The Space:
AMAZING RIVER VIEWS! We are located on the year round Fresno River. You have a private hillside location in a very sturdy 5th wheel. You will have all of the amenities of any home, including full size residential fridge, excellent WiFi, air conditioning and heat as well as a comfortable king size bed and double sinks in the bathroom. Glamping doesn’t even cover how nice this RV is! You also have your own private patio airy hot tub, table and chairs We provide starter coffee and tea for your stay.

Guest Access:
*This listing is based on double occupancy, meaning there is a fee for each guest beyond 2 people. Day visitors are not allowed so every person on the property (including infants and children) at any time, must be on your reservation. Maximum guest occupancy is 2.
*Please do not try to open locked doors or wonder into patios belonging to other units in the property.
* Early checkin and Late check out must be a arranged in advance and will come with a charge. The Housekeeping company pays their staff by the hour, whether they are cleaning or waiting for guests to leave. In general they charge a fee of $25 per hour to alter the check in or check out time
*We do not alter our cancellation policy for instances of snow, rain, smoke from fires and closures to the national park.

The Neighborhood:
We are very close to public access to the Fresno River. We are a few minutes from a gas station with convenience store and the golf course is just down the street. We have a guest book in the RV for you with local suggestions of things to do and places to eat.

Getting Around:
You will need a car.

Note: At times Yosemite National Park requires reservations, see the official website for details, if you fail to get them you can take the YARTS bus or another tour into the park without reservations.

Other Things to Note:
This RV overlooks the river and while the river is beautiful to look at and listen to, the hill is steep and we have directions to the nearby public access in the RV for you. Please do not try to climb down the mountain to the river.

Charcoal for the BBQ is not provided. While we try to keep salt, pepper and oil stocked for your convenience it is not guaranteed.

The thermostat is set to allow you to set it to a minimum and maximum temperature. Should you need to exceed these temperature limits there are additional fees.

Please note: some roads from the East, such as Tioga Pass and Glacier Point are seasonal and are closed October through June.

PLEASE NOTE: Hot Tub is available for use 24/7 but please know that the hot tub servicer will stop by at some point, during daytime hours, to service the hot tub. We do also have other service providers (Gardner, pest control etc) that may be outside on he property during daytime hours, from time to time.

You will receive a fee request after booking to cover housekeeping expense. The housekeeping company charges $50 on checkouts on any of the previously mentioned holidays

PLEASE NOTE: We do not alter our cancellation policy for instances of rain, snow, smoke from fires, failure to get reservations to the National Park or closures to the national park. Please purchase your travel insurance accordingly.

Lost and Found: All lost and found items will be kept for up to 7 days. Shipping cost and staff time to mail it back will be charged to the guest. The minimum fees to ship an item start at $50 and goes up depending on shipping cost.

Interaction with Guests:
We live on the lower part of the property and can be available if needed.
