Start your morning off sipping coffee on one of the many covered or uncovered decks, while watching the sun rise over the horizon. Your days will be filled with entertainment, rain or shine. Reviewer Comments: Love the location, Love the house but needs a little work, the main kitchen island had no electrical power, the dining room ceiling looks like it had a leaking pipe above it a one point and the ceiling needs repaired, the cornhole boards are broken into pieces and just laying around makes the place look trashy, saw several cockroaches during our visit, one of the 3 toasters worked and the one that worked only one side of did not work. I would recommend placing house maker at the beach entrance so your clients can easily locate there way back to the house.

Another great week

Overall, I recommend this vacation rental. Reviewer Comments: Our family has enjoyed this home for at least six years- we have lost count! We used to get a different house every year but this one meets our needs so perfectly we keep coming back. We have noticed and appreciated the small improvements each year and even made some of our own without bothering the rental company. This year we bought more mugs, which we have done two other times as well. Next year I will bring more teaspoons- there are never enough but we don’t complain. The beds are comfortable, the kitchen pretty well stocked, the two refrigerators are welcome. The pool house is a huge bonus for us. Every year the cousins prepare and perform an original skit, so they spend time every day all together in the pool house for “play practice.” The managers bring some new furniture and very year- inside and out. The bedrooms could stand to have some of the extra chairs removed. They keep bringing new large chairs but leaving the old. That’s not much of a complaint. We like this place.

Nice place - could use a little work

Overall, I recommend this vacation rental. Reviewer Comments: Gigantic home with about a zillion rooms. All but one of the bedrooms are en-suite. The beds were comfortable and everything was clean when we arrived, except for a few tufts of dog hair leftover from a previous guest (the home is pet friendly so this isn't terribly unexpected).The home was in good condition, though it could use some new paint and a little general maintenance in a few places there was nothing major to report. It's a very short walk to the beach. We were there in December so the pool area and house were winterized, but the hot tub worked just fine.There are three regular sized refrigerators, one in the main floor, one in the lowest floor and another in the pool house. The main floor also has a mini-fridge. We would have preferred another fridge on the main floor as this is where everyone wants to keep stuff, but it wasn't a huge deal to split stuff across the other fridges. Two ovens and two microwaves on the main level meant no issues there. There must be fifty televisions in the home although we didn't use most of them.Multiple hot water heaters so no issues there with running out even for our very large group. The HVAC on the top level seemed to heat those rooms unevenly, but again no big issues here. All in all, it's a perfectly good place to stay, could just use some small improvements and a little bit of TLC on the maintenance side. Would have no problem recommending that people stay here (and we'd stay again) but it's not a home that we're going to be raving about greatness forever, either.

This house provides the perfect environment for multiple activities at the same time. The extra pool house provided a great spot for practicing the grandchildrens’ annual skit, kept a surprise until the last night. The kitchen has everything you need including keurig, crockpot and electric griddle and outdoor grills- our family always cooks every night rather than going out. This was at least our 7 th year in this house, under multiple management companies. Beach realty took good care of us

It was sometimes a bit of a challenge to reach Beach Realty about certain issues that came up during our stay but when we did reach them they were very responsive and pleasant and definitely tried to be as helpful as they could. The location is wonderful. The pool and hot tub were perfect. The rental provided linens and two bath towels per room. You have to bring your own chairs and beach towels. While we were there we found an iron and 3 hair dryers, not sure if the next people will leave them behind or not. I hated having to throw food away instead of leaving some things for the next renters, like oil, vinegar, salt and pepper, condiments, eggs, etc. It seems such a waste to have to empty the fridge of EVERYTHING as instructions repeatedly say: "If you don't follow directions there could be a charge." Makes you feel like you have no choice but to dump things. But that's more a comment on the rental policy than the house. We thoroughly enjoyed the house and would definitely recommend it to anyone with a large group. Having 10 master suites was great. There were a couple of powder rooms and plenty of extra space to spread out. If we go back to the OBX again I will definitely look into seeing if the house is available.

