BrightwaterVilla at 24 hour guarded gated Lake Berkley less than 8 miles from Disney World.
Situated in a beautiful position, backing on to the lake with plenty of wildlife to watch. Screened heated private pool with lanai. One of the largest pool decks on the resort. West facing pool with spectacular sunsets over the lake. Hot Tub. Side fences - not overlooked.

WiFi, free international phone calls and 300 TV channels including English football.

5 bedrooms including 2 master suites with pool and lake views. Ground floor master has patio doors to lanai/pool deck. Full air conditioning. Fully equipped kitchen with dishwasher, microwave, ice dispenser, coffee maker, kettle, teapot. Washing machine, tumble drier.

Comfortably furnished with 55 inch TV, 3 DVD players, TV in every bedroom. Upstairs den with double sofa bed, 40 inch TV, iPod / iPhone dock. 3 hair dryers. Games room in the garage area with 8' Brunswick slate bed pool table, air hockey, and foosball (table football).

We are licensed for maximum 12 guests, accepting 11. We sleep 10 in comfort. 11th guest charged at +$25 (£18) per night including taxes. 11th guest accommodated on a sofabed in upstairs open plan den...or we have 2 travel cribs for infants. We are baby and toddler friendly - bed side guard, 2 high chairs, stair gate, 2 good quality reclining strollers / buggies with hoods.

No smoking. No pets.

Lake Berkley is a peaceful family resort, with quiet time expected from 9pm.

OPTIONAL POOL HEAT - please note this is NOT included in rental rate. Per day $30 (£22) INCLUDING 13.5% sales and tourist taxes, you can request and pay after booking. Recommended October - April; $25 (£18) May and September. If you prepay and find it too hot, request heat off and we refund off days with security deposit; or you can request heat on locally.

Amazing place that I will be sure to return to.

What a great location, amazing neighborhood, more than we could expect. Our host responded immediately multiple times despite the time difference. Had fun fishing, playing pool in the garage, pool and jacuzzi in the back were perfect. Can't say enough good things.

lovely rental near Disney and Universal

This roomy house was plenty big for two families. The two master bedrooms were very appreciated. The extra TV area was great for the kids and the pool was lots of fun. The house was very clean, the neighborhood was quiet and the drive to Disney and Universal were both under 30 minutes even in traffic.

Nice location minutes from everything! Secure and safe, the owner went as far as to provide specific details concerning areas of interest, location even the nearest clinic. Clean and neat!!! Very relaxing!!

Beautiful home, wonderful location!

This private, gated vacation home is beautiful inside and out! It is close to the Disney Parks, Universal, and Walmart for groceries, etc. It's also very spacious and has many amenities including a game room. We really enjoyed the pool and hot tub as well. The owners are very accommodating and professional. Overall a wonderful stay and we'll definitely stay again! Highly recommend!

Great location to Disney

We enjoyed our stay in this home. House was very large and accommodating for a group to venture to the parks in Orlando. One small complaint in that there wasn’t any hand soap or any toilet paper in the house. Other than that would recommend this to anyone.

We are very surprised to read your comment about hand soap and toilet rolls, as we were in the villa before you and there was definitely soap and toilet paper when we left. I wonder if you missed the soap which is small bars in yellow wrappers, but as for toilet rolls we really are at a loss. We passed on your comments to our property manager, who assured us there was a toilet roll and soap in each of the four bathrooms so it's a mystery. We apologize if you feel we fell short of your expectations and our standards.

Brightwater Villa

Pool area and condition + heating to the pool was excellent. The home provided everything that was needed as well as a good games area in the garage. Lovely property and location was perfect. Gated area provided good security and the friendliness of neighbouring locals was reassuring. The upkeep of Lake Berkley was excellent, clean and extremely well maintained with interesting wild life. Additionally the locality of Lake Berkley is close to all restaurants and super markets as well as theme parks.

Wonderful!

Almost everything was perfect! The only less than optimal items were that the Roku in the loft area didnt work, the wifi wasn't reliable, we had to buy our own toilet paper as there weren't any spare rolls, and when we got there, the chlorine in the hot tub was caustically high, but was corrected by the pool maintenance man on Thursday. However, the rest of our stay was so amazing, we will absolutely look to rent this property for our next visit! Every member of our party, the adults, the teenager, and the 7-year old, loved this property and the property owners were lovely people!!! Thank you so much for inviting us to stay in your home!

Perfect place for a perfect week in Florida

Our extended family of 8 people enjoyed the Brightwater Villa and its wildlife and lake setting. We took advantage of the hot tub and pool, and enjoyed access to a full kitchen, 5 bedrooms and 4 full baths! My daughter freaked out with joy in the Princess room. Every day we went to a Disney park and we didn't find the 20-minute commute to be an issue at all. My parents were able to view a rocket launch from Cape Canaveral and catch some Spring Training action. The management was friendly and responsive, as was Dave! Thank you for the great memories!

One of the reasons we chose this house was because of the extra large pool deck overlooking the lake. I am glad your daughter loved our Princess room, we have actually put new comforters in that room now, but they still have the Princesses on them. We have never managed to get to Cape Canaveral at Launch time but we did once see a shuttle go over our pool deck, it looked like a large firework! I am glad you mentioned our Management Company, we are aware how very lucky we are in having such a fantastic company actually based on the resort. Very pleasant property and conveniently located

Clean and tidy and well equipped property. Generally in very good condition, with good a/c and a clean and well maintained pool. View out of the pool area is relaxing, and the patio is well stocked with chairs, tables (and hot tub!). Bedrooms generally comfortable and the layout good. We were only three (half of our family) but the property would clearly suit an entire family and many more. Did not really explore the gated community but it was pleasantly tidy and quiet, and easily accessible. The location was very good for all the major attractions, and with plenty of shopping locally on US192. Also pretty convenient for the airport and very close to I4. All in all, to be recommended.

