Our single level, 3-bedroom, 3 and 1/2 bath villa is a mere 5 minute walk to the beach! No need for beach towels, beach chairs or umbrellas either. It's all provided.

While staying with us you will enjoy access to 4 beach clubs, which serve breakfast, lunch, and dinner as well as provide towels, lounge chairs & umbrellas and also offer access to ocean activities and spa treatments. There are also 'kiddie' pool areas for the kids at several of the beach clubs.
The villa itself features a spacious combination kitchen/living/dining room area that opens onto a partially covered terrace with an outdoor dining area, BBQ grill, a private dipping pool, and views of the ocean and the Pacifico Golf Course. The villa has recently been remodeled with all new kitchen appliances & bedroom furnishings, as well as a state of the art water filtration system.

The villa includes a concierge service capable of arranging private chefs, pre-arrival food and beverage shopping, airport transportation, tours, surfing, fishing, massages, dinner reservations. The villa also includes daily housekeeping services and a 6 person golf cart.
As our guest you will also have the privileged use of our Premier Punta Mita Golf Club Membership which gives you access to a number of additional features that include access to both Jack Nicholas signature golf courses, Pacifico, with the "Tail of the Whale" hole, and Bahia golf course, as well as access to the tennis and fitness center. Additional fees apply.

This was our second stay at this villa, and once again, it was fantastic. The villa itself is beautiful, but what really sets it apart is the location—it's hard to imagine a better spot in Punta Mita. You're just minutes from the Pacifico Beach Club, the town of Punta Mita, and the golf courses.Maria, the housekeeper, is wonderful. She does an amazing job taking care of the villa and is so warm and welcoming that she truly makes you feel like family.We had another great stay and would highly recommend this villa to anyone visiting Punta Mita. We look forward to coming back!

The villa was perfect for our family - easy access to the town and beach clubs and very helpful that a 6-person golf cart was included! Easy to schedule tennis, a chef to prepare breakfast, and transportation to/from the airport through the concierge. We will be back!

Great house/great resort

The house is wonderful. It's just as nice as it looks in the pictures. The location is good, right in the middle of the resort and very close to one of the better beach clubs. The host was very responsive, and the concierge service that comes with the villa was very helpful.

Wonderful Family Vacation

Loved the property and it was perfect for our family with 2 small children. We loved having the plunge pool, but also being able to explore the different beach clubs. Thank you for a wonderful vacation. We hope to be back again soon!

Great vacation spot for 4 of us

We had a great time at the property, which was clean and in a convenient/beautiful location. There were just 4 of us for this trip, and it was the perfect size for us. The management was very responsive, and the cleaning staff and concierge were great. We would definitely rent again.

Wonderful home in perfect location

Our family of six enjoyed staying at Las Palmas... the property was well kept, housekeeping even did our laundry every day. The location was perfect and there was so much for our family to see and do in Punta Mita. Look forward to returning!

Great Time!

We had a really nice stay! Everything we needed was ready and working at the house. It was comfortable and Eli- the concierge- was so helpful supplying a driver, reservations and a sitter. We are definitely coming back!

Great location & house!

We absolutely loved this house - beautiful design, great location, and incredibly communicative and helpful owner & property manager! Only issues were the golf cart's speed and battery range for longer days and that the sound system wasn't working. Otherwise 10 out of 10!

Perfectly Curated Stay with Exceptional Service

Our stay was flawlessly curated from start to finish. The friendly and professional property manager greeted us upon arrival and assisted with planning and any issues throughout our visit. The layout of the rooms, arranged around a charming courtyard, created a welcoming sense of openness while ensuring privacy. The space was beautifully appointed, striking a perfect balance between elegance and a relaxed atmosphere. I wholeheartedly recommend this property and would gladly stay here again.

Perfect Spring break!!!

