If you have the opportunity, I would stay far away from any properties managed by Mmega. I made my reservation in November for a ground floor apartment as I was traveling with an elderly person in a wheelchair. 2 days before I arrived, the following March, they informed me that they did not have the apartment. They offered me an alternative that I accepted but they didn’t tell me it was on the top floor with no elevator. I asked the for an alternate location and explained why. They just told me that I had already accepted the apartment and that I could not cancel or get a refund. They made absolutely no effort to remedy or to help, nor even offer me a ground floor apartment JUST for the elderly person. On top of all of that, they were very persistent in charging me the tourist tax even though we were disputing the apartment. It seems to be very important to them to charge cash for the tourist tax. I was forced to find a place on my own for 8 people. It was a stressful situation. I was very disappointed in Mmega’s lack of assistance. Needless to say I lost the entirety of what I paid, for an apartment I didn’t use. If you can, use a Vrbo that is not managed by Mmega. Also, Mmega insisted on communicating through WhatsApp. After speaking with Vrbo, I was told that I should never do that. Always keep your communication through Vrbo otherwise they can’t help. For whatever it’s worth, that was my experience.

An older apartment that needs some updating. The stairs are very narrow and the bathroom upstairs is similar to an RV shower setup (ie toilet shower together). It's a beautiful walk to the more tourists areas but loved the location because we saw a lot and the restaurant recommendations were spot-on! We did have difficulty calling for a taxi when leaving, so I would recommend planning this ahead.

It was a great stay! Perfect location, 15 min walk to anything in Florence! The host met us and showed us around the place. A little smaller than expected on the pictures, but we had a group of 5 20 some year old girls and it was perfect! Definitely recommend

Edoardo and team were great. Location and historical nature of the place are amazing. Nice and warm during the winter. Older place, so some older aspects of the property as expected. I recommend this place!

Great Location, Property Needs TLC

The location was fabulous, close to everything. Easy to find.Agent who met us to drop off the keys was great (Vlad).Our main disappointment was the cleanliness of the aparment. We dropped water on the floor, cleaned it, then looked at the tissue. Absolutely filthy floor!This was pretty much the whole apartment.Flaking paint, patches on the walls and the showers/bathrooms need updating. Great apartment location, but apartment itself needs some TLC.

Easy Access to Florence

Santo Spirito offered easy access to many sights in Florence. The accommodations comfortably slept 7. The apartment is on a quiet street but only minutes from most of what you need. Gracie!

Great location!!!

Perfect for our family- we only stayed 2 nights which was perfect as the location was right in the heart of Florence. There was a restaurant very close and cafe around the corner. It had nothing for making a cup of coffee but the maker and no essentials except toilet paper and a few shampoo but for 2 days it was a perfect start to our 2 weeks in Italy. Very small bathrooms so not good if you are a big person.

Cute but would not go back

It was cute, but the beds were just springs. The upstairs bathroom that connects to the bedroom had a racid smell. The first day and a half there was no water. Not worth the price

The pictures on the sight were a little deceiving. The place was smaller than expected and the sewage smell was rough. Host did drop off a air freshener to help. Won’t stay there again. Location was ok.

The apartment looked much nicer on the pictures, but it was ok in person. The place was pretty clean, but the toilets smelled like rotten eggs the whole time. One of the shower heads was broken and sprayed water everywhere. One of the showers was super tiny. But maybe its normal for an apartment in the middle of the city. The location was pretty good. Walking distance to many places. The bed sheets were really nice!

Great location, tight spaces

We absolutely loved the location of this apartment. Santo Spirito was a wonderful neighborhood in which to start and end each day. The apartment itself had everything we needed, though the space is very small and tight. My kids *loved* the upstairs bedroom spaces. The ceilings up there are a little low in places for adults, though definitely manageable. It was nice to have such separate spaces within the apartment, though. We wished there was a little bit more in terms of basic kitchen provisions (at least some olive oil, coffee and tea). That said, we enjoyed our stay and the apartment definitely served us well for a wonderful stay in Florence.

SMELLS

First, off Edoardo was attentive and professional. We had a key issue, our fault, and he was quick and personally took care it!! The apartment pictures definitely do not show the size of the apartment, which is small with no windows. The beds barely have mattress's, the 2nd bathroom is so small that the toilet is in the shower, the main bathroom was dirty and tiny. The smell coming out of the this bathroom who rancid and anytime u opened the door it took over the apartment or at least the master. Great location with a Piazza on the next block but way over priced for what it is. I believe a large group runs this VRBO and they need fix the sewer and lower the price. More like a hostile!! A tight fit

The check in host was in a hurry to leave without showing us how to work bedroom a/c. She mentioned that the keys to the 2 doors needed to be jiggled which was an understatement- it took me days to learn how to work them just right to open the 2 front doors. Luckily my son was able to work it and get us in. Sofa stained and floor fairly dirty in main room. Not very conducive to eating there.Shower and bathroom very tight and no shelves to place toiletries. Had to empty wardrobe of blankets to have any place to unpack suitcase. Small courtyard with washing machine, but clothes on drying rack open to rain and wet clothes on line hung from upstairs apartment. Beds ok but overall this is not much better than hostel. Little natural light and a true firetrap. Would not stay here again. Location is great.

