About the Space:-
When entering Kipling House, you will feel yourself instantly relax into the home"s warm and inviting atmosphere. The home is bathed in natural light with views from nearly every room, thanks to the perfect use of over-sized windows and glass doors throughout. A tastefully styled interior.
The open-plan living area features ample natural light, providing a warm and inviting atmosphere.
The fully equipped kitchen boasts modern appliances, making meal preparation a breeze. Whether you are a culinary enthusiast or just looking to whip up a quick meal, you will find everything you need. Prefer dining al fresco? Step outside to the private, spacious deck and cook up a feast on the BBQ.
There are two living areas, a dining and entertaining area with easy flow to the outdoor entertaining deck and sunny rear yard.
With three comfortable bedrooms on one side and open living, dining, and entertaining areas connecting seamlessly to the outdoors, Grasstree provides ample space both inside and out for guests to enjoy privacy or spend time together.
You will find the main bathroom on the left when you enter Kipling House. Off the open-plan kitchen on the right is a front sitting room with a lounge seating a television at one end and a desk at the other.
From the kitchen you walk into the open dining area and three bedrooms to the left. From here you access the spacious entertaining deck complete with a BBQ and breathtaking views. To access the spacious green backyard you need to go down the driveway.
A well equipped kitchen compliments the perfect outdoor alfresco area where you can sit back, relax with a coffee or wine.
Sitting in an enviable position just minutes from Bateau Bay Beach, Wyrrabalong National Park. Kipling House is a short drive to local shopping centres, restaurants and cafes.

THE PRICING
We aim to provide more value than you would expect. Kiplimg House is priced on seasonal activity throughout the year.
KITCHEN
A well stocked pantry.
Appliances - all the basics covered - dishwasher, coffee machine, oven and stove, microwave, pots and pans, silverware, wine glasses and cups.
Supplies - for your convenience we provide tea, coffee, sugar, salt and pepper, olive oil, and basic herbs. We also provide baking paper, cling wrap and alfoil, dishwashing liquid and basic cleaning supplies.
The kitchen has reverse cycle air conditioning to service the open living spaces.
LIVING AREAS
Two separate areas. One at the front is light and with a designated desk if you need to work. Open the windows to let the breeze through. The second at the back again light and leads onto the entertainers deck.
The front living room has comfortable lounge seating and a smart television. This room has a ceiling fan and gas heater.
The living space located just off the deck - or what"s commonly referred to as the sunny side lounge" - has casual seating, floor-to-ceiling windows, and doors that open directly onto the deck.
BEDROOMS AND BATHROOMS
The home sleeps six adults very comfortably, or 4 adults and 2 children. For guests with a baby or toddler, we also offer a port-a-cot.
All bedrooms have built-in wardrobes and reverse cycle air conditioning for year-round temperature control.

Bathroom 1: Main bathroom, shower over full size bath

OUTDOOR AREA
Includes a BBQ and large table for entertaining.
A large lounge for that relaxing place to have your morning coffee or

The expansive deck has views of Tuggerah Lake and surrounding mountains and features an outdoor lounge with a gas barbecue and an undercover dining area for entertaining year-round.
Guests also have use of a large backyard with ample space for activities or playing with children.
GUEST ACCESS
During your stay you will have the whole upstairs home to yourself.
Their is a private entry and is accessed by a key in a lock box. The code will be provided once your booking is confirmed with your check in information.
LAUNDRY FACILITIES
Downstairs.
The laundry has a washing machine, detergent, a drying rack and easy access to the clothes line outside.
BEFORE BOOKING
We ask that you read the House Rules and agree to those.
We hope that you will enjoy staying at Kipling House and create memories that will last a lifetime.
There is an outdoor shower at the bottom of the driveway and no camera points to that. It is not enclosed.
EXTERNAL SECURITY CAMERAS
Security cameras are located in three outside only areas. One at the main entrance. One facing the laundry/driveway entrance at the bottom of the driveway carport. On at the entrance of the downstairs unti entry which is not available for guests.
Guest access
Access to the property is via an electronic keypad on the front door. The code for this will be provided with your check-in information once your booking is confirmed.
You will have exclusive access to the upstairs level of the home during your stay. This does not include the self-contained dwelling downstairs or the separate studio at the end of the driveway.
Other things to note
The home is suited to famikies and friends.
No Smoking. If detected you will loose your bond.
Noise violations will incur a cost.
Broken or missing items will incur replacement costs.
Stained items will incur extra laundry costs.
Any damage to the home will incur an extra cost.
We do not accept pets.
No more than six adults. Extra children may be considered upon request.
There are exterior security cameras monitoring the entrance and outdoor areas to the house.
Guests should use their judgement when using the driveway, which is steep. In agreeing to rent the property, guests accept all responsibility for any damage to their vehicles that may result from their use of the driveway.
There is free street parking available in front of the house.
Occasionally, the owner may stay in the separate downstairs dwelling. As both levels are fully independent with separate entrances, guest privacy is unaffected. Still, guests would be notified in advance of their stay if the owner plans to be there.
If the gas bottle is empty please take to a Swap and Go and replace then send us the receipt for reimbursement.
Air con is only in the main kithen area and bedrooms.
Security cameras are only loacted outside at the front and at the back. There are none inside.
The driveway is very steep. We do suggest not parking down the driveway just park at the top or on the road out the front.
The owners may stay on occasion in the downstairs completely separate dwelling.
