Balboa Island Retreat - a great location for a fun-filled vacation!

The ground floor of the house features hardwood flooring and a spacious living room that connects to the dining area and kitchen. On this level, there is a bedroom with two double beds and a 3/4 bathroom located just outside the bedroom. Moving up to the second level, you'll find a carpeted floor with three additional bedrooms. One of these bedrooms is a queen-sized room with its own attached full bathroom. There is also a bunk room with a full-size bed on the lower bunk, a twin-size bed on the upper bunk, and an additional twin-size trundle bed. The second level also has a full bathroom in the hallway. The master bedroom, located on this floor, is furnished with a king-size bed, an en suite 3/4 bathroom, and a small balcony. The laundry facilities, consisting of a stackable washer and dryer, are conveniently placed on the second floor as well. This home is equipped with air conditioning, an interior dining patio, and two parking spaces in the garage.Move In Move Out Times: Move in 4:00 PM Move Out 10:00 AM

Notes for Arrival and Departing:

Arrival : We will send you a keypad code for the front door with in 24 hours before arrival. There will be a four digit code then hit enter into the keypad and turn the key knob to open the lock. Next to the kitchen counter there are two sets of keys for the front door and the back door and one garage door opener for the two car detached garage. The entire garage is yours with the front house. However, the parking space on the side of the garage belongs to the back unit over the garage. Please make sure to check street parking signs for days.

Heat and Air conditioner: Please make sure that the fan is turned to off when departing. And the airconditioning need to be set to off when departing.

Tv: All the tv's have Upgraded movie channels. If it is not working call Spectrum : (888)892-2253 The phone number associated with the account is (949) 244-9488.

Departure: We hope you had enjoyed your stay with us here on the island! When departing please strip the beds of the sheets and pillowcases and towels that were used, so our cleaning crew to be able to efficiently clean for the next arrivals. please set the keys and garage door opener back on the kitchen counter.

The rooms were spacious and the 4 bathrooms make it perfect for events like weddings where all are getting dressed up at the same time. The room with the king bed is the warmer than the rest of the house because of windows and high ceilings so may need a fan (which they have there) to prevent over cooling the rest of the rooms. The kitchen was extremely well provisioned. The living room space (which is connected to the dinning area) works well for multiple people and furniture in comfortable. Close to good places to eat and cute shops. Would defiantly stay there again.

Family Balboa Island vacation

Our family had a wonderful time staying at this property. The house was spacious and Kristy was very responsive and reached out to me before and during the stay and was wonderful.

Very nice location with a good restaurant across the street

It was cut short due to severe illness of our beautiful little dog, we rushed home in the middle of the night on Wednesday. She has cancer and is in her last days of life.

Great location!

The house was so big and spacious with each bedroom having its own bathroom which is a plus when 8 people are staying. For cleanliness I gave 4 not because the house was dirty but because of some stains on carpet and such but otherwise the sheets were clean as were the bathrooms and kitchen. We celebrated my mom’s 80th birthday there and it was a great house to sit outside on the porch and enjoy the island. Really close to the ferry and short walk downtown. I would definitely stay here again. Kristy was so easy to reach and very nice to deal with although we didn’t have any issues but she would communicate with ease regarding check in and check out times very quickly.

Fabulous location house amenities could be better.

We loved the location of our stay. The house was big enough and the kitchen was well stocked. The kids room had toys and games. But there was a lack of towels in each room, barely a full roll of toilet paper per bathroom, and the kitchen could take a good deep clean. The alleyway access was closed so we couldn’t use the garage and parking was sort of a nightmare. The furniture is worn and feels like a heavily used rental with a need for updates. This place could be really charming if more money was put into her. We probably will spend more money next time to get a nicer place.

Disappointed

Preface: This is the second time we have stayed at this property so at one time it was a great property or we would not have returned . This stay however was very uncomfortable. First the property needs a deep cleaning. The kitchen had a greasy film over the counters, the plates and silverware all had to be washed before using. There was no coffee grinder as stated in amenities. The pots and pans were not cleaned well and the kitchen appliances were lacking. The main floor was sticky. The living room was missing the coffee table and only had one end table to place drinks on so really only one person could sit comfortably in it. The sofas were shabby and broken down. The dining area only had seating for six even though the property can sleep 9. The upstairs bathrooms are all carpeted and smelled musty which management tried to disguise with overly perfumed plug in freshners.