Disappointing stay in Florence

Our experience with this property was unfortunately not as we had hoped. Upon arrival, we were asked to pay an additional $200, even though we had already paid in full through the VRBO website and knew there shouldn’t be extra fees. Feeling vulnerable and not wanting to argue with the host—who had access to our belongings in the apartment—we reluctantly paid. The condition of the property was also disappointing. We noticed mold, which was concerning for the health of our family. Additionally, one morning, we woke up to unexpected construction noise in the inner courtyard right outside the windows of a bedroom where our children were sleeping. These windows had no blinds, offering no privacy, and we were not notified about the construction in advance. We reached out to VRBO to address these issues, but the response was simply, “We’re sorry for the inconvenience,” with no follow-up since. This lack of resolution added to our frustration and disappointment. We hope VRBO will take steps to improve communication and accountability with their hosts to ensure satisfaction for VRBO customers and help avoid future travelers don’t face similar issues.

Fine place, but needs some updates

It mostly fit the bill of what a party of 8 needed for our stay in Florence. Had enough places to sleep, even if a bit tight to maneuver in some places and you have to be comfortable going up and down small winding staircases. Very small kitchen but we weren't using it anyway. Nice to be able to wash clothes and hang them outside. But there are a few things to be aware of when renting. The beds could all do with an update as half of them you could really feel the springs. The upstairs bedroom that has it's own shower was a bit tricky. The swamp cooler that was up there needed to be emptied of it's water quite a bit, and while the owner was very responsive in trying to make sure it worked properly it took us quite a bit in figuring out how to make sure it could keep us cool without causing water overflow issues or a malfunction. It didn't help that it was a massive heat wave while visiting, but we got there. The bathroom itself is quite small, with the shower only having a curtain and a drain in the floor and a broken shower head. If you take really fast showers, it works fine. 7 of us then had to use the bathroom downstairs which was just a lot to juggle but it was fine. In all, a fine enough place to keep our stuff in while experiencing Florence. It's near a really hopping square that had live music the night we arrived, so a great location. But if you really need luxury, this place isn't for you.

Photos much brighter than reality

I traveled with 4 young adults and my husband. Husband liked it, my reaction was mixed, and the young adults disliked it. Checking in was stressful. We arrived by train. Because the listing says everything is in walking distance, we walked from the station. While walking I received repeated messages from the property manager, who was annoyed at me for taking time while on vacation. On arrival she was friendly. We struggled with using the keys and should have had her stay while we tried them. There's a neighbor who is annoyed by the vacation property. We tried not disturb her, but one evening when we struggled with the keys, one of us accidentally rang her doorbell while groping for a light. Which we never found. The pictures are much brighter than the apartment, which has one window on the ventilation shaft, where there is a washer and a line to hang clothes. We noticed a sewage smell when we first arrived, but not afterward. The bathrooms were small and had slippery floors; the main bathroom had steps down to the door and the second bathroom did not have a separate shower stall. Ventilation was poor; we could see mold in the bathrooms and 3/6 of our party had allergic reactions while here. The bedrooms were not accessible for anyone with mobility issues. We liked the location, but did not think it was worth the price. Would choose somewhere else in the future.

Not as Described & AVOID

Photos don't accurately represent the VRBO. It is MUCH smaller. The only access to any room, other than the "master" bedroom is very tight, iron spiral stairs. It is shown in a pic but there is no indication the other rooms are only accessible this way. We had grandparents with us who simply were unable to safely manuever this. Mold on the ceiling in the bathroom and apartment smelled of sewage. The bathroom on 2nd floor is a renovated closet with no separate shower stall. The hose to the portable A/C upstairs had been removed from the broken window and was inoperable. Main sitting area there was a large window which looked out onto a tiny patio. Neighbors looking directly at us and waving. No privacy. The door to the unit was propped open with a piece of wire. Contacted property owner/manager to discuss our dissatisfaction- told I shoulda known there were problems before I got there. How would i know about issues before arriving?. He advised me I should have known about mobility issues to which I responded there was nothing indicating that the only access to the bedrooms were through the unsafe staircase. He offered to bring me an air freshener. Asked to be relocated b/c safety and health. Was told it was my problem. Left the keys and found another place. Didn't refund my city tax of 180ish euros when asked. contacted vrbo & had to provide # bc # they had was invalid. Stayed there not even one hour, contacted both mgr and VRBO, no refund. Terrible experience.

Hemos pasado unos días en la casa de Edoardo. La localización es muy buena, la casa en si está razonablemente cuidada, aunque falta mantenimiento y mejorar limpieza y acondicionamiento, especialmente de los colchones. Muy desagradable el olor a cañerías del baño de abajo. La cocina es pequeña y está escasamente provista de utensilios para un grupo de hasta 8 personas, que es lo que oferta la casa. Nosotros fuimos 7 y tuvimos que hacer turnos de comida y/o cena, especialmente por vajilla, espacio, tampoco encontramos un mantel, lo salvamos sin problema. Atención con las escaleras de los altillos, sobre todo para subir las maletas, son estrechas y empinadas, aunque salvables para pasar unos días. Es un piso de interior y a veces también produce sensación de cueva…efecto sensación de humedad. La recepción por parte del personal, mejorable, especialmente por la falta de cercanía y acogida. En general, pasable, merece la pena por la cercanía al cogollo de la Bella Florencia.