Long time Punta Mita visitors, but this was our first time not staying at one of the two hotels in the development. This was a great villa. Prime location for a morning trek, or to the tennis courts and golf. Great variety with the beach clubs. Great host. Thank you.

Beautiful Property

Beautiful villa right on the golf course. The house is well appointed, spotless and well stocked. Our concierge, Elí was terrific and responded quickly to our requests. The golf cart made getting around easy and we loved visiting all the different beach clubs. We will definitely return!

Excellent choice

Everything really went well. Villa was just great experience, no problems with property and check in and out was easy. I would highly recommend a stay here. Trips to village were easy and beach clubs fantastic. One of my best vacations. Thanks to owner and Eli for all your help.

Beautiful, Relaxing Villa!

This was our first trip to Punta Mita, and our first trip out of the country with 3 young children--so we were a bit nervous. But everything was seamless! The villa was absolutely beautiful. We all enjoyed sitting out back, relaxing and swimming. The location was perfect and we loved checking out the beach clubs in the golf cart. We also took the golf cart into town for dinner twice and that was easy as well. The owner and the concierge were incredibly attentive and made sure everything was taken care of. We can't wait to come back!

Fantastic Vacation - Fantastic Home

I can't say enough about our stay in Las Palmas at the Turnlund's home. Every part of the trip was seamless and made so easy by the capable hands of Eli at Casa Residential Management, Lupita and Suzy. The home in Las Palmas is just spectacular, with very easy access to everything Punta Mita has to offer. We spent days at each of the beach clubs and getting back and forth to the house for naps, snacks, etc. was seamless. Lupita kept the home spotless all week - a treat with the little ones and such a nice surprise to come back to after long days out and about. I can't say enough about this home, this destination and this vacation so thank you!

Relaxing Family Spring Break Trip

A spacious, well-appointed home, and perfect for our family of four. Twenty-three Las Palmas was well stocked with every amenity we needed and more. Our concierge welcomed us to the property to acquaint us with the home as well as the surrounding services. Groceries, flowers, drinks and an appetizer greeted us upon arrival. A very nice touch. The home was perfect, we had some issues with the hot water going out several times during our 5 day stay, but a repairman came out very quickly on both occasions to re-light the pilot. Overall, would highly recommend!

We are so happy you enjoyed your stay at the villa. The hot water issue does occur from time to time, especially when the wind picks up, and we are currently working on a remedy for this. Great family vacation

We just got back for a wonderful week trip to Punta Mita. We have stayed in the Las Palmas area and always thoroughly enjoy the experience. Here are some highlights: 1. The condo is very well located in the community. Close access to the Residence Beach Club and the ocean. 2. The home is very well laid out. We had our two children with us and there is plenty of room for everyone to have their own space. 3. There are other houses in the area but you actually feel very secluded due to the wonderful vegetation around the property. 4. The daily service was great. Lupita is very friendly and actually made us chips and guac on several occasions. 5. We had Chef Erick come each day for brunch. He is an excellent cook and my children enjoyed working on their Spanish each day. He buys the groceries, cooks the meals, serves the meals and does all the clean-up. He also purchased other items we needed during our stay and was more than willing to help out with that. 6. The golf cart is perfect (seats 6). We used it daily to go the the beach clubs, into town for dinner and groceries. 7. The home has all the amenities you could want. Excellent air conditioning, Apple TV in every room and a Sonos sound system. All pretty necessary for the kids. 8. Eli (on-site property manager) was very helpful. He was at the property when we arrived and gave us a thorough walk through of the property. We checked in during out stay to make sure that everything was up to our expectations. He also assisted with our transportation to and from the villa from the airport. Very professional service. 9. Eli also assisted with surf trips which I highly recommend. If you like to surf there are several high quality breaks around the area. 10. Suzanne helped with setting the entire trip and is very diligent and timely in responding to questions / needs. We enjoyed it so much we have already confirmed our trip to return next year. I would highly recommend Suzanne's properties. She is one of the most professional people I have experienced in booking a vacation.

