Living Room:
Settle in from the moment you arrive. The front living room is designed for relaxing with oversized seating, an indoor fireplace perfect for cool Arizona evenings, and a picture window that frames the neighborhood's iconic tree-lined streets.

Kitchen:
A fully equipped gourmet kitchen stocked with everything from your morning coffee setup to dinner party essentials. Pots, pans, blender, toaster, baking dishes, Tupperware, wine glasses, salad bowls, dish towels, and utensils — all included. Just show up and cook (if you choose to).

Bedrooms:
Four spacious bedrooms with plush mattresses and hotel-quality bedding you'll want to take home. Three queens, one king master suite, plus a queen sleeper sofa. Sleeps up to 10.

Bathrooms:
Two full bathrooms stocked with fluffy towels, hair dryer, eco-friendly bath products, shampoo, conditioner, body wash, and soap.

Backyard:
The heart of the home. Private pool with optional heating, hot tub, outdoor BBQ grill, dining area, conversation seating, pool loungers, and pool towels provided. Designed for long evenings, good food, and better company.

Laundry Room:
Full-size washer and dryer with laundry detergent, iron, and ironing board included.

HOUSE RULES & IMPORTANT INFORMATION
Please take a moment to read through the following before booking. We want your stay to be enjoyable and stress-free for everyone.

🎉 NO PARTIES OR EVENTS
State law strictly prohibits parties or events at this property. This is a residential neighborhood, and we kindly ask all guests to be respectful of our neighbors. Quiet hours are observed from 10:00 PM to 7:00 AM.

The home is equipped with Noise Aware, a noise monitoring device, which measures decibel levels only- it does not record audio or video. We will be notified if noise exceeds acceptable limits. Please be aware that violating local noise ordinances carries an initial fine of $2,000.

📷 SECURITY CAMERAS
For the safety of guests and the property, we have one security camera at the front door, one by the pool to monitor pool equipment, and one by the garage. There are no cameras inside the home.

✅ RENTAL AGREEMENT and GOVERNMENT ID – REQUIRED
This property requires a rental agreement and a government-issued ID within 24 hours of booking. Property access will not be provided without successful completion.

As part of verification, guests will be asked to:
• Submit a valid government-issued ID
• Sign a Rental Agreement and Pre-arrival Form
The ID must match the primary guest's name on the reservation.

⚠️ CANCELLATION POLICY RELATED TO VERIFICATION
If you choose not to complete verification, please cancel your reservation yourself within 24 hours of booking to receive a full refund (if eligible under the cancellation policy).
Refunds will not be issued for cancellations resulting from a refusal, delay, or failure to complete verification after that window. We are unable to cancel reservations on behalf of guests who do not complete this step.

ADDITIONAL HOUSE RULES:
NO SMOKING of any kind anywhere on property! No cigarettes, cannabis, vape, cigars.
No pets without prior approval, including service animals. We do allow one dog with a $200 non-refundable pet fee.
No cats allowed due to guest allergies.
No guests that are not on the reservation or otherwise approved.
Pool heating available for an additional $125/day heated up to 83F, 72-hour advance notice required. Spa heating is FREE
Service fees are non-refundable in the event of a cancellation.

SERVICE PROVIDERS:
We’re committed to keeping each PHX Stays home in pristine condition so you can fully relax during your stay. From time to time, our trusted service providers (landscapers, pest control, etc.) may stop by to care for the property. These visits are scheduled carefully to minimize disruption, and they help ensure that everything stays beautiful and well-maintained for you and future guests.

COMPLIMENTARY ITEMS:
When you stay in any of PHX Stays properties, you'll always be stocked with the luxury amenities to help you feel right at home! We provide high-speed Wi-Fi, smart TV's, fully stocked kitchens, complimentary coffee & tea, toiletries, luggage racks, and freshly laundered linens and towels. You'll also find a starter pack of toilet paper, paper towels, garbage bags, dish soap, dish pods, and laundry detergent.
