• You you must pay a one time $20 fee per vehicle upon entering Emerald Island Resort to park at the resort. You will get an access card to get in and out. See my guidebook for more info once you confirm the reservation.

• We can not allow early check in's or late check out's. Our cleaners need the entire time (every minute) to have the house adequately cleaned for each upcoming guests. Thank you.

• We provide a starter kit containing toiletries, soaps, paper products and trash bags. If you run out of anything, there's a plethora of grocery and variety stores nearby.

• For last minute bookings, bookings for 3 nights or less or if you have a previous poor review we will require an upfront $500 security deposit that will be requested after you book and will be returned after the cleaner reports the house was left in good condition.

• We provide a gas grill, and unlike many places, we don't charge extra for its use. We just ask you to please clean it afterwards or else we will charge a $50. Thanks!

• Remember: There is NO SMOKING ON THE PREMISES and NO PARTIES ALLOWED! We're serious. Immediate eviction with ** NO REFUND ** will result if there is a party on the property! Security guards drive through the neighborhood and, trust me, they will let us know! And our housekeeper can tell if there's been smoking, even in the garage, and she will let us know!

IMPORTANT: Trailers and RVs cannot be parked in Emerald Island Resort over night. If your party has either of these, you'll have to park them off site. Check the house manual for information on nearby parking.

• If you're new to vacationing in Florida, you're new to our wildlife! You might see a bald eagle soaring overhead, or an armadillo scuttling through the woods. You can't spend much time outside without seeing numerous little green Anoles. They're quick little lizards that are fun to watch, but don't try to catch 'em or scare 'em away! They play an important role in keeping our Florida bugs in check!

•Speaking of bugs, in central Florida's warm climate, every season except winter is an active time for ants, house flies and Palmetto Bugs, which sometimes find their way inside. Flies are horrible if you don't dispose of your trash appropriately by putting all trash in bags, tying tightly and prevent trash overflow. The best way to keep them away is to not leave doors open or food out; sweep up after meals and wipe the counters clean! If trash cans are full outside you MUST take to trash compactor which is the first right out of the gate in the community or infestation will occur.

• You must sign an agreement 24hours prior to your check in date to use the movie screen and projector for your stay.

Emerald Island Resort is a prestigious gated and guarded community on Disney's doorstep. Surrounded by a conservation area, it encompasses over 300 acres with 11 wooded acres in the middle of the community. Once inside, you'll feel as if you've entered a special preserve. Owners and guests alike can enjoy all the facilities provided in the resort, including sauna, 2 heated pools with free WiFi in pool area, a Tiki bar, Jacuzzi, basketball, volleyball, tennis, kiddie play areas, miniature golf, a nature trail, and much more.
• Guests have full access to the home, yard, screened-in patio, pool and Jacuzzi spa.

• Guests also have full access to the community pools, tennis courts, pickle ball, basketball court, volleyball court, walking trail, Tiki bar, exercise gym, playgrounds, sauna and clubhouse.
There is public transportation available in the Kissimmee - Orlando area on the LYNX buses but to get to and from the airport, parks or really anywhere if you don't want to drive it is best to get use Uber or Lyft.