Great to celebrate in Punta de Mita!

We just returned from a 4 night stay in Villa Las palmas 23 and enjoyed it very much. The villa is newly remodeled and updated, modern, quality furnishings, decor and details. The original unit we rented is next door and undergoing renovations, so I had not seen photos of this unit (newly finished) and trusted Suzanne it would be perfect...which it was. The construction from Villa next door was not an issue, and the crew was courteous and did not negatively impact our stay as promised. The villa was perfect for 3 couples, although there is a significant difference between the view in bedroom 2 and 3, and our friends swapped rooms midway through trip to "even" things out. Having 2 double beds in the second bedroom was not an issue for our friends, but might be if you need or prefer 3 Kings. Linens, towels, pillows very nice quality, beds were typical from our experience in Mexico, very "firm" and not particularly comfortable. We had use of a 6 person golf cart which was essential for getting around the area. We enjoyed both golf courses (Pacifico and Bahia), took our shots at the "Tail of the Whale", spent time at Kupuri Beach Club (not our favorite-too many bees and water had a lot of debris) and Sufi Ocean Club (no beach but nice pool and service). We enjoyed hanging out on the patio and watching the lightening storms come through at night. The pool was a nice feature, but most days as warm as a bathtub, so cooling off was best done in the air conditioning! The concierge, Max Meza, was excellent and helpful throughout our stay. We had a power outage to the area and unable to get the golf cart out of the garage. They gave us the housekeepers cart for 4, and took the other 2 over in their private car to the beach club. When power came back on, they brought our golf cart for us to get back on our own. Extremely accommodating, helpful with reservations (expect tee times which is done through email and the clubhouse), great housekeeping staff (offered and made us fresh guacamole and salsa from our grocery supplies-delish!) and cleaned the house thoroughly everyday. Best dinner in the area was Sufi restaurant (they made a delicious carrot cake for my husbands 60th birthday). We also secured a wonderful Chef, Celcilia Avalos (achefinsayulita@gmail.com), who did a lovely job with dinner our first night and a brunch. Overall, a wonderful stay and way to celebrate my husbands 60th birthday! Look forward to coming back soon!

A perfect place in Punta Mita

My dear friend and our two girls had a lovely stay at villa 23. 10 days, 2 moms, 2 kids. The villa is beautiful, well stocked, impeccably maintained and the golf cart included is a must. Concierge Max is amazing. Planned our activities, restaurant reservations and addressed any needs that came up with a smile. A pleasure to work with. Housekeeper, Lupita beyond lovely and professional. In a addition to the few delicious meals she made for us, make sure you ask for her flower tea (she also makes flowers in the tissue boxes ). She keeps the villa spit spot clean. Construction next door was extensive, yet the owner Suzanne was extremely accommodating and timed work while we were out. Villa 23 Is really a slice of heaven in Punta Mita. We will for sure return.

Punta Mita is a spectacular resort community, unlike anywhere else in Mexico. We purchased the villa next door in 2015 as our second home and wanted an extra place for friends and family to stay when visiting.

This villa features expansive indoor-outdoor living areas and is very light and welcoming. It's a quick walk or golf cart ride over to the Pacifico Beach Club, or along the fairway to the famed 3B golf hole, and close to everything in Punta Mita! The gourmet kitchen as well as the large, covered terrace (with gas grill), provides for indoor-outdoor living. The kitchen means coffee is close, as well as convenient breakfasts, snacks, or cocktails. Also, there's a lovely plunge pool on the patio, heated in cooler months. This villa is very peaceful and quiet, and overlooks the Jack Nicklaus Pacifico course in Punta Mita, with views to the ocean and the famous 3B "Tail of the Whale" Island hole. Being inside the gates of Punta Mita, means you also enjoy dining privileges at both the Four Seasons and St. Regis resorts at Punta Mita.
