Welcome to The Downs House on Kentucky Lake, waterfront, private dock!

It’s a 3 bedroom with 2 1/2 bathroom home in Waverly TN that sleeps up to 12. The property slopes down to the water leading you to a private dock with kayaks, and paddle boards, which also has a private shared boat ramp.
The Downs house is furnished with all the amenities: full kitchen with all cookware and utensils, gas grill and propane, washer and dryer, fresh towels and linens, board games, dart board, ping pong table, pool table, corn hole, wifi, smart TV, and Netflix, bluetooth speakers. We also provide toilet paper, paper towels, dish & washing detergent & laundry detergent.
The nearest marina is Leatherwood a 20 minute boat ride to Paris Landing. The house is located an hour from Clarksville, and less than two hours to Nashville TN.
The Downs House is created for you to leave the fast paced life style behind, relax and truly unplug.

It's beautiful there on the lake. The house is in wonderful shape, with lots of things to do. There's a pool and ping pong table, arcade games, and a tasteful selection of vinyl records and record player. Our family truly enjoyed our stay. If you have a car with a low road clearance, be mindful that the road can be interesting in spots, especially if there's a been a healthy rain

A Barkley Family Christmas

We had an amazing stay at the lake house! Not only do they keep a beautifully clean home they provide it with everything that you would ever want.Not only are there five beds, but there is also a queen sofa sleeper downstairs in the living room. There is so many more activities than just the ones that they have listed and kept our family more than enough preoccupied. This home is not only good for summer, but was the perfect getaway for a winters break.

Anniversary trip

This was a great place to rest relax enjoy the lake and all the surrounding beauty. We best did quite a few of the small local towns found some great antique shops and just enjoyed our time there. Thou some property were much nicer than we expected. the owners were also very prompt and communication, we would recommend this placeto anybody looking to get away from the daily hustle and bustle

Wonderful Home on Water

Denise is a great host. Quick and responsive communication. The home has everything you could possibly need. Kitchen is a dream. Stocked with anything you need. So many items available for entertainment you will never be bored. Water is tranquil and beautiful to sit and enjoy. Highly recommend this home.

Lake House

Beautiful property with many amenities in remote area. Home was very comfortable and had all necessities. Host was a pleasure to deal with. Highly recommended.

A great place to get away from it all

The home was exactly as advertised. It was quiet, clean, had plenty of things to keep you entertained from kayaks and canoes to video games and board games. It was a wonderful place to get away from everyday life and enjoy the people around you. I would recommend the home to anyone and I plan on returning!

Mixed review!

8 out of 10 mixed review as place needed some general maintenance. Some previous reviews had mentioned a few things but wanted to give benefit of the doubt that they were old reviews. However windows still had some growth and cracks. Toilet tissue holder ripped off wall in 2 of the 3 bathrooms and downstairs toilet didnt work at all. Let host know and communication was slow to respond. She asked for a video of it but that was all. Also Ceiling fan in master would not work unless light was on but there was a stand up fan as backup.. Now to the positives. Those things did not hinder our time spent there. The home had the most perfect views and access to boat dock was easy. It was plenty of room and kitchen was set up with everything needed to prepare for any meal. Any board game ive ever played was there for entertainment, plus ping pong table and pool table were lots of fun (but it did need more than one working pool stick) the home was clean and the decks are amazing. We had a relaxing time fishing, watching movies, playing games or just doing nothing.

Beautiful Spot for a Relaxing, Fun Weekend

I rented this property for my friend's bachelorette/reunion weekend. We had the best time. The location is beautiful and the property really leans into it with plenty of outdoor seating and a really nice dock. The house itself is spacious and nicely decorated. The beds and couches are comfortable and the kitchen is stocked with anything you could need. The host was so nice and responded quickly. I've already told a ton of people about this place and I look forward to renting again in the future!

Lake fun

We had a relaxing stay on Kentucky Lake. House was spacious clean and comfortable with lots to do-kayaks, pool and ping pong. Great family fun!

Short getaway

The place was beautiful and the owner was awesome. Very helpful with everything. I think she needs to get new cleaning people but that wasn't the owners fault. We did have a wonderful time with my family. Went out on the lake on a pontoon boat and went tubing.

Great place for a weekend getaway

Every summer about 8-10 high school friends get together for a fun weekend. We have stayed at a variety of places in the past but decided we wanted lake access this summer. This house was Fantastic! It had everything we needed and wanted. Very clean and super easy communication with the owners. The boat dock was easy to access and we tootled around on the kayaks that were at the house. We used all the appliances as we cooked for every meal and the big gas stove with 6 burners was super convenient in getting everything prepared quickly. There was a pool table, ping pong table and darts which we played several times. This is a great place for larger groups or families with kids looking for a getaway. We will definitely stay here again!

Family time!

We had an absolutely terrific stay! There were 10 of us and Denise has thought of everything! Very remote, but for us that was exactly what we wanted! We would 100% stay here again! Thank you so much Denise! We had a wonderful time!

Great Trip!

This property is tucked back in a bit of a remote location, but it was so nice. There is no cell service, only wifi that your phone can run on. The home was a great place for our family to escape to. We had 8 adults and 5 kids (ages 2-7) with us. The dock was a great set up for us to relax. There is a nice set of stairs that lead you from the house down to the dock. We were thankful that there were stairs and not just a slope we had to climb to get up and down. If you do bring your own boat, the boat ramp that is next to the property is very narrow and very steep. We did not have any issues with getting the boat in and out, but you will need someone to direct whoever is driving the vehicle. The kitchen was large and the dining room table fit our whole group. It was nice that there was a blackstone that we could use with propane provided. The master suite is BEAUTIFUL. The kids loved the bath tub. The game room is a lot of fun, we had a ping pong tournament that helped pass the rainy time. We did see some cob webs on the lights above the island in the kitchen and many dead bugs behind the couch. This property is very nice, there are just some areas that need to be cleaned a little bit more. The host was AMAZING and kept in contact with us and answered whenever we had any questions. We needed two pack and plays and she was able to bring one over from a different property. The blackstone ran out of propane and they delivered us full propane tanks which was appreciated.

Lake House

Great home plenty of room for a extended family vacation. Family had lots of fun and laughs at our nightly pingpong competition. Very nice dock for just sitting and enjoying the view or fishing. Nephew cooked up some delicious meals on the Blackstone grill. Thank you Denise

Peaceful, lots of amenities

We so enjoyed the house and all it had to offer, pool, ping pong, darts, kayaks, dock for our boat, boat ramp on premise… nothing left to be desired. Worth noting the only connectivity is wifi, so for directions in, best to download just in case. This spot is very remote and peaceful. Pack all your groceries as nearest store is 40 minutes. About 35 minute boat ride north to Fat Daddy’s. Also to the south, only about 15 minute boat ride to a sandy beach with bar and restaurant. This host is so pleasant and thoughtful. Interior of the home is very clean and well thought.
