The Space:

Set around a central courtyard, the property is made up of three distinct wings: the Main House with its kitchen and living hub, the Games Room with entertainment and extra bedrooms, and the Pool Room, a self-contained suite right beside the pool. Whether you’re enjoying a barbecue by the pool, soaking under the stars in the spa, or challenging each other to a game of pool or table tennis, there’s something here for every guest to enjoy.



Main House

The heart of the property, the main house is where everyone naturally comes together.

Living & Dining: Open-plan kitchen, dining, and lounge area flowing to the courtyard and pool. Perfect for family meals, movie nights, or relaxing after a day exploring Rotorua.

Bathroom & Laundry: A shared bathroom plus laundry facilities.

Bedrooms:

Master Bedroom – Queen Bed (with ensuite bathroom)

Bedroom Two – Double Bed

Bedroom Three – Single Bed



The Games Room

A separate wing designed for entertainment and extra accommodation. This is fully attached to the main house but can be closed off with a lockable door if desired.

Games & Living: Spacious lounge with pool table and table tennis. A great spot for kids, teens, or anyone young at heart.

Kitchenette & Bathroom: Small kitchenette with washing machine, plus a bathroom.

Upstairs Bedrooms:

Bedroom Four – Queen Bed

Bedroom Five – Queen Bed



The Pool Room

A self-contained retreat right beside the pool (external access from the courtyard).

Bedroom: King Bed with direct poolside views.

Ensuite: Private bathroom with shower & toilet.

Kitchenette: Includes a mini-fridge, perfect for drinks and snacks.



Outdoor Living

Central courtyard connecting all three areas.

Saltwater swimming pool (unheated) for cooling off on sunny Rotorua days.

Heated spa pool for unwinding in the evenings.

BBQ and outdoor seating for al fresco dining.



Guest Access:

The whole place is yours to enjoy. That means the main house, games room, pool room, pool, spa, and outdoor areas — all just for your group. You’ll have full privacy, with plenty of space to spread out or come together depending on the mood. The driveway is shared by another property set around 100m away. The garage is locked an unavailable.



The Neighborhood:

Airport Oasis is perfectly positioned just out of the Rotorua city, offering a blend of tranquility and convenience. A short 10-minute drive leads you to the lively Rotorua CBD, brimming with restaurants, shops, and attractions. For travelers, the Rotorua Airport is a mere 800 meters away, ensuring an easy transition to your luxurious holiday home. Embrace the peacefulness of our semi-rural setting, designed to provide a relaxing and memorable experience.



Getting Around:

You’ll have on-site parking, so pulling up and settling in is nice and easy. To really make the most of Rotorua, we do recommend bringing a car — it gives you the freedom to check out all the cool spots nearby, from bubbling geothermal parks to the lakes and Redwoods Forest. Everything’s within a short drive, so exploring is a breeze.



Other Things to Note:

- The swimming pool is salt water and not heated, so it’s perfect for a refreshing dip on warm days.

- The spa pool is heated and ready to soak in year-round — ideal after a day exploring Rotorua.

- The pool room is a separate building with its own access, right beside the pool.

- This is a rural location so although pest control measures are in place, field mice and other pests may be present on the property.