We celebrated my father’s 92nd birthday in this lovely home to complete his last bucket list item. What a huge success. This home offers four living areas. Plenty of room to even get lost alone in. We utilized every inch of space. We had a total of about four hours on the beach. Windy up to 30 miles an hour or more. Our wind sock got a workout. Temps in the low 60’s. With that said, we still enjoyed the pool, hot tub and the pool house spaces as they blocked the wind. Plenty of fridge space, one washer and dryer, but we made it work. We also gave the ice machine a workout. Plenty of parking, the kitchen was well equipped and more than enough eating space. We loved the set up with the 10 master suites for privacy and I believe the description omitted two additional half baths. One on ground level, and one on 3rd and 4th levels. Two additional cots included as well. This home offers a flat top grill, charcoal grill and two gas grills. I can’t say enough positives about this home. The patio on top of pool house is a great gathering space. I wish we could have utilized it more. We did have a few personal issues which were PROMPTLY addressed and so pleased with how the staff addressed our needs. I can’t say enough about how pleased the whole family was with this house. It is well located with Holy Cow ice cream shop within walking distance and Miller’s Restaurant .7 miles away. We will definitely rent this home again in the future.

Perfect Set Up

The property we selected fit our family needs perfectly. It is hard to find a property with 10 bedrooms with no bunk beds. We were mostly adults and 1 room out of 10 with twin beds was what we needed. Being right on the beach was perfect. We stayed during Thanksgiving week so the pool was closed for the season. The property is "worn" and needs updating on the furniture, paint and bed linens. We would consider the property again but would also look to see what other properties were available first.

This home was the cleanest upon arrival, had everything in working condition, provided so many "extras" like a wireless speaker for the beach, cornhole boards with bags, grills in working order with propane filled, multiple wine and regular refrigerators, two full kitchens and a full bath in every room!!! It was an amazing week!

You don't get what you pay for

Reviewer Comments: Sadly, for the amount of money paid for this rental, it was very disappointing the lack of service. The AC in the pool house did not work EVER. Several phones calls/texts/voicemails and was told would get back to me, and never did. It's frustrating the amount of money spent and we couldn't utilize the full amenities as the kids in our group were very excited for that to be their hang-out and they could never use it. The house itself could stand a good cleaning. The air returns were disgusting - and clearly never cleaned (and probably filters never changed). I'd be embarrassed if I owned this house and it was in this condition.

Great Setup and Location

Overall, I recommend this vacation rental. Reviewer Comments: Location of property, bed and bath configuration, pool, and oceanside were perfect and why we chose this property. We did have a few issues with pool filter leaking and wet carpet and malfunctioning A/C units in the pool room. Management company was very prompt in addressing but the pool room was never fully resolved and therefore, not usable. We had a group of 20 somethings that this space would have been perfect for if usable. Additionally, for the money we paid there were small things that should have been better: burned out light bulbs, dirty microwave, missing remotes or unpaired to TVs. More shade/umbrellas at pool and better pool furniture or cushions would have been appreciated as well.

Family vacation tradition

Overall, I recommend this vacation rental. Reviewer Comments: We have been coming to the Outer Banks as an extended family for 16 years, staying in this house for about eight years. We have experienced at least four different rental companies in that time period! This house is perfect for our four generation family, with the exception that almost all the beds are king beds which isnt ideal for grandchildren but we make it work. The company is pretty responsive, although we wished they had brought a new dishwasher at the beginning of the week, when we first reported it, rather than waiting until change day. When one of the air conditioners failed at night, they brought us portable units for each affected room until it could be fixed. The decor in multiple rooms has been updated recently and all the beds are pretty new. Nothing is fancy except the ocean front location, just comfortable. The pool house is a huge bonus for a property of this size. Our family doesnt play ping pong much but the large air conditioned space including a bathroom makes an ideal spot for practicing and performing the annual “skit” directed, produced and acted by the grandchildren. This house has become imbedded in our family traditions!

Great OBX visit 2022

Start of a great family tradition

First time my 3 kids and my grandkids have been all under the same roof, wonderful house for a large family, couldn't have asked for better accommodations, kitchen was more than well equipped

Good Location

Rating Details: The property manager was very helpful. The vacation rental was very clean. I was very happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: This was the second time at this house and although many upgrades were done since our last visit some areas still need to be improved. The back of the house looks old and in need of paint. When you sit at the pool and look at the house you see it needs attention. I set of towels per person per week is ridiculous. I toilet tissue roll per bathroom for the week is ridiculous. 1 bathroom had none. 1 of the grills needs replacement. Very old and rusty. They are only about 300. Spend the money. The pool table had two small tears in it when we arrived. Showing its wear and tear. Overall the house worked for us. Just enough rooms and bathrooms. Added a multi game machine using some of the old style games like pac man. Nice touch. Pool house was nice. Convenient to all areas in the NH and KDH area. House on the beach. We needed repair service twice and the response was excellent. Sometimes same day.
