern fitted kitchen, which has granite work surfaces and stylish white wall and base units with soft-closing drawers and cupboards. The kitchen appliances include a built-in oven and microwave, a gas 4-burner hob, an integrated dishwasher, and a fridge/freezer. A doorway from here provides easy external access.

Two double-sized bedrooms offer ideal guest accommodation at the far end of the hallway. Each has fitted wardrobes, attractive rosewood double-glazed sash windows, and matching shutters. One enjoys en-suite facilities and a centrally located bathroom.

A timber staircase leads up to a bright and spacious second reception room, (two further bedrooms are locked), while patio doors from the reception room open to a spacious veranda with fitted sun awnings/pergola, offering plenty of space to relax and enjoy the sunshine and view the garden and horizon sea.

There is a doorway from the upper floor to a self-contained studio (accessible via an external staircase) featuring a living/sleeping area (King-size bed), kitchenette, and shower room.

The external staircase continues to a fabulous roof terrace with a sunbathing and covered relaxing area. From here, you can enjoy stunning panoramic sea and mountain views (over 20 km of coast from Coral Bay to Paphos) while sipping a refreshing drink in the roof garden.

The outdoor leisure space is a particular highlight. A crystal-clear swimming pool, 4 x 8 meters with Roman steps and a paved sunbathing terrace, creates a fabulous focal point. The mature landscaped garden has a cozy stone sitting area, a stone-built fountain, vibrant plants, shrubs, and a variety of fruit trees, including orange, lemon, plum, and fig trees. It is all perfectly manicured.

A jasmine-covered archway leads from the lower veranda to the single garage, which has an electronically operated door and a useful utility/storage/boiler area to the rear. The washing machine and tumble dryer are housed there.

A barbecue area with a stone oven is ideal for entertaining friends and family, and a 3-4 person sauna is available for those who enjoy healthy living.

The property is perfect for those searching for a relaxing and spacious quality holiday retreat in a beautifully private setting, and yet close to all the local amenities and coastline/Mediterranean.

The Villa is ideally situated at the village edge of Peyia, just a 10-minute walk from the village square, which offers all amenities, such as Supermarkets and Kiosks, a Bakery, a Pharmacy, Restaurants, Taverns, Coffeeshops, Clinics, an ATM, and barber shops.

The golden sandy beaches of Coral Bay with water sports, beach cafes, shops, bars & restaurants are just a 5-minute drive – 2.5 km, and 15 15-minute drive along the coast south from the Paphos Shopping Centre.
The famous fishing port of Latchi, the mythical baths of Aphrodite, and the small town of Polis are a scenic drive from 25 minutes away. Ten minutes by car along the coast take you to the picturesque bay of St. George on the way to the Akamas Peninsula, an area of natural beauty.

Wonderful villa

Beautiful villa in a great location; walking distance to supermarket and several tavernas. Loved the swimming pool! It was lovely to arrive to a welcome pack with food and drinks. Would definitely recommend!

Wonderful holiday

The villa is absolutely beautiful, very private, excellent facilities and we had a wonderful time. The communication with Joe was great and he answered any questions very quickly. There is a supermarket across the road as well as a few restaurants so very convenient. Would definitely recommend and would love to return
