The property is old and has the smell of old in it. One of the beds had blood on the sheets and the family members who planned to stay there had to get a hotel room as there weren’t even clean sheets available to replace them.The shower curtain rod was unsecured and hair in the bath tub. The kitchen is rough: the cupboards are gross and kitchen pots are old and damaged, no toaster, you have to light the stove with a match. There was no dishwasher detergent, even though starting the dishwasher is part of checkout instructions. They did at least have a new sponge and dish soap available. They say that there is laundry available, but it was in the creepy basement that obviously was not set up to be a guest area. The dining room has a very old shag rug under it and the chairs were old and stained. There was a letter from the utility company in the entryway that said on the front of the envelope that they should check their pipes for lead, so we had to buy bottled water to cook and drink. The banister to the third floor was unsecured at the bottom, posing a safety concern.Back porch was used for restaurant storage - unusable. The ad says there is space for RV parking but the street size and parking on the street would make that impossible. The neighborhood did not feel safe and people would block the driveway. The ac window units were plugged into extension cords, a fire hazard. We only stayed because there was no other big enough places to move the family last minute.

Not what we expected

Reached out to the rental host regarding this review and didn’t get a response, so posting here for guests. The kitchen was very poorly cleaned upon arrival, and was very disappointing- the microwave had a film of old liquid on the glass plate, all of the ceramic mugs (and I mean ALL; I checked to find clean ones for my family to use) had little bits of food still on them and/or a film of beverage caked on the interior bottom, clearly not washed. The refrigerator had many specks of dirt (dark specks..?) all over the glass shelves. This is absolutely unacceptable for a rental property. The refrigerator is something every single guest will be utilizing, and needs to be clean. We also had a lot of ants in the kitchen, invading everything on the counter. I made lemonade for my kids in a pitcher on the counter, and before I knew it had a string of ants to it. So for the remainder of the trip, we put all our food in the dirty refrigerator, which was upsetting. Upon checkout, I looked behind the furniture and under the beds to make sure the kids didn’t leave any books behind, and it was so dirty I cannot properly express it. So much dust, bits of leftover things, years and years of dust never cleaned. I was ashamed that I let my kids play on the floor. Note for future guests- There is no provided blow dryer. There is one little upstairs bathroom for all guests to share. The interior of the home is pretty dark; not as bright as pictured. The large couch is broken in the center; my toddler twisted her foot because of the gap in cushions/construction. NOT what I expected from the pictures. Also, do not stay here if you plan on cooking anything. We had to rewash all of the dishes before using; it would take some time to rewash the old pots and pans if you plan on making anything. Also, there is no grass in front of the home as pictured; it is all rock/gravel. And there are no extra blankets provided if it’s cold, just fyi for comfort-sake. Positives- The bedding was very nicely made and linens were available for each bedroom/guest, so I believe the housekeeping gal is doing a great job on that aspect! The front porch was a great place to spend time. The dining room is the centerpiece of the home, and helps offset the kitchen disappointment. Goslyn was wonderful to talk to pre-check-in and provided us with the lockbox code quickly. Overall, a humbling experience. We will not be renting from Evolve host properties again.

We followed up with the homeowner after reading your feedback, and they wanted to share the following: - We're sorry to hear we missed the mark and wanted to take a moment to clarify, we have gone through all call history and emails but were unable to find anything from you, we would have responded immediately to address any issues or concerns you may have had during your stay. - We use a cleaning service to have the home professionally cleaned before each guest's arrival, however, because of your feedback, we no longer use the same cleaning service, we have since had the home deep cleaned and are now using a new cleaning service to ensure future travelers do not share the same experience. We are truly sorry that this happened during your stay. - We wanted to clarify that the couch is not broken, it is a sectional couch and if a child is jumping or running on the couch it is possible that their leg or foot can slip in between the sections, but we're glad that your child is safe and well. - Had we been aware of any issues with ants we would have responded promptly and called pest control to address the issue. We do use a professional pest control company on a regular basis as a preventative service. Had we been aware of any issues we would have responded promptly and addressed the issue to ensure you were comfortable during your stay. - We are planning on expanding the parking, which involved removing the grass and is now gravel for guests' convenience, we will be updating our listing photos as soon as the project is fully completed, but we're sorry that this caught you off guard. We do all we can to make the best possible stay, and we look forward to this property hosting many satisfied guests.

More than I expected and an awesome place to stay!

From the initial conversation, Mr. Franklyn was more than accommodating and warm. Upon arriving at the property, you are taken aback by the beauty which is not adequately represented via the online pictures. Once inside the property, you will be more than pleased with the appointments; from the furnishings to the beautiful decor. The spacious home has 5 full bedrooms, full living room, dining room, and kitchen, a 3rd fl. family room, and a beautiful garden. I am planning my next visit now!

Location very good for the purpose of trip.

House was spacious, very comfortable for our group of six. All the necessities were available to us. The house was very clean. The three star rating for cleanliness was reflective of an issue with ants in the kitchen and dining room.

Needs to be priced more fairly

Owner was very friendly and responsive. However, this was the most expensive property we ever have rented due to extra charges (+30%), which I thought were unfair, and we always travel in same large group, always rent large properties. We are not a very demanding group. I had fond memories of Reading of 30 years ago and was shocked how it had changed for the worse. That is of course no one’s fault, but the location should definitely be reflected in rental price.

Wonderful family getaway

Our family converged on Reading to attend a concert at the Santander Performing Arts Center. The property was a wonderful gathering place for our family and we really enjoyed our stay. The location was very spacious and has a serene patio and porch to spend time on.
