Nice property in great location

We loved staying here in this small gated community with security guard, we thought the property was perfectly located between the ruins / national park and the town center. The mattress was one of the best we have ever slept on! Val our dedicated concierge was so helpful and friendly, she helped us renting bikes, recommended excellent restaurants as well as helping us resolve a problem when we lost a key to a bike lock. Couldn't have been a better introduction to the lovely town of Tulum, MX.

Great Place

Overall I was very happy. I will say that in general the property needs repairs to canvases and outdoor cushion replacement and trash and debris accumulation along the entrance to the grounds. This didn't lead to a particularly negative experience, but are areas for improvement. I spent a lot of time in the roof top pool which was very private overlooking the jungle and town. That was lovely.

lovely condo above the jungle

We had a very nice stay here and Ben and Clem (concierge) were both very good at communicating and we were even able to check in early to part of the unit which was a big plus because we arrived early in the morning after a redeye flight. Clem made sure to give us a thorough orientation and responded quickly to any questions or requests. The only slight drawbacks are the many stairs required to climb up to 3rd floor and the small capacity of the water heater, we are a family with 4 girls and we would always run out of hot water at shower time. close to town and amenities and a short drive to Tulum beach areas and the Archeological zone. Thanks Ben and Clem!

Property not maintained.

This is a bait and switch property. The photos are clearly old, does not show how unmaintained the property is. Rust in the pool, on the patio furniture, exposed wires inside and outside, broken tiles that’ll cut your feet, the ‘view’ from the pool looks onto garbage under the solar panels. Water leaks onto where they store bathroom towels. Interior was not sealed and woke up covered in ants. We left after one night. Don’t stay here. Contacted the property asking for a refund with photos attached, never heard from them again.
Very worn and splintering wood seat
Stained exterior sofa
Dirt and dead bugs inside the home
Rust in bottom of pool
