Hi Melanie, Thank you for your feedback. We apologize that your stay was not a 5 star stay for you and your family. We do our best to properly inform potential guests of all of our offerings and proximity to things. Our farmhouse cottage is definitely a more relaxing, quiet, and rural get away and we disclose that as best as we can. We hope at the very least, that you got some good R&R and had quality time together as a family. As for the beach, the water level is up much higher than it was last year. We do keep the left side of the beach more natural - this helps the lake and supports the aquatic life. It does periodically get trimmed back but it has never been sandy or an area to swim. The right side is more of the beach side and where the sand is. However, the higher water levels have left less sand on the shore. Per this feedback, I have had more sand brought in so the beach will be better for future guests or a future stay. As for the neighbor... we have no words other than we are greatly sorry. Thank you for taking the time to leave a detailed review—we truly appreciate you returning to stay at our home and sharing your thoughts. Since you’ve stayed with us before, we hope much of the charm and comfort you enjoyed on your previous stay was still present. We do our best to make the home welcoming and well-equipped and we provide what’s typically expected in most vacation rentals. Paper plates, foil, and baggies aren’t typically included but we have provided both plastic plates, bowls, & cups as well as sturdy ceramic-ware for our guests. VRBO also auto-sends a document upon booking that shows exactly what we provide to help guests prepare for their stay. Towel hooks are located in the laundry room for convenience after lake time. The smaller bath on the main floor also has hooks off of the shower rack that are convenient to hang wet swim suits. We apologize for any inconvenience on the location of where these hooks are placed or if there were not enough. We have since added some additional hooks on the back, covered porch as well as a few hooks in the main floor baths. Thank you for this suggestion. As for the rules, we wish we didn’t have to have them at all. However, per VRBO recommendations, they suggest that we have published, detailed rules for liability reasons. Most were taken from other VRBO owners. I agree that I may over-communicate all the little intricacies of an old farmhouse (not necessarily rules) but that is only to make sure our guests fully understand where things are located, how they work, etc in order to make their stay an enjoyable one and not leave them guessing where something might be. I did downsize my verbiage. Thank you for bringing this to our attention. As for the seating, I agree! I wish we had a larger dining room but she's an old farmhouse. We originally wrestled with allowing 6 guests vs 8 for that very reason. There is simply not enough room for an 8 person table in the dining area. The outside patio, however, seats 10 (6 at the table 4 wicker furniture seating) which is where we find most of our guests enjoy hanging out. When we replace the patio table, we will consider a larger table that seats 8. Thank you for this suggestion. Last but not least, the air conditioning unit. Unfortunately, this old farmhouse did not allow us a way to run duct-work to the upstairs. We do disclose the a/c unit in our listing so guests will know ahead of time what to expect. It is a newer unit so not sure if there are quieter models out there. We will look into it. Again, thank you for your feedback.
