Out of Bounds - 30A Beachside Cottage in the Heart of Seagrove Beach

Two relaxing porches with patio swings on the 1st and 2nd floor. Large patio off the living room with ample seating and an outdoor gas grill. Another private southern patio is off the second-floor master bedroom. Once you step through the front door, there is plenty of seating in the beautifully decorated entertainment area with access to the first-floor patio, perfect for enjoying a quiet summer cocktail.

Sonder into the spacious kitchen area fully equipped with stainless steel appliances and a breakfast bar that overlooks the tastefully decorated living room/entertainment area. The adjacent dining area table accommodates up to 8 guests.

Upstairs you will find the beautifully appointed bedrooms a 2nd King Master Suite with a Walk-In Shower and a private balcony, a Double Twin Bunk Room with, Queen Bedroom, Queen Sleeper Sofa, and a Hall Bath with a Tub/Shower Combo.

Great location!

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: We really enjoyed our time in this home! There were a couple of quirks to the house ... it reminded me of an older home where the upstairs floors creak and none of the doors had traditional locks. Nothing that significantly impacted our stay, though.The beds were comfy and we enjoyed being able to spread out on the various decks and porches during the day. The provided bikes were a huge plus, and the proximity to the beach and our favorite local spots was wonderful. We were disappointed that one of the pools was closed the entire time we were there, but thankful there was a second one available on the next street! Our kids loved it.

Family Vacation

Overall, I recommend this vacation rental. Reviewer Comments: The property did fine for our vacation - we had 5 adults and 2 kids and a good thing is there was plenty of room. Overall, unfortunately it wasn’t as nice as we were hoping - many of the blinds were broken, the outdoor furniture was a bit dingy, and there were some areas in the home that weren’t very clean. We did have to contact the management team several times and they were always very responsive and kind and quick to solve our issue so that was nice. Downfall to the area was no golf carts allowed.

A short walk to the beach and pools, we will definitely be staying here again. Highly recommend Ryan St. for vacationing with small children since it is a quiet area.

Great family rental!

The house was big enough for 6 adults and 4 kids. The house was clean, had a great screen in side porch, it had fans and a breeze ran through it which made it comfortable to sit even when it was hot outside. The location was great! It had two pools and the walk to the beach was very close. The kids were able to ride their bikes on the street without worrying of too much traffic. Communication with owner was very good. I had questions before check in in regards to the area and they replied very fast and were very helpful. During our stay we had issues with the bike locks, I emailed them and they came the same day to fix it. We would definitely recommend this house and the area is beautiful!

Perfect for a family beach vacay!

The house has a great layout and a ton of storage space for clothing, pantry items, etc. Beds were comfortable, bathrooms were roomy and bright. 4 stars only because the door to the side porch had a broken lock, which would intermittently prohibit it from opening. The location of this house was perfect. Super easy walk to the beach (even with toddlers and an infant) -- maybe 3 minutes to the sand, and the beach is less crowded than Seaside. Equally easy walk to coffee shops, restaurants, and shops across 30A from the neighborhood. Old Florida Fish House was a fun dinner for our party of 12. Ambrosia was perfect for a date night. Shopping in Seaside was nice, but I'm so glad we stayed in Seagrove -- far less crowded and super laid-back. We're already planning for next year!

Great 30a Stay

We enjoyed our stay SO much!! Close walk to the pools and beach. We enjoyed riding bikes that weee provided in the area. This house is decorated so nicely, and felt like we were at right at home (homey feel to it) the whole week. We’d rent again next time we are in the area.

Perfect Family Vacation

Overall, I recommend this vacation rental. Reviewer Comments: Our extended family of 6 adults and 2 kids enjoyed a perfect week at this home! From the spacious kitchen and living area to the large, well appointed bedrooms and bathrooms, everything was so comfortable. The were plenty of towels, comfy beds, and lots of space to play games at night, or enjoy a family dinner. The walk to the beach and pool was great, and we loved the peace and quiet of N. Ryan Street for early morning coffee on the porch while the grand kids played. We can't wait to come back to this beautiful home!

