Serenely situated on 7 private acres, our 2019 constructed Timber Frame home is an easy 4.5 mile drive to Dreams Park (you can faintly hear the cheering across the river at night!) and 6 miles from the Village of Cooperstown. Not to mention a half mile to Brewery Ommegang and walking distance to Northway Brewing Hop House!

The main floor has a wide open living area. Living room with large screen TV open to dining area with seating for 8. Open kitchen with large island and seating for 4, a breakfast nook with seating for 4 and an additional counter area with seating for 2. Walk in pantry with washer/dryer and full bathroom all on main floor.

Upstairs has 3 bedrooms each with open beam cathedral ceilings. Each bedroom has it's own heating/cooling. Large master bedroom with TV, couch, two closets and private bathroom. 2nd bedroom has queen bed and 3rd bedroom has twin-over-queen bunk bed. 2nd full bath with walk-in shower.

Basement level has 2 bunkrooms for kids. Adjacent Rec Room with ping ping, foosball, couches and TV.

Wifi allows access to personal streaming accounts on all 3 TVs.

Relax on the front porch overlooking the 2-acre front yard for kids to play. Side deck with grill and picnic table made from Doubleday Field bleachers! Plus a fire pit area for S'mores nights.

A 600 foot walk through the woods brings you to a private deck overlooking the Susquehanna river for fishing or a cool dip on a hot day.

If you like baseball, you'll enjoy quite a few baseball "touches" throughout this home (we'll leave as a surprise)!
