The fourth bedroom has a Temper-pedic queen size bed and shares a full bath with the fifth, “kid-zone” room, featuring twin beds. All bedrooms are furnished with flat screen TVs.
For your convenience, there is an EV outlet for your use, just bring your own charging cable and enjoy free charging during your stay. The house is equipped with 1 Gig Fiber Internet with upload and download speeds up to 1 Gig with Eero mesh system throughout the property.

Other things to note
Pool Heating:
*Pool heating if desired must be hired in advance for the whole stay: $150 for the first day then $100/day thereafter. Please inquire about extra fees if booking long (28+ night) stays;
*Pool heating when hired is limited to 84F;
*Pool does not need to be heated during the Summer months (June-August) it’s usually 80F+ naturally;
*Hosts will not be able to provide any refunds for occasional non-working pool heating that occur during your stay but we will do our best to have it solved in a timely manner.

In the City of Palm Springs, the main renter must be at least 25 years of age or older. By continuing with this reservation, renter represents that they are older than 25 years of age and further warrants that other occupants are either over the age of 25, or are accompanied by an adult guardian.
NOISE: Palm Springs has strict ordinances that govern vacation rentals. In particular, we want you to note that "NO outside music is allowed at vacation rental homes." I know, we all love our tunes out by the pool, but it's just not allowed by law. Music may not be heard at the property lines at any time of the day (that includes music coming from inside the home). Please abide by this rule so you don't get fined by the police, and so we don't lose our vacation rental permit.

RENTAL TERMS AND CONDITIONS
Definitions:
"My People". Shall include myself, my spouse, legal partner, guests, invitees, licensees, children, wards, heirs, assigns, personal representatives and estate, if any.
NO REFUNDS - Even the best or newest home has equipment that may occasionally malfunction and cannot be guaranteed operational 100% of the time. We promise to act immediately to remedy any issues, however, we do not relocate or issue refunds due to malfunctioning equipment or any other guest dissatisfaction or due to construction noise or any other items out of our control, unless the home is considered uninhabitable.
- All rentals with 28+ nights require a rental agreement signed naming and identifying all adult occupants (must present valid ID).
- Check-in time: 4-10pm.
- Checkout time: 11am.
- Primary renter must be over the age of 25, have a fully verified profile and at least 3 previous positive reviews inside Airbnb.
-Local ordinance requires host to obtain a photocopy of the renter's ID for verification before check-in.
- This is a private property and the host reserves right to access the property at any time to perform maintenance repairs necessary or requested by the renter.
- Landscaping & Pool maintenance schedule: we are unable to offer refunds or credits for inconveniences due to scheduling and maintenance done during your stay. We also request that our maintenance teams are not turned away if they should overlap your stay.
- Pet Policy:
Only dogs allowed. No cats or any other animals.
1 small/medium-sized dog allowed (preferably under 50lbs)
Pet fee is non-refundable and required to be paid via www.airbnb.com/resolutions before check-in.
Your pet has to be house trained and you have to clean after him/her.
Absolutely no parties or loud music.
LOCAL SPECIFIC RULES AND REGULATIONS
Regulations in Palm Springs requires every guest who books a Vacation Rental in the city to sign and confirm receipt of the Good Neighbor Brochure and the Statement of Rules to be able to gain access to the property. Our local team will be arranging a meet up within 24 hours of check-in to meet you and collect the aforementioned documents and your ID.
As the person booking this property, you are the main point of contact and person responsible for ensuring your guests comply with the house rules and City rules. Please be advised that the City will fine renters in $500 per occurrence without notice if they fail to comply with the local ordinance.
The main sources of violations are:
-An excessive and unaccounted number of guests onsite
-An excessive number of cars
-Loud outdoor music (and this includes playing music from inside the home so you can hear it outside)
-Trash left outside and on sight
Only registered guests as listed on the rental agreement should be on the premises. No additional guests or visitors allowed.
We apologize for any inconvenience, however, the City of Palm Springs is not treating this lightly and everyone has to obey and adapt to the new scenario.

RENTAL AGREEMENT
This Short Term Rental Agreement is between AIR CONCIERGE INC. (herein referred to as “Manager” or “Property Manager”) on behalf of and in accord with the Property Owner ("Owner") and you as Guest (or “Occupant” or “Renter”) of the date set forth on the reservation details confirmation noted on the confirmation which shall be received by the Parties via email as well as provided in the Airbnb.com software. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
SMOKING: A $1000 fine will be charged to Occupant if there is any evidence of smoking inside or outside of the property within a 20’ radius of the property.
Fire and Fire Safety. Occupant is notified that the Property may be located in an area susceptible to fire, and as such Occupant agrees all conform with all applicable fire codes of any governmental authority, and ensure safe and reasonable use, management, and extinguishment of any fire places, bbq's, smoking (if permitted), fire pits and any other device or act involving the risk of fire. In the event Occupant discovers any fire related safety issues, Occupant shall immediately inform Manager and cease and desist immediately from undertaking, or continuing usage until inspection, remediation (if necessary) and written approval by Manager that use is permitted. Flammable substances and solids, such as gasoline, benzene, naphtha, cleaning fluids, explosives, and fireworks may not be used or stored on the Property.
