- Coffee bar with two coffee makers, K-cups, French press, pour-over and tea kettle.
- The deck BBQ grill is ready for summer dinners.

BEDROOMS (sleeps 8-10)

- The River's Edge: upstairs king primary suite with river views, a Samsung Frame TV, and an in-room coffee station and glass dry bar. Renovated primary bath with limestone steam shower, heated bench and floors; a jetted soaking tub; Toto bidet; Sonos ceiling speakers.

- The Riverside Retreat: ground-floor king primary suite with no stairs, a good fit for grandparents. It has a Tempur-Pedic mattress and Restoration Hardware furnishings.

- Alpine Room: ensuite queen and double beds with a walk-in closet, a favorite with kids.

- Media Room: a queen Murphy bed with a 75" OLED screen, 5 theater recliners and shelves of board games.

The bedding includes Parachute natural-fiber cotton, and we clean with natural products.

Gym Access *Shared Space ONLY (seasonal availability). This amenity is not part of VRBO listing: Detached 500 sq ft gym/studio, located across the property, equipped with Concept2 RowErg, TRX Suspension Trainer, weights/rack bars, ab coaster, leg press, resistance bands/balls with yoga space to maintain your fitness routine. Designated hours of use due to shared work studio space w/family members.

- The driveway entry is shared with a detached studio located across the 3-acre lot used for niece's quiet creative work & periodic property support. Beyond the entry point, the driveway & home are private for guest use.
- We require a Rental Agreement and Damage Deposit Hold (not a charge) for software-connected hosts like us via OwnerRez (a Preferred+ Partner of VRBO).
- A link to the Rental Agreement will be sent via messaging after booking. The Damage Deposit Hold will be processed as a Hold Authorization 48-72 hrs prior to arrival. A valid photo ID/Passport is required as part of the agreement.
- There are motion activated front & rear entrance/deck access & garage door temp camera-sensor.