Get away trip

My husband, myself two sisters and their husbands all stayed for a week. We had a very good time. The home was comfortable , but could use some updating and I would not say the cleaning crew was the best. We were surprised that there were no cleaning products available for us to use, not even windex. We really were not prepared to buy those supplies for our stay and then have to leave them there as we were flying. But all in all we enjoyed our stay very much.Thank you 😊

Thank you for your review. We are pleased you enjoyed your vacation. We are a self catering home, with toiletries and cleaning products for guests first day. If you had reported any cleaning issue to us or our property managers it would have been rectified. As you know, we promptly answer emails. We are glad you found the villa comfortable even if the decor is not to your taste. Mattresses, bedding, towels are regularly replaced. We have a continuous replacement programme for appliances and furniture, most recently a new stove.

Great Pool & Game Room & Fun Time at BrightWater!

Very much enjoyed the pool and Game Room! My family is very into the World Cup and they have a nice TV to watch the games. Actually there was a TV in every bed room. The owners were very easy to deal with and offered a late check out at no additional cost. That is so helpful when your flight leaves later and it basically gave us another day to float in the pool. Clean-up was very easy! Just pull off bed linens and towels for their cleaning crew. Other places you have to do Way More! This was easy and quick. We were only a family of 4, but the house is larger than it appears. The upstairs has 4 bedrooms (another one with a private bathroom) and a lounging area -- great for teens or kids to play. Large house was perfect for spreading out.

We booked the house to go to Disney. It was absolutely wonderful to come home and spread out at night. The drive was smooth and around 25 minutes. In the mornings, the kids could sleep in and we headed to the park around 10. We didn't heat the pool because we weren't going to be here but changed our mind last minute to stay Friday. The owner called, after I send an email, and was nice and accommodating. My son caught a fish from the backyard with one of the garage poles. We took Friday as a sleep in morning and it was the association landscape day so they were cutting hedges and mowing grass at 8:15, but we also know this stuff has to be done! (not sure if it's always Fridays as you make your plans.) Walmart is about a mile away and so convenient to grab any last minute items or morning donuts. The store has a huge Disney section if you want to buy t-shirts, lanyards or a special coffee mug! We enjoyed our stay and will definitely stay here again when we visit the Orlando area.

House is great. But it could be better

The house is great! But it feels abandoned. Luckily there is a Walmart 5 minutes from the house because you need to buy a lot. Only one roll of toilet paper per bathroom (no extras) no soap, not cleaning supplies. The high chair was dirty and the head of the pool sticks were broken. This house has so much potential but it needs some TLC. The net by the pool was ripped and I was always afraid some bug may come in. It has a beautiful view of the lake. And the pool is small but perfect. My sister and father couldn't sleep because they said the mattress were very uncomfortable. Mine was fine. The house has so much potential it just needs a little love. Get ready to buy a lot of supplies at Walmart. Overall we had a great time. I just think they could leave more supplies (like soap, dish washer, toilet paper, cleaning supplies, etc) and it needs more love. The location is great. 25 minutes to the parks. It's a house that you can love, it just needs a little TLC.. and new mattresses.

We were disappointed to read this review. We are hands on owners who normally visit 2 or 3 times a year, carrying out continual improvement, planned maintenance and replacement. Sadly due to the pandemic, the US borders have been closed to us since March 2020. We test all mattresses on each visit, replacing 3 last time out in January 2020. The mattresses you were unhappy with will now be replaced. Our pool is larger than average at 26' x 13', with the hot tub standing separately under the lanai. Our extra large pool deck may give a misleading impression of pool size. We provide household supplies for kitchen and all bathrooms for your first day or 2, as is common practice for self catering vacation homes. Storm damaged pool screens are replaced as required. Our property manager is on hand for you to report any maintenance issues needing to be carried out during your stay. We apologise for the dirty high chair. It has been highlighted to our cleaners. We are hoping to be allowed into the US in September, and that you will return in the future to see our home at its best.

Second Time Around

This was our second time renting this property. It is exactly as described in the writeup. Dave responded immediately to my rental request and to any other emails I sent him before and after the trip. My deposit was returned the day after we got back from vacation. The manager visited us on the first day to see how things were going. He was attentive and quick to respond when we contacted him. We were two families vacationing together. The kids used the game tables in the garage daily and everyone had their own space to wind down and sleep. We did visit some of the parks while we were there. The villa is conveniently located to all of the parks. The commute to Universal was around 20-25 minutes. Magic Kingdom around 15. It was so hot while we were there that we decided to return mid afternoon for a swim and dinner and then go back to the park later in the evening for the fireworks. In addition, we visited friends in New Smyrna, which was about an hour and twenty minutes away. This villa is a great base for your Orlando vacation. It is very nice to get away from the crowds and sit by the pool after a day at the park. I will definitely recommend this villa to friends heading down to Orlando! Thank you Dave and Sue!

Gorgeous home

This lovely home was perfect for our family of 9. It was spacious, clean and had stunning views of the sunsets over the water. We all enjoyed the pool, game room, fishing, and watching the baby ducks. The owners were very accommodating with allowing us to arrive a day early when we changed our flight due to weather. Nothing was overlooked and we would be lucky to stay there again!

Wonderful Getaway

We stayed with friend for a golf vacation. Homes was immaculate and very spacious. The patio, pool, hot tub and game room were great. Totally enjoyed our stay and would come back. Thank you for allowing us to use your fantastic vacation home!
