The Cozy Coffee House was thoughtfully designed for coffee lovers and anyone looking for a warm, relaxing place to stay while visiting Broken Arrow and the Tulsa area and features:
3 bedrooms
1.5 bathrooms

We are local and will be available via text or phone calls throughout your stay in case you need anything. We look forward to hosting you!

The neighborhood is a safe, family-friendly community in the heart of Broken Arrow.

Up to four cars may be parked in the driveway. No overnight street parking is allowed.

No smoking or vaping on the property.

The house is so cute! Very clean and quiet. And the coffee bar is AMAZING!! It's in a safe neighborhood and very easy to get around Tulsa and Broken Arrow. We had a wonderful stay!

Comfortable home

The host provided timely instructions for check in and check out. The property was clean and had all of the amenities indicated in the description. The location was perfectly nestled in a neighborhood with quick and easy access to shopping and restaurants. Even though we didn't require it, we loved the option to bring out dog along.

Cute place.

We really enjoyed staying here! The property manager was great and accomodating, the coffee bar was a huge hit as well as tge backyard. The beds are comfy and it was a perfect fit for our family! Thank you so much, we would definitely recommend this home to anyone looking for a quiet place to stay thats conveniently located close to anything you may need.

Just was not supportive of 6 people. Less seating in the living room than shown made for no seating for part of our group. As well as at the kitchen table. Photos made it appear as if there were two separate bathrooms when there really wasn’t. Cleaners might check grill as it was not clean but a really nice addition. Bathroom fan and shower desperately need some work. Excellent beds and bedding. Everyone slept well and enjoyed the use of this space.

Unfortunately the guest that stayed in the property broke the small couch pictured in the photos. We are in the process of replacing the couch with two small chairs to accommodate more seating but also open up the room a bit to give more space. The photos of the bathroom show that the full and half baths are separate but connected by a sliding pocket door. This allows the master bedroom to have access to a private toilet and sink while also having connected access to the tub/shower.

We enjoyed our stay and the place worked well for our group of five adults. It was close to family we were visiting, it was cute and clean and they accommodated our pet. And the beds were very comfortable! A few things I would like to point out to future renters: there is only one shower/tub combo and two toilets. The listing is accurate but I must have forgotten to filter number of bathrooms when doing my search so I thought there were two. Also we had an elderly woman with mobility issues with us and being an older home, there are cracks in the driveway, a step up onto the porch, and a step into the house that were tripping hazards for her. The host was friendly, the coffee bar was great for the coffee drinkers, overall I would recommend.

The Hosts were very accommodating and had excellent communication all though the stay. The location was a short 10 minute drive to my conference which was very convenient. I really enjoyed the stay. It was also a short distance to the Rose District.

I stay in VRBO properties frequently and this is the first bad experience I’ve ever had. Pet owners beware, this house isn’t pet friendly. The listing is very misleading and hidden that you need to disclose your pets before arrival. I was charged 500 dollars for not disclosing my dog and there due to minimal dog hair and some mud left. You know, standard things for a pet friendly house. The listing also claims that the back yard is enclosed. There are multiple holes in the fence and we could not leave our dog unsupervised in the back yard because she could easily get out.There’s a reason there arnt any exterior photos posted on the listing. House is pretty run down and not in the best shape on the exterior. The rest of the neighborhood isn’t much better. The interior of the house is updated and nice and they do have nice appliances. The furniture is dated and very uncomfortable. I will look elsewhere to stay in my future trips to broken arrow.

Thank you for your feedback. We’re sorry your stay did not meet your expectations. To clarify for future guests, our property is pet-friendly, but as clearly stated in the listing and house rules, all pets must be disclosed and pre-approved prior to arrival and are subject to a $60 per pet fee. Unfortunately, no pets were disclosed or registered before check-in. Following your stay, our cleaning team documented extensive pet hair on two beds, significant mud throughout the home, and blood-stained towels and linens that could not be restored. As a result, we incurred additional cleaning costs and had to replace multiple bedding items and towels. The additional charge was based on these documented damages and extra cleaning, not simply because a dog was present. Regarding the backyard, it is fenced, but we appreciate your comments and will inspect the areas you mentioned to ensure everything is in good condition. We strive to provide a clean, comfortable home and to apply our policies consistently and fairly to every guest. We wish you all the best in your future travels.
