Our family had a wonderful stay at Beach & King. The house had plenty of room for our group of 10. It was clean & comfortable, it was well stocked and had fun and interesting decor. The location was great - easy walk to beach and town. We loved sitting on the large front porch. Tim met us at the house to show us around and was very helpful and responsive when we had questions. Would recommend it and hope to get back there soon.

This is the best Rockport rental we have ever had for our family. We were a party of 11, and we had more than enough room to be together when we wanted to be and separate when we wanted to be, too. The house had everything we could have hoped for, including lots of puzzles, games, spices, and beach equipment. My husband and I spent a lot of time sitting on the porch with our grown children and watching our teenage grandchildren come and go from the beach and the downtown shops. It was a perfect spot!

This was hands down the best experience we have ever had with a short term rental! Tim was a fantastic host and the communication was super! This home was absolutely stunning - a beautiful, large, 1850s house, exquisitely maintained and appointed with fabulous art throughout. The home is in a perfect location across from the beach and walkable to everything you might want to do in downtown Rockport. The hosts have thought of everything - if you like to cook there is a well equipped kitchen, washer and dryer, gas grill, beach chairs and umbrella, and a front porch designed for sitting in rockers and watching the ocean and town. Our extended family of 12 was very comfortable and everyone thoroughly enjoyed themselves! We were all very sad when it came time to leave - we all wished we could stay there forever! Wish we could give this more than 5 stars!

Every several years, my five siblings and I, with their spouses, get together for a "sibling reunion" in various parts of the country. This is the best one we ever had. Even though we grew up in Massachusetts many decades ago, most of us (including me) had never been to Rockport. The town was a wonderful surprise, and it was made even better by our stay at "Beach & King," which was fabulous! The house is perfectly situated, with several rooms and a lovely porch facing directly toward the ocean. It was plenty large enough for all of us to have very lovely and comfortable rooms. Tim, the owner who is an accomplished artist and former owner (with his wife) of a Rockport gallery, has filled the house with an eclectic and beautiful collection of local artwork. The house is beautiful, spacious, quiet and very relaxing. Throughout the entire process, from when I first inquired about the house until we left it after a full week's stay, Tim was always available to respond to our questions and concerns. We had an absolutely perfect stay in a gorgeous house that is centrally located in a wonderful town. All twelve of us felt that this was the best reunion in the best VRBO home we have ever rented.

Great Stay in Rockport

We loved 2 King st. One of the best appointed rentals we have stayed at and everyone enjoyed the décor & interesting art. Fantastic location close to beach & shopping. Parking was easy and the hosts kindly saved us an additional spot. Would definitely stay again.

Great vacation home in Rockport!

There was plenty of space for our family of 12. House was clean and comfortable. Location was great; it took only a few minutes to walk to the beach. It was an easy walk to the shops and restaurants in town. We would stay there again!

We had an amazing stay at this house! It was spacious, comfortable, and perfect for our big family. The location was ideal—close to town but still peaceful, with beautiful views all around. We especially loved spending time on the porch, which became our favorite spot to relax and enjoy the scenery. The host was incredibly helpful and made everything so easy for us. We’d love to come back again!

Great Family Celebration

Great House Near Beaches and Town

Beautiful historic 200+ year old cry home. All of Rockport is walkable. Had plenty of bedrooms for Grandparents, parents and kids.

Best place in Rockport

My Wife and I stayed here with our 3 adult Children and their SO's. There was plenty of common space, a great kitchen, private bathrooms for each room and a stunning view of the beach and ocean from the porch and 2 of the bedrooms. It was easy to walk to town for shopping and food. Everyone had a great time.

YOU MUST RENT THIS PLACE

This was an amazing place!! The location was spectacular! We walked into the home and the atmosphere was so charming and inviting. We all had plenty of space. Perfect for a larger group of people and they were wonderful hosts!! We had such a memorable time here!!

Wonderful Vacation

Lovely Home, beautifully cared for with plenty of space for our multi generational crew. The location can't be beat. We all especially enjoyed hanging out on the front porch and being able too walk across the street to the beach. Tim was really helpful and a great host.

Great Vacation

The entire family, comprising eight adults and two children, thoroughly enjoyed the property. The front beach, conveniently located across the street, offers a serene and picturesque setting. Tim, the host, promptly responded to any questions we had via text, ensuring a smooth and hassle-free rental experience. We are already planning to rent the property annually.

Beach & King is a beautiful and comfortable home, with very interesting and quirky art. Always something new and fun to see in every room. The kitchen is very workable and fully and generously stocked. The location could not be better, with views of the beach and, from my bedroom, stunning sunrises. It’s a nice and easy walk to shops and galleries and restaurants. Communication with Tim the owner was always easy and quick. My family and I had a wonderful and relaxing long weekend and highly recommend.

