PLEASE NOTE: We offer one Twin size air mattresses with full bedding -- this is stored in the closet in the guest bedroom; bedding is upstairs in the lower cabinet by laundry room.

This is the premier location for anywhere in downtown. Local eateries, ballpark, shopping, and historic Gaslamp are all quite literally a hop, skip and jump away in any direction.

Because of our proximity to Petco Park (baseball stadium), access to the building might be tricky and limited at times. You might not be able to drive into the garage at times.

Guests will have access to the entire condo - including 1 parking space in the garage.

**Important: we use KEYCAFE to hold our keys, read below:
-Keys are not available until 4pm of arrival day and not available after 10pm.
-For check in AND check out, guests will have to walk approximately 1.5 blocks each way to a 7-eleven convenience store nearby and pick up the keys from a secured lockbox using the code provided via email/text.
-Please make sure to account for this step on departure day as well.

This is the prime location in downtown San Diego with nearby access to the world famous San Diego Zoo, Balboa Park, Sea World, Coronado, and slightly more distant access to Legoland and Wild Animal Park.

Any and every public transportation option you can think of not including subway. This home is just 12 minutes away from San Diego Airport or a $9-$11 Uber ride.

We are 15 minutes walking distance from SD Convention Center (0.7mi)

Please only book out place if you can check in between 4-10pm and check out by 11am the day of your departure. Check in is strictly NOT available after 10pm. Failure to check in before 10pm will make you miss your first night.

-Only one adult dog allowed (up to 20lbs) per stay
-Dog must be house trained and cannot be left alone or on furniture

-Guests assumes full responsibility for all and any damage caused by the pets during the stay

By booking this home you agree to the rules and conditions outlined on Air Concierge`s website as well as those denoted below. Should there be a conflict between the Airbnb Terms and Conditions, and those listed on the link above or herein, then the terms most favorable to us as the Host shall take effect.

RENTAL TERMS AND CONDITIONS

Definitions:

`My People`. Shall include myself, my spouse, legal partner, guests, invitees, licensees, children, wards, heirs, assigns, personal representatives and estate, if any.

NO REFUNDS - Even the best or newest home has equipment that may occasionally malfunction and cannot be guaranteed operational 100% of the time. We promise to act immediately to remedy any issues, however, we do not relocate or issue refunds due to malfunctioning equipment or any other guest dissatisfaction or due to construction noise or any other items out of our control, unless the home is considered uninhabitable.

- All rentals with 28+ nights require a rental agreement signed naming and identifying all adult occupants (must present valid ID).

Late Checkout Policy
Guests must check out by the designated checkout time specified in the rental agreement. Late checkouts without prior approval will incur fees to cover costs including, but not limited to, waiting times for cleaning crews, canceled or delayed cleaning appointments, hardships on arriving guests (e.g., delayed check-ins or compensation), additional wear and tear on the property, and increased utility usage (e.g., electricity, water, or HVAC). The fees, based on the duration past the checkout time, are as follows:
• Less than 1 hour: 10% of the nightly rate or $100, whichever is greater.
• 1-2 hours: 15% of the nightly rate or $250, whichever is greater.
• More than 2 hours: Full nightly rate.
To avoid fees, guests are encouraged to coordinate with us in advance for late checkout requests. Approved late checkouts are subject to availability and may incur additional charges as agreed upon. These fees are designed to compensate for disruptions to property turnover and operational costs, and we will provide documentation (e.g., cleaning schedules, guest complaints) upon request to ensure transparency.


Additional Cleaning Policy
Guests are expected to leave the property in a reasonably clean condition, consistent with normal use. Any cleaning required beyond what is considered normal or reasonable, as determined by the property management, will result in an additional cleaning fee of $100 per hour. This fee covers costs such as extended cleaning times or specialized cleaning needs. Examples of excessive cleaning needs include, but are not limited to, excessive trash, stains or spills requiring professional treatment, pet hair in non-pet-friendly units, or other conditions requiring significant labor. We will make every effort to accurately reflect the additional work needed and the time required to complete it, providing documentation (e.g., photos, cleaning logs) upon request to ensure transparency.


Important Fee Disclosure for Long-Term Stays (30+ Days):
Should this property be reserved for 28 days or more, we reserve the right to apply additional monthly fees to cover certain ongoing expenses (eg utilities) not included in the standard nightly rate.
These may include, but are not limited to:
• Gas and electricity
• Water and sewer
• Trash and recycling
• Internet and streaming services
• Other utility or maintenance surcharges applicable to the home which will be known prior to the time of booking
These fees may be assessed as either:
• A flat monthly fee, or
• A fee calculated as up to 5% of the monthly rent.
Such fees may be collected directly through the Airbnb platform or invoiced separately as permitted by Airbnb policy. For estimation purposes, please assume an additional fee equal to 5% of the monthly rent unless otherwise specified in advance.
By confirming your reservation, you acknowledge and agree to these terms.


This Short Term Rental Agreement is between AIR CONCIERGE INC. (herein referred to as “Manager” or “Property Manager”) on behalf of and in accord with the Property Owner (`Owner`) and you as Guest (or “Occupant” or “Renter”) of the date set forth on the reservation details confirmation noted on the confirmation which shall be received by the Parties via email as well as provided in the Airbnb.com software. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

SMOKING: A $1000 fine will be charged to Occupant if there is any evidence of smoking inside or outside of the property within a 20’ radius of the property.

Fire and Fire Safety. Occupant is notified that the Property may be located in an area susceptible to fire, and as such Occupant agrees all conform with all applicable fire codes of any governmental authority, and ensure safe and reasonable use, management, and extinguishment of any fire places, bbq`s, smoking (if permitted), fire pits and any other device or act involving the risk of fire. In the event Occupant discovers any fire related safety issues, Occupant shall immediately inform Manager and cease and desist immediately from undertaking, or continuing usage until inspection, remediation (if necessary) and written approval by Manager that use is permitted. Flammable substances and solids, such as gasoline, benzene, naphtha, cleaning fluids, explosives, and fireworks may not be used or stored on the Property. Lighted candles, incense, kerosene lamps, halogen lamps and tenant installed electric heaters may not be used in the Property. ALL COOKING MUST BE CONFINED TO DESIGNATED COOKING AREAS. Use of electrical appliances not provided with the Property, such as hot plates, heating coils, coffeepots, popcorn poppers, electric frying pans, toaster ovens, irons, and electric heaters are prohibited. Storage or placement of any items (including trash, bicycles, boxes, furniture, etc.) in public areas such as corridors, stairwells, or balconies is prohibited. Any and All decorations used in the Property shall be flameproof or fire resistant materials. Any additional lighting (i.e. Christmas lights) must be Management approved with proper installation and approved.
