From its privileged elevated site on a promontory above Baie Rouge in Terres Basses, Le Caprice enjoys not only extraordinary 270 degree views but also has direct access to the beach below via its own private garden pathway.



The Space:

This 7 bedroom, 7.5 bath villa has recently been completely remodeled and combines traditional French Caribbean architecture on the outside with the comfort and convenience of modern interiors. A large blue mosaic- lined infinity pool provides the centerpiece for the main terrace and overlooks both the Caribbean Sea and the Simpson Bay Lagoon with Dutch side St. Maarten in the distance. The terrace is paved with stone and hardwood decking surrounds the pool with elegant sun loungers for sunbathing. A spacious poolside gazebo provides a plush outdoor living space with plenty of shade from the sun and the ideal spot in the evenings to view the beautiful Caribbean sunsets. A second covered area equipped with a gas BBQ and wet bar provides alfresco dining and a beautiful sea view.



From the terrace, traditional wooden shutters provide beautiful sea views to the large ground floor contemporary living space with parquet flooring throughout, which includes a TV viewing area equipped with an oversized couch and Samsung widescreen TV and a large chic dining area with seating for 12. The separate, brand new kitchen features slate gray and white cabinetry with granite countertops, a breakfast bar with Tribu bar stools and high-quality appliances including a gas cooktop and two Liebherr refrigerators and separate wine cooler.



Three of the six king-size bedrooms are situated in the main house: two on the ground floor and a third bedroom can be found on an upper level accessed from a staircase leading from the living area. The fourth bedroom is accessed from the exterior, from the terrace at the rear of the house and the fifth bedroom also has an independent entrance just below the pool terrace. Each bedroom has air-conditioning, ceiling fans, TVs and en suite baths with luxurious rain showers and designer fittings.



The master suite is situated in a cottage completely separate from the main house surrounded by lush tropical vegetation and has a large private seafront terrace equipped with a jacuzzi, outside shower and swing seat. The bedroom's en suite bath has double vanities and a large, open rain shower and separate his and her toilets and bidets. There is a large walk-in closet and the bedroom opens out to the terrace via large glass sliding doors.



Beautiful gardens filled with tropical flowers surround the property, lining the driveway and the verdant pathway down to the beach.



Le Caprice enjoys complete privacy due to its elevated site yet is still within easy access to the beach and only a short driving distance to shops and restaurants.



Guest Access:

* Concierge Access: Before and throughout your stay, a dedicated concierge will be available to assist with all arrangements and requests. We coordinate a wide range of services including in-villa chef services, delivery services (groceries, champagne & wine deliveries), in-villa massages, in-villa car rental deliveries, restaurant reservations, boat charters, tours and activities and more!

* Housekeeping Services: Monday through Saturday (except for holidays).

* Complimentary Welcome Basket: A curated welcome basket will be awaiting you upon arrival.

* Complimentary Arrival Transfer: One complimentary transfer from the airport to the villa is included for up to 10 guests. Upon arrival, you will be greeted by our airport host just outside the arrivals hall.

* Complimentary Departure Transfer: One complimentary transfer from the villa to the airport is included for up to 10 guests.

Food lovers will appreciate the villa’s proximity to exceptional dining. Baie Nettle and Porto Cupecoy offer a variety of gourmet restaurants and waterfront eateries. For everyday essentials, you’ll enjoy convenient access to small local markets, with larger grocery stores just a short drive away.



Beach lovers are perfectly situated, with some of the island’s finest beaches close by. Baie Longue, Baie Rouge and Plum Bay are all within a short walk or drive from the villa. Spend your days sinking your toes into soft white sand, swimming in crystal-clear waters, or relaxing under the warm Caribbean sun.



Getting Around:

St. Martin has so much to offer, and having a car makes it easy to explore the island at your own pace. From hidden beaches to charming villages and breathtaking viewpoints, having your own wheels ensures you can discover everything this beautiful island has to offer.



To make your stay effortless, our concierge service is available to arrange a hassle-free car rental for you. Vehicles are delivered directly to the villa, and all paperwork is completed upon your arrival. We recommend renting a car for the duration of your stay, and our team is happy to assist with all arrangements.



Other Things to Note:

* Heated Pool: Available year-round. Maximum temperature is limited to 86°F (30°C).

* The caretaker resides on-site in a separate cottage. The cottage is completely independent from the villa.

* Security Deposit: $4,000.00 - Funds must be sent to St Martin Sotheby's Realty - Refund will be processed within a week after departure.



Interaction with Guests:

Upon arrival at Princess Juliana International Airport (SXM), you will be warmly greeted by our airport greeter, who will guide you to your complimentary arrival transfer (for up to 10 guests). Your driver, fully familiar with the island, will ensure a smooth and direct journey to the villa. At the villa, you will be welcomed by your personal Guest Experience Specialist, who will give you a full tour of the property and serve as your dedicated point of contact throughout your stay.
