Welcome to the newly built Casa de Palmeras Villa. This open, bright & airy waterfront villa is centrally located in sunny SE Cape Coral, Florida. It has an expansive gathering space with entertainers kitchen. Live the Florida lifestyle with backyard views of the canal, private heated pool/spa and covered lanai. Accommodating up to 8 Guests, you will enjoy the amenities and convenience of nearby beaches, restaurants & shopping. Create your fun in the sun memories while relaxing on the Rubicon Canal.
TERMS & CONDITIONS:
LEASE: Any booking over 30 days will require a signed lease between tenants and Maylink Inc. before check in.
ADULT SUPERVISION: This is a waterfront, pool home without a fenced yard. Patio area and pool are caged. Adult supervision of children is a must. Pool safety fence and other safety features are available upon request.

HOME ACCESS: The "Level Home" app code will be sent no later than 4PM on the day of guests arrival. It is valid from 4PM arrival day till 11AM departure day. Other access options available upon request. relaxingonrubicon@gmail.com.
OCCUPANCY: The primary guest must be at least 25 years old and must be an occupant during the rental period. MAXIMUM GUEST OCCUPANCY AT ANYTIME IS EIGHT.

ELECTRICITY USE: All utilities are included in your stay, but please be respectful with your A/C cooling and pool heating use. Thermostat will be set at 74 degrees, pool at 87 degrees and spa (when in use) at 99 degrees. You have the ability to adjust for cooler and warmer temperatures, but please be respectful and try to maintain these settings.
PROPERTY PROTOCOL: Upon arrival guest will inspect the property for overall cleanliness, grill cleanliness and any damage. Any findings must be reported to the local house manager within the first hour of check-in.
BBQ GRILL & PROPANE: Guest will inspect grill for cleanliness upon arrival. Guest will notify local house manager if propane tank is empty. Guest will not change out propane tank themself. Tank will be filled one time per stay (any fill above one time will be charged accordinglly). Please keep in mind, an empty tank is not an emergency and could take up to 24 hours to be refilled. Guest will turn propane off at the tank after every use. Guest releases owner/manager of all liabilities associated with propane gas should guest attempt propane refill themself.
STUDENT GROUPS NOT PERMITTED: A student unaccompanied by a parent will not be permitted to reserve/rent Casa de Palmeras. Any reservation under false pretenses will forfeit all prepaid money associated with this reservation and occupancy will be denied.
PARKING/VEHICLE RESTRICTIONS: The villa provides plenty of driveway/garage parking for two cars. There is no parking available for other vehicles (RV's, boats, trailers etc...). Guests will not park in the street.
RESTRICTED AREAS: One master closet in master bath is restricted/locked. Guest agrees to not enter/disturb this closet.
UNIT FURNISHINGS: Guests will NOT sit on furniture/bedding with wet clothing or sun tan oil.
Guest will be provided with all bed linens, bath towels, shampoo & conditioner, hand soap at sinks, 1 roll of toilet paper in each bathroom, 1 box of Kleenex in each bathroom, 3 dishwasher tablets, dish soap, 1 roll of paper towel, 4 laundry detergent cubes, 1 coffee filter with (1) 12oz pack of coffee. In addition, guests may use 8 pool/beach towels, 4 beach chairs, and 1 cooler on wheels.
TRASH/RECYCLING: Guest will place all trash in receptacles provided by the city. Trash/recycling pick up is WEDNESDAY MORNING. Guest will place trash/recycling out Tuesday night, at the edge of the driveway, lid opening facing the street. Guest will return trash/recycling containers to inside the garage after pick up is complete.
MAINTENANCE ISSUES: In the event of equipment malfunction, guest will notify the local house manager immediately. This will expedite repairs. NO refunds made for malfunctions, loss of use of equipment or amenities including pool and hot tub/spa.
MAINTENANCE SERVICES: Pool is serviced once a week (Wednesdays). Please keep pool cage unlocked on spa side. Pool attendant will enter pool without notice from hot tub/spa cage side. Lawn is service is provided and may take place during your stay.
TELEPHONE: At the current time a landline is not available at this property. In case of emergency please use your personal cell phone. Villa address and emergency listings are located in the guestbook.
INTERNET SERVICE: Access is provided by the owner, service is provided by Xfinity (comcast). Any risk associated with wireless use is assumed by the guest. Guest releases owner of all liability associated with the network & password provided by owner. Refunds will not be provided for service disruptions (speeds, outages).
PEST CONTROL: The villa is serviced for pest control. Please report any pest control concerns to local house manager. There is NO refund for the presence of pests, however should the issue arise, it will be dealt with ASAP.
PETS: NO unauthorized pets. There will a fee assessed for unauthorized pets and possible eviction without refund.
SECURITY CAMERAS: There are 4 security cameras on the property that monitor audio/video at all entrances to the villa. All cameras are on the exterior of the villa except for one in the garage.
CODE OF CONDUCT: Guests will conduct themselves in a respectful manner making sure to not disturb surrounding neighbors through lewd behavior, loud noises or unkept surroundings. Fireworks, firearms, and hazardous materials of any kind are NOT permitted on the property or inside the villa.
AUTHORIZED ENTRY OF THE VILLA: Any authorized owner/manager/repair person may enter the villa within normal business hours to repair and care for the property.
POOL/HOT TUB/SPA/CANAL: Guest is responsible for supervising all guests in their party around all bodies of water. Guest is aware of the risks involved with bodies of water and excepts all responsibility. Signage is posted addressing pool rules and canal warnings. Guest relieves owner/manager of all liabilities surrounding bodies of water including but not limited to injury and death. Maximum depth of pool is 5'. Pool is not suitable for diving. NO DIVING PERMITTED.
SUBLEASING is NOT permitted.
LOST ITEMS: Owner/manager is not responsible for lost items. Any found items will be held for 7 days at managers office. Return of lost items are at the renters expense (shipping) plus service fee ($25.00).
INDEMNITY: All guests shall indemnify and hold harmless the owner and manager against any and all claims of personal injury/death, property damage, and loss arising from the use of the property. All guests recognize that any insurance policy held by the owner or manager for this property does NOT cover guests personal property.
SEVERABILITY CLAUSE: If some terms are held to be invalid or unenforceable, the remainder of validity or enforceability of all other provisions still apply.
LEGAL AGREEMENT/CONTRACT: Upon selecting reserve and paying in full, guest agrees to all terms and conditions of this reservation/agreement/house rules. All parties consent to personal jurisdiction in the state of Florida and any action or proceeding seeking to enforce any provision of, or based upon any right arising out of this agreement will be brought against either of the parties in the courts of Lee County, Florida.
