Come and fall in love with this private small peninsula at the mouth of the Rappahanock River, facing out towards the bay . 3 level house with 4 BR 4 Ba , House sits on top of a point overlooking Greenvale creek , water view from all the rooms. Master BR is attached to a sunroom/bedroom with view of the water. Our dock is the perfect place to drink your coffee and enjoy star gazing at night . Water side 4 season Screened in porch attached to the Family room . Enjoy our large Deck overlooking the River while enjoying those boats coming in and out of the bay . The kitchen has a bar and is open to the family room. Kayaks , canoe, paddle board, crab pots , grill, hockey table , sauna and outdoor shower. Our front porch is a great place to sit on the rocking chairs and do nothing ! Bring your entire family and gather around the fire pit in the evening or rent a boat or jet ski and make some memories ! Bring your large floats and enjoy your private paradise ! Enjoy a small beach 🏖 area at the belle state park .

Belle state isle is only 5 mins from the property ( swimming , biking, beautiful trails, fishing, kayaking, biking, small beach, playground ).

Kilmarnock- 15 miles from Town of Kilmarnock ( shopping and restaurants)

Boating - we are few minutes from the marina if you want to rent a boat)

Boat launch- we are a mile from boat launch ( take your boat with you and dock it on our property).HIGH SPEED INTERNET

Perfect getaway at the Riverhouse

We absolutely enjoyed our stay. The house was beautifully decorated, extremely comfortable, and perfectly situated on the water. We enjoyed kayaking and fishing while observing the wide variety of wildlife all around us. Our evenings were capped off relaxing around the fire pit making s’mores. We would definitely rebook this river house.

Great weekend getaway!

We stayed here for a quiet weekend with family and it was perfect! Beautiful views from the dock and we loved getting to go kayaking each day! A wonderful place to stay!

Perfect Hideaway on the water

Cute lil hideaway tucked away on the creek perfect for a women’s retreat. This place had the right space and landscape to host a retreat. The home had plenty of things to keep you occupied with games and water activity. The host was wonderful and very responsive. Highly recommend for any vacation.

Yearly family reunion.

This house was perfect for our annual get together as a family. The house provided plenty of beds and showers, and gathering spaces. We spent most of our time outside enjoying the view of the river from the deck, fishing off the dock, kayaking and canoeing, and gathering by the firepit. We had a wonderful time.

Relaxation on the River

Great house and highly recommend! Great for crabbing, fishing, and kayaking. You can relax in the chairs by the fire pit, sit in the hammock, rock in chairs on the porch or catch some sun on the dock. Half hour boat ride to a great lunch spot Merrior Tasting Room. The house was comfortable, clean, and well stocked. Short ride to many beautiful beaches if you want to put your toes in the sand. Restful and relaxing! Wonderfully responsive host! The kids will love the outdoors and the indoor air hockey table.

A perfect getaway!

We had a great time this past weekend at this property. Location is very peaceful and private. Property is clean and well kept. The view was amazing! Great place for fishing and kayaking. It was very relaxing ! Perfect place to unplug !

Great River House!

We had a wonderful time at this beautiful spot on the river. It was peaceful and relaxing, and the home had everything we could need for a weekend away. The host was very helpful and responsive.

Great Place to Relax and Have Fun with Family

Great location right on the river. Beautiful deck and dock with plenty of seats for the family. Kayaks and a canoe were available to use and my 2 grandkids had a blast learning how to fish and kayak. In fact on the first night my grandson said that he was in paradise. Would definitely stay again.

Family Fun

We had planned a family get together in this beautiful home! We wanted a laid back visit by the river. It did not disappoint! Everything we needed was available to us. We enjoyed the outside deck, dock and firepit. The home was beautiful and laid out so well! I’m not great with words but this rental checks off all the boxes for a wonderful weekend, vacation, or getaway. The hostess was constantly in touch with me making sure we were comfortable. I feel we are friends now. I wish I could give her more than a five star rating!

Wonderful-secluded getaway!

Our family had a wonderful getaway at this home. The screened porch was our favorite space to relax in. We found the property to be quiet, secluded and very relaxing. Everything was clean and the home is well appointed with nice comfy furniture throughout. We will definitely be back for future stays!

Awesome Affordable Gateway

The property has so much to do! It is large, filled with activities indoors and out and very very beautiful. We looked that it had something for everyone from games, to grilling to water realtors activities. The property manager was very responsive and helpful not only with our stay but additional things (like recommendations and future bookings).

Great stay on the northern neck

We had a wonderful long weekend at the "Rivah" home. The property is great....right on the water. We spent every night building a fire in the huge fire pit. There are several hiking destinations and cute towns a short distance away. It's so peaceful and quiet where the home is located. We had the best sleep in years! Would definitely recommend it! The host was very communicative and super friendly.

Peaceful and Private

We thoroughly enjoyed our short getaway at this property. Grace was great at communicating and providing information ahead of our trip. The house is beautiful, but the setting is the best. It's very private and quiet. We loved spending time on the screened in porch overlooking the water. We also enjoyed the fire pit and sitting on the dock. We would definitely return.

Lovely time and kids loved it!

Really clean, private and spacious property for our family of 5. Our kids had a wonderful time playing throughout the house and on the property. We all enjoyed having access to the river and watching the birds from the deck. Grace was a wonderful host and we will certainly be heading back—we don’t bother reviewing properties but we made an exception for this one. Thanks!

Awesome family getaway!

Grace was super responsive and kind. The house is new, well maintained, and perfectly laid out. Our only problem was deciding which nook we preferred for relaxing, though the hammock by the water was a group favorite for sure! There's a perfect perch for everyone in this home, and peace and birdsong aplenty. We will return!

Fun in the 🌞

Great property for playing and having fun in the water. There is a professional net set up for volleyball or badminton. Bring anything you want to play. Had fun playing air hockey. Wish we stayed longer to enjoy the peace and quiet.

Relaxing time at the Rivah House

We were a group of six adults and we all concurred that we loved this property! We relaxed, cooked, played games (love the air hockey!), hung out in all the areas, especially on the pier to watch the sun go down. Grace has wonderful eye for decor and comfort and makes it easy in the kitchen with labels on the cabinets. We will definitely return for another get together. Thanks for sharing your beautiful home!

Just what we were looking for!

We had a excellent stay here. Grace is a fantastic host - unparalleled communication pre trip (local guides, house expectations) and during the trip when a couple of minor issues arose. House was perfect for our family - we enjoyed the kayaks; the local boat launch for our Sunfish sailboat; the fire pit; the views from the many patio spaces and several interior rooms. We rented a motorboat to get a broader view of the area and tremendously enjoyed our time on the water. Highly recommended! thank you, Grace!

Great spot to relax and enjoy the Rivah

The Rivah House is lovely! The pictures of the property are spot on...however take the time to really embrace the decor. A lot of personal touches and care goes in to maintaining this home! The deck and dock beckon you outside. There is varied water sport equipment and everyting is in excellent condition. Take note of the blue herons...majestic! Get out and enjoy the Rivah...we are so glad we did!

Beautiful Area

Very nice deck and wonderful view of Greenvale Creek. Mattress in second floor bedroom needs to be replaced. Gas grill in front yard has an empty propane tank and not sure it works. Grill in backyard is workable.