Family spring break 2024

Reviewer Comments: This was the perfect home for my 6 kids and grandkids to spend the week. The open floor plan on the main level allowed for so many game nights and quality family time. The house is a short walking distance to the beach. My 6 year old grandson could walk it easily. Having the 4 bikes in hand were convenient. The Quiet secluded street sheltered us from other spring breakers. The porch bed swings were a hit! We would definitely stay here again. The owners were very receptive to any issues that arose.

Wonderful Family Vacation

Reviewer Comments: Enjoy a quick stroll from the beach down a darling tree-lined quiet street of Summer’s Edge to this well furnished and decorated home full of beach themed decor. With two living spaces, and three patios, there’s plenty of room for a large family to spread out while recharging. Our small family of 4 loved our movie nights downstairs after our beach days. We especially enjoyed the short walking & biking distance to nice restaurants & shopping across 30A. Thank you for this opportunity to build precious family memories!

Declining property

Overall, I do not recommend this vacation rental. Reviewer Comments: We have stayed at this home many times over the last three years. It was once an excellent property but now it just seems very tired. The furnishings on the inside definitely need to be updated. And needs a good deep clean. Also, we have reported the same maintenance issues that have yet to be fixed. This last visit the front porch light was out and my wife almost fell down the stairs because she couldn’t see her way. The management company is always quick to respond, but rarely fix problems the first time you call.

Family fun

I was disappointed that my call to have front porch light repaired went unheeded. Having no light after dark was dangerous and should be unattended to immediately. I only liked the beach location in early am or at sunset after the umbrellas and chairs were taken down...they really ruined the look of the beach.

Wonderful Family Beach Vacation!

Overall, I recommend this vacation rental. Reviewer Comments: Out of Bounds Cottage is located on a quiet, tree lined street, which turned out to be about a 5 minute walk to the beach. It was perfect for our group of 5 adults, 3 children and an active 1 year old. We really enjoyed the porches especially the side porch and the one with bed swing upstairs where our grandchildren enjoyed gathering for bedtime stories. It was nice to be away from the crowds at Seaside while just being a short bike ride away. The only thing that would've improved our stay is having more FOBS for access to the pools and beach. We only had two for our large group, so it was difficult to coordinate comings and goings at times. I would recommend having at least 4 for large groups. Otherwise our stay was wonderful and we would return in the future if we are planning a trip to the area.

Out of Bounds - Summers Edge

Overall, I recommend this vacation rental. Reviewer Comments: Our unit was ready when we arrived and was very clean. We found the bikes as described, tires a little flat, which was remedied very quickly. The house is just great for 2 families, with a king downstairs as well as upstairs, bunk room, additional bedroom up and the extra living room upstairs was perfect for kids/teens. The walk to the beach was at most 5 minutes, the neighborhood is on the quiet side of 30a, which felt much more serene than the hustle and bustle of closer to Seaside. Perfect location in between the Big Chill/Hub for a 15-20 minute bike ride; same distance to Seaside, we biked every day and really enjoyed the house. Only complaint is the king beds are quite worn out and not terribly comfortable but other than that, no complaints and we'd happily return to the house/neighborhood!

Nice Place

There is insufficient beach space to support the size of the neighborhood. The downstairs master bed is like sleeping on a slab of stone. No storage containers for leftovers. Overall not bed, just missing a few things.

Recent stay at Out of Bounds

Overall, I recommend this vacation rental. Reviewer Comments: Overall we truly enjoyed our time at this home. It was perfect for two families and had plenty of room to spread out. The location was very close to the beach which was really nice to be able to walk and be on the beach in just a few minutes. We also really liked that the beach itself was not nearly as crowded as Seaside or Watercolor. The only thing lacking was the two side chairs in the living room were very uncomfortable to sit in. The couch was great but the side chairs need to be replaced in my opinion. The property was very clean and well maintained and the extra room off the porch with a bonus drink fridge and deep freezer came in very handy!Overall I would recommend this property to anyone with a group of 8-10 that wants to be really close to the beach and away from the crowds of Seaside.
