With over 4,400 sq. ft. of open concept living and recreation space, 4 bedrooms and 3 bathrooms, this expansive two story home has five queen beds, two futon beds and five extra storable beds (12 beds total) accommodating up to 15 guests*

☞ Primary renter must be 25+yo and be personally resident at the property throughout the rental period.
☞ * Maximum 10 adult guests (recommended) / 15 guests total. Guests exceeding 10 total must be disclosed and are subject to an additional surcharge (infants Unauthorized events or people at the property are strictly prohibited and would qualify as cause for rental termination and loss of of Security Deposit and occupancy rights without refund or compensation. Respectful celebrations among registered guests are fine, but no disruptive gatherings of any size are allowed at any time

** POOL & HOT TUB
Hot Tub/Spa: Up to 3 hrs per day can be scheduled with the Host for $5/hr.
Pool Heating: The pool can be heated* in cooler months to for a fee of $50/day. [*Note: may not be viable during colder winter months].
☞ The pool and hot tub are automated & operated remotely by the Host.


HEATING/COOLING
The house has separate main floor and 2nd floor HVAC systems. Guests have control over the house heating and cooling between ~72°F / ~22°C and ~78°F / ~26°C. The AC systems will not operate if the patio/balcony sliders or doors are left open for an extended period.

PETS
Furry family members are welcome with an additional 'furcharge' of $100 per pet per stay (up to 4 pets). There is a fenced dog run accessible from the pool deck for pet potty and security. Pets must be leashed at all times when outside the house.

DAMAGE PROTECTION INSURANCE POLICY
$10,000 coverage / $0 deductible
Your rental will include a $10,000 / $0 deductible damage and loss protection policy protecting you, your guests and the Host from damage to the house and its contents during your stay, including your own property and belongings, for $10/day netted from the refundable security deposit.

SECURITY DEPOSIT
A refundable Security Deposit of $500 is required to book this property.
The security deposit is due and payable at least thirty (30) days prior to the arrival date (or immediately if booking is less than 30 days away), and will be held in trust until fifteen (15) days after departure to cover any applicable fees or loss or damage to the house or property or its amenities or contents caused by you or your guests beyond reasonable and normal wear and tear and supplemental to covered losses.
