The house is on two levels with an open plan lounge, dining and kitchen area on the ground floor. This opens onto a private courtyard which can be used for al fresco dining, maybe a glass of Prosecco before dinner or just enjoying Venice outdoors. There are two matching sofas in the lounge area, one of which converts into a double sofa bed. There is a separate bathroom with wash basin and WC.
Upstairs there are two bedrooms, one with double bed, the other with twin beds. There is a bathroom with shower, bidet and WC. The house has been renovated recently with attractive cherry wood flooring. All of the beds, sofas, garden furniture and kitchen equipment are brand new.
The house is located in picturesque Dorsoduro, just off the Campo Santa Margherita. It is an easy 5 minute walk to Piazzale Roma and the railway station. Despite experiencing more of the 'real Venice', access to the main tourist attractions, such as San Marco, is easy and fast, giving the best of both worlds


There is a flat screen TV and DVD player with a selection of DVDs available. Please feel free to bring your own DVDs if you want to watch these at the house. Similarly, there is a CD player and radio for your use. The house has it's own WiFi connection.

Venice Trip

Great property that allowed us the flexibility to live and explore the local area which we were familiar with away from the crowds. We made use of the courtyard, until the mosquitoes descended in the evening. It was a great place for breakfast each day,The approach to rubbish collection needs to be standardised as in the apartment were notes on collection AND delivery to a boat which was re-enforced to us. In actual fact the rubbish collectors knocked the door as we had not put any waste out so I think instruction on this could be clearer.Ironing board had no cover and one was delivered withn 24 hours - not one that fitted the board but sufficed for our purposes and was a great

This was my fifth long term stay at this apartment. I love the location and I especially enjoy the backyard. Since I went later this year, it was my first time using the air conditioning and it worked beautifully.

Off the beaten path

This was an easy location regarding transportation (about a 8 minute walk from Bus/water shuttle). The patio was nice and overall the place has a lot of space. The shower however is very small (even based on Europe standards) and the garbage situation can be a challenge. Was nice to have the space to spread out though.

perfect!

We had 6 total, 3 couples and it was enough room for what we needed. Our stay was absolutely perfect! Only a 5 minute walk from a vaparetto stop. Quaint area and nice to come back to and enjoy patio for quiet evening. a little grocery store was nearby for cold meats, chesses, fresh buns and wine/beer. I would recommend this apartment and would definitely stay again!

Venice gem

Great local area away from the heavily populated touristy areas. Well situated to piazzale di Roma- great for boats to islands and airport.Well equipped apartment with a lovely courtyard to soak up the sun. Very functional property that can spacing accommodate 4 adults. I would highly recommend.Property management were great, always on hand when we had a question. Only downside of Venice is the rubbish system- you have to take all your rubbish to these points/boats- bit of a hassle! But that’s Venice.

Quaint Apartment

We loved the apartment. Check-in was easy. We we were sent clear and easy directions to the apt. The apt was everything the host described. There were 3 of us staying there and there was lots of room. The only suggestion I have for 5-star rating is to invest in better twin beds. The bed frames were a little shaky and they could use better mattresses. All other features were great!

Perfect for 3 generations of travelers

Everything was wonderful, including Location, restaurants within 10 minute walk, fully appointed with extra linens. There was nothing I would change about this with one exception. The power switch for the hot water and heat looks like a light switch and is right next to the toilet. Family members will surely accidentally turn it off just as ours did. Our only recommendation is they put a cover on it so that you cannot turn it off by accident

Josh a répondu rapidement à nos questions avant le depart. L'appart est à qq minutes de marche de la Piazzale Roma nous avons fait le transfer depuis l'aeroport par bus ACTV0 le plus pratique. L'appart est proche de 2 stations de vaporetto et de nombreux restaurants, il est aussi bien equipé pour faire à manger. de vaporettoBasilio

Wonderful neighborhood

I love the location and the backyard. The apartment is well equipped and can easily sleep four people. We are close to supermarkets, the vaporetto and restaurants.

Spacious Property in a Quiet Neighborhood

We have some mixed reviews on this property. The early communication with the owner and property managers was great. There was a lot of helpful information on restaurants and activities left by the host. The size was good for four people (two adults and two teens). We visited in July, and the air conditioners were fantastic. The location was perfect for our family, in a quite neighborhood close to the canals, water taxis and restaurants, and there is a nice, well-supplied grocery store right around the corner. The property was not as clean as we would have hoped. The walls and curtains had many dead mosquitos (there are TONS of mosquitos in Venice!) that looked like they had been there for a while. Also, there was no soap in the bathrooms or kitchen, but we were able to purchase some at the store nearby. There was also food left in the refrigerator that didn't seem to be left by the hosts. Overall, it was a decent place for a really good price. The host may want to review the cleaning and preparation of the property between guests.

This is a lovely place, clean, good beds, good shower. Very quiet. It was very hot when we were there, air conditioning was life saving. Kitchen is well equipped. Patio very nice!!

Große Wohnung mit stark verbesserungswürdiger Sauberkeit

Die Ferienwohnung ist ansprechend und sehr gut gelegen. Leider haben wir keine saubere Wohnung vorgefunden. Besonders ekelig waren der Backofen, die Mikrowelle, das Geschirr und die Küchenschränke von innen. Auch die Türen der Duschkabine (schimmelig und alte Seifenreste) und das separate WC im UG waren keinen Deut besser. Die Nachdem ich alles sauber gemacht hatte, fühlten wir uns etwas wohler. Auch die Gardinen würden sich über einen Waschgang freuen! Leider waren die Einzelbetten im OG noch genauso defekt, wie es in den Rezensionen vor 2 Jahren beschrieben wurde. Sehr schade! Zum Glück hatten wir Kabelbinder dabei. Auch mehrere Steckdosen funktionierten nicht. Sehr nervig bei der Anreise empfand ich die mit unzähligem Bettzeug vollgestopften Kleiderschränke und Kommode, die eigentlich für die private Garderobe gedacht sein sollten. Trotz alledem haben wir wieder eine schöne Woche in Venedig verbracht. Einen Tag nach unserer Abreise waren wir sehr verwundert, von der Property Managerin zu hören, dass unsere auf dem Küchentisch hinterlegte Kurtaxe nicht auffindbar war. Wir sind nicht darauf eingegangen und haben den Gastgeber dazu befragt, aber bis heute keine Antwort erhalten.

Easy! Starting with Venice, then Dorsoduro which in our view is the best of the 6 'sestiers' of Venice in terms of being 'Real Venice', the bars and restaurants, the architecture and the convenient links to transport, particularly Piazzale Roma buses, taxis and the magical St Lucia railway station.

The private courtyard was the clincher for us. We spent 18 months finding the right property. My friend and Estate Agent, Andrea, called me one day to say, he knew he had found the special place that we had been looking for. He was right!