Family Gathering

Our Stay at Beach and King Beach House was by far our favorite stay after 20 consecutive years of family gatherings at other locations in the Rockport/ Gloucester area. The location could not be better. The house is beautiful and spacious with plenty of room for our family to cook and eat together and to spread out and do our own thing if we wanted. Bedrooms are large and very well appointed. Our host Tim was very friendly and responsive with excellent communication. We absolutely loved every minute of our stay! We highly recommend Beach and King.

Our family group of 11, ages 15-84, spent a week in this house and loved it! From the spacious living areas to the four homey, comfortable bedrooms with attached bathrooms, to the large porch with a great view of the ocean and neighborhood, it was perfect for us. The three youngest in the family enjoyed having individual sleeping areas. The kitchen is well equipped and stocked with essentials, including a large refrigerator and plenty of ice. Bearskin Neck is a quick walk with good food options and fun shopping. A lovely small park is less than a block away. I was hesitant to book this place because it wasn’t the typical rental we choose (not so modern or “sleek”) but that’s what makes it so special. We discovered new objects of decor every day. :) So charming! At the beginning of our stay, we enjoyed the fireplace, but by the end of the week we used the effective window AC units. No problems, no complaints. We highly recommend Beach and King!

Beautiful Rockport Home, Epic Location

We stayed at the Beach & King in early October, for a long weekend to bring family together to celebrate our daughter's birthday. The entire experience was lovely - from the warm and thorough greeting by Tim, the host/owner and his wife, to the comfortable beds, ample living spaces for spending time together, spacious and well-appointed kitchen, fun artwork throughout the home, and views and sounds of the waves from Front Beach across the street. Admittedly, the front porch with beautiful ocean/beach views was everyone's favorite. Location is fantastic, a short walk from the historic and commercial area at Bearskin Neck, but far enough that it is peaceful and quiet and allowed us to appreciate the ocean sounds. Perfect Rockport getaway!

I've been renting thru VRBO for over 18 years. This place ranks ay the top. Location can't be beat. Steps to the beach . short walk to Bearskin Neck with shopping, galleries and restaurants.House was plenty large for 10 of us. Kitchen was a dream, everything you would need.A word about our host, Tim. He was there at check in to explain everything. He was very attentive. I had 2 minor hiccups that he took care of immediately.Family liked rental so much, I have already booked for next year

Whiimsical Artistic House

This house is located in such a great area of Rockport. It’s close to the beach and the train station. Our family’s home was less than a mile from this house which made it very convenient to visit them. This VRBO house has the best display of different artists in the area. It should be declared an art museum.There is a bathroom for every bedroom. The owner greeted us and gave a great tour of the house and left a great book with ideas for touring, restaurant ideas and indicated free wifi password. It was one of the best homes I’ve ever stayed in with VRBO. A must stay in Rockport.

Super location

This property was amazing! Our yearly family vacation could not have been better! Tim was there to greet us when we arrived and helped us with parking, which was no problem at all and gave us a quick tour of the home, which is absolutely beautiful. We were 8 adults and 4 children and there was more than enough room to accommodate us all. We enjoyed the beach every day and walked downtown quite a few times to the many interesting shops. A few of us were obsessed with hunting for sea glass, which was in abundance 😊. We would definitely love to stay here again! Thanks Tim for having us 🙏

What a great place!

This house is absolutely beautiful! Beach views from so many windows - perfect for a restful/blustery day when we weren’t out exploring or sitting on the porch. Plenty of gathering spaces for our multi-generational family, as well as en-suite bathrooms (most bedrooms). Loved the location - easy 5 minute walk to the village & a small beach just across the street. Visiting Salem was a fun day for the kids. Seaport Grille in Gloucester deserves a mention for a tasty meal. Also made several short trips to the Dairy Maid for ice cream. We had a wonderful week… left reluctantly, but with very special memories of our time in Rockport.

Great time

We had 4 generations staying at this beautiful house. Plenty of space and location is perfect! Tim was great answering any questions we had and any issues that arose. The bedrooms on the second floor were great and the bedroom on the 3rd floor is good but no bathroom so be aware. The bedroom off the kitchen was cute but had a musty smell to it so we didn’t use that one but there were plenty of spaces to sleep. The location is PERFECT. So close to the beach and beautiful view from the porch. I definitely recommend it!

Thanks for the review, Maria. We are so happy you enjoyed the Beach & King. After reading your review, the cleaning crew, Tim and I went into the sun room to see what the problem could be. Although we could not find a musty smell, we deeply cleaned the room, per our deep clean routine, and changed out the air conditioner in case that was a problem.
