Welcome to your perfect getaway, a spacious 3-bedroom, 2.5-bathroom home located directly across from a beautiful park with a variety of sports amenities. Enjoy a fully enclosed backyard featuring a private pool and spa (heated for $30/day with advance notice), high-speed WiFi, and a foosball table for indoor fun.

Red Rock Canyon and Downtown Summerlin are just a short drive away for outdoor adventure and great shopping. The home enforces a strict no-smoking, no-party policy. Max occupancy is 6 guests. Service animals are welcome at no charge.

Nonrefundable Processing Fee: A 3.3% payment processing fee applies to all reservations and will not be refunded, even if the reservation otherwise qualifies for a refund.

Mid-Term Guest Policy:

For stays of 28 days or longer, the following requirements must be completed prior to check-in:

📌 Background Check: Required for each person staying, at a cost of $50 per person.
📌 Signed Lease Agreement: Must be completed and on file for all guests.
📌 Host Approval: Guests must pass the background and credit check requirements set by the host.

📌 Starter Supplies: Starter supplies such as coffee, toilet paper, paper towels, toiletries, and similar essentials are provided for the initial stay only. These items will not be replenished during long-term stays, and guests will be responsible for purchasing any additional supplies needed after the starter supply runs out.

These measures are mandatory and help ensure a secure, clear, and seamless experience for all parties.

These exterior cameras are installed solely for the safety and security of our guests and the property. They monitor outdoor areas only, and there are no cameras inside the home.
My goal is your satisfaction, great reviews, and repeat business. To avoid any misunderstandings, by renting this vacation home, you agree to the following rules:

1. You are responsible for any damages to the furniture and missing household items.

2. No smoking or loud parties are allowed.

3. The maximum occupancy is 6 people.

4. No pets allowed. Service animals are welcome at no charge.

5. Trash: Trash day is Tuesday, Please put the trash cans on the curb for the trash pickup.

6. Check-in is at 4 pm. Early check-in is $25/hour upon availability. Check-out is at 10 am, and any holdover is charged at $50 per hour, plus the loss of any future rentals from that day and any legal fees that may be involved.

7. Excessive dirtiness will be charged at $150.

8. You agree that the house and furniture are not brand new and are not in perfect condition.
